Thought we should get the new thread ready!
Our front door is in. Long story but it arrived damaged 😫 it's in and lovely but it's going to be replaced!
Our fencing has started today, the short ones are new, the others are getting ripped out

Still no builder firmed up here... Still having panics about how it all works...who does what when etc...
But know got to get on with it really.
So going to email the one builder who has been round and done quote to come back for a detailed meeting.
Has anyone built first and then laid floor and fitted kitchen later? Or would you recommend doing it all in one go?
And does floor go down before kitchen?

One more question... Tiles in kitchen, how did you decide how high you needed to tile?
Does anyone have the stand up thing at back of work top and then no tiles?

A good floor would go down before kitchen. If you don’t put the kitchen in right away when would you do it? And where are you cooking in the meantime?

We had units above where we needed to tile so just filled the space. I think you need a decent height above cookers/sinks but elsewhere it’s less important.

We haven't got wall units so we just said to the tiler to do rows of four and we'll decide if we need to go higher
Our kitchen went in first and our flooring went down last

Thanks 4yearsnosleep. Did that include VAT? We have a quote of c £46k + £9k VAT (includes kitchen fitting/not supply; nothing on floor and no tiling) and we are doing fairly bog standard patio doors. We thought it was quite expensive.....?!

Threesocks I like that your builder is realistic about timescales. Most do the standard 12/16 weeks for single/double storey which can be totally unrealistic.

Dust, I love your bathroom.
It is hard living with the dust and the misplaced items. I have 6 boxes in my living room at the moment, the washing machine keeps moving in and out of the utility room when trades come/go, ceilings are down with wires hanging etc.
One of the reasons I couldn't move out is that I need to check things in the evenings.

jelly My kitchen is in, flooring is coming later and then kitchen will be finished with the plinths put on top as they're plant on ones.

I'm only having tiles behind the hob and a wooden upstand. This was only to save money, we'll see how the paint holds up in the kitchen and it can always be tiled all the way around. I'd tile up the the bottom of the extractor fan and to the top cabinets normally. Although there's a trend to do tiling to ceiling if you don't have any top cabinets.

Not sure what's going on today, only our site manager turned up. The poor guy won't be able to do much on his own. It seems like the bad weather just put off the regular workers...
We have other trades here getting on with setting up the sprinkler and the ufh system which should work later in the week downstairs. That'd be pretty great as we'll have to move over to the new bit in a couple of weeks. (Which husband thinks the two of us will manage over a weekend that includes one of our children's Bday parties.... mwhahaa)

Luckily for us, our builder does some clever accounting and isn't VAT registered. We pay for all the materials up front and the trades directly. It's also working out well because we pay directly, he doesn't charge a mark up, we pay at cost. I was wary of a non VAT builder, but he's been used by 4 people we know and has been in business 25 years, so hopefully we'll be safe! Our kitchen fitting alone is £2k. Even though we got an estimate of work beforehand, the actual quotes were a lot higher than expected. Things like steel costs have a big impact.

We're just waiting for ours to start now. We do have a big metal shed to build and then a huge conservatory to put on eBay, but other than that we're all set, hoping to start early July.

Our shell is predicted to be 8 weeks, but with electrics, plumbing, plastering, screed drying etc we're realistically looking at 6 months for it to be totally finished

I did buy a pretty kettle yesterday that'll be packed away until the new kitchen is up in November ish!Grin

I worked out with a 1st July start date we would be completely finished the 17th December, but that's providing that there's no delays with groundwork's and the plumber and electrician can do the first fix when needed as otherwise it'll delay the plastered and the dreaded screed which is the main delay. We've been told a day per mm to dry which is 70 days but the kitchen fitter and flooring guy won't do anything until it's completely dry, which is the main reason it's going to take so long.

I am desperately in need of new pots but I don't want to ruin them during the extension so they and new utensils are on my Amazon wish list for when the kitchen is complete:)

redjelly we have ups stands and no tiling. (Photos aren't great in the dark!) We used Dulux easy care paint and it's really easy to keep clean. Also our flooring went down after the kitchen. There isn't a right or wrong way. We have moduleo which was easy to lay afterwards, you can take it out or replace strips without having to take out cabinets. It's laid under the kickboards, not up to.

Latest kitchen picture, the island has its hob and worktop, although it is still to be sanded and oiled. But you get the basic idea.

Thank you! Worktop is solid walnut. It is gorgeous and definitely a bit of a statement. I’m really happy with it though.

I was wondering how whisky was too. Hope she is out there somewhere!
