Unsurprisingly we have lost our newbuild purchase and with our house back on the market we are in exactly the position we were in last April, but a few thousand pounds poorer. Still we have had a couple of viewings so onwards and upwards.

I don't suppose their will be much viewing activity this week with all the snow forecast!

Feedback here and another potential viewing. Apparently the viewer is considering an offer. We've put in an offer for asking price on the one we want today but chances of acceptance would increase if we could say ours is under offer.
I'm tempted to say yes to any offer above my mortgage costs just to get on, DH is up for rejecting anything below ideal! Sad

We've got 10 viewers booked in for Saturday so really hoping that they aren't just booking in for a nosy. Annoyingly this week has seen houses near us reducing down by 10k (although they've been on for 3 months) so hoping people have already dismissed those...

Still to do here, leave all available keys for old house AT old house, remove staging items (mainly pictures/succulents) from old house, ring mortgage company on BTL mortgage that we are paying off (YAY) to tell them this is happening.

10 viewings, Justanother - that's amazing! The odds are definitely in your favour.

Slow progress here. I bumped into the agent who is selling the house we want to buy last night (I know him a bit, professionally) and he told me that the vendor's health has gone dramatically downhill and they have suspended all viewings etc at the moment. Sad news as he is a really nice old bloke but, from a purely selfish POV it's good for us I guess. We've got a viewing booked for Friday afternoon - somebody who lives in our village (so presumably knows the street and won't be put off by other people's crap parking etc) but isn't yet on the market. Still, if we're playing the long game, it could work out I suppose.

As for us, we're still just sat waiting for exchange. I've sent our solicitor an e-mail this morning to try and get a better picture of where we are at and reiterate we want to have physically moved by the end of March. Wonder if he'll reply....

Nothing is happening here. No viewings for the last week, feedback on the last two was that they’d consider what they’d offer but so far that’s nada.
Agent is back on Fri to take better photos and when he’s here I’ll be telling him we’re going dual agent as frankly, a handful of viewings in six weeks and no offers is not what he led us to expect at all. We’ve already reduced to £5k under what he advised us to market at and will be reducing by a further £2.5k on Friday.

Just hoping they turn up and at least one of them love it. And my DH comes round to my way of thinking that as long as we get a good enough offer from someone who can proceed, that's better then hanging on for the top valuation but losing the house we want.
Getting a bit paranoid as we back onto a railway line but the Rightmove location drop shows us around the corner.

Yes, an open house/block booking event. We've a toddler and baby so figured one huge tidy/clean initially is the way to go.

Have just confirmed tomorrow's viewing with the agent and they told me that neither of the people we normally deal with are available so they're sending someone else to do the viewing. This lady has never set foot in my house. They tried to tell me that this was perfectly normal but I'm a bit pissed off. As it's my day off, I'm quite tempted to say I'll do it myself instead. What do you think?

Chick I would absolutely do your own viewing. My experience so far with viewings is that each time my agent has sent out an apprentice and the last one didn’t even bother to read the particulars before he viewing (she told me this when I was on my way out! Unbelievable.)

Well, it has snowed and snowed all day here and the kids and I will be at home for a Snow Day 3 so if the viewers still want to come, we'll show them around. Annoyed with our agent now - yours sounds even worse though, sausage!

Aggggahhhhh! I finally heard back from my solicitor this morning (he's been on a course apparently) and the housing association STILL haven't sent replies to our buyers enquiries, despite the fact that I was told by the housing association 9 days ago that 'they are being written now'. I have totally lost all patience with them and said I want replies e-mailed over to my solicitor today or I'm making an official complaint on Monday. I'm so frustrated I could cry. I just want this done. I want to be in our new house. Everyone in the fucking chain just wants to be in their new house. And everyone is waiting on the housing association sending these fucking replies. I'm so fed up of the housing associations constant incompetence at doing everything.

Sausagedogs how did your new photos today go?

Just heard from our estate agent and 4 people have cancelled due to the weather so we're having to push it back a week.
Ended up having 13 booked in so hoping at least a couple might ask to view it tomorrow anyway.

Viewing went really well. Glad I did it myself - I think I'll do as many viewings as I can now as I hate waiting for feedback from the agent and you can get such a good feel from people yourself. They told me that they 'love' the house and we're going around saying things like 'Ooh, James, this can be your office'. They said they'll speak with the agent on Monday. Sadly, they're not proceedable and need to sell their own house. Still, nice to hear positive things for a change.

Very envious of your 13 viewings, Justanother. Have you got enough parking for all these people to come at once? Would be impossible here.

It's 13 appointments over 2 hours (10 min booking) and we're on a very quiet street so luckily plenty of parking :)

How did your open day go Justanothernameonthepage? Did most people turn up despite the weather?

Glad the viewing went well Chickoletta.

Well on Friday I spent about an hour trying to get through to the housing association shared ownership re-sales team. No reply to my e-mail. No answer at any of their 3 direct contact numbers. The main contact centre put me through to the wrong department. And the 'online chat' service told me to e-mail them (which I'd already done). Which is basically how every attempt to contact them goes - you just go round and round in circles and never speak to anyone that can help. So I finally snapped and sent a pretty blunt formal complaint at about 2pm saying how angry I was with the whole process (listed various issues which we've had since June - won't bore you with them all) and said how hacked off I was that I was told that the enquires had been replied to 9 days earlier when our solicitor still didn't have them, and that we needed to move by the end of the month and the housing association was jeopardising this, and that the entire chain is waiting on the housing association doing their job. By 5pm by solicitor e-mailed to say the responses had finally been sent through, so it looks like it worked! Solicitor is sending the replies to our buyers solicitor this morning, and then will push for exchange, so I'm hoping we can exchange either later this week or early next week, assuming no more issues.

We also did a 3rd viewing on the house we are buying on Saturday, (because we had to measure up for curtains, and check what size oven we need to get [current vendor is taking her oven with her] etc). Then we went and bought curtains on Sunday. So now I'm properly mentally moving in there, and really want to move now. Hopefully not much longer. I'm still anxious things are going to go wrong.

Glad to hear it's all moving forward KitKat. But how frustrating that they couldn't have had all this done when they said.
The weather meant we had to push it back a week - the EA called people on the Friday to confirm but so many couldn't make it she recommended we postpone.
Pretty gutted as we were hoping to make an offer on our next house this week. Have gone ahead and made the offer anyway but not actually expecting them to accept until we've sold.
The only silver lining is that the EA called this morning to say we've now got more people wanting to view.

I am feeling a little nervous 😣 Our buyers seemed super keen, was told by our EA that the following day they had sent through all of their solicitor and broker details and they had their mortgage valuation done with in the week. However, they haven't responded to our EA's email requesting at update from Friday. I'm really hoping they don't pull out!!

Sorry Chickoletta. Do you have any other viewings lined up?

Yolo2018 is it worth your EA phoning them rather than e-mailing? I know some people who don't check their e-mails that regularly. Has your solicitor heard from them recently?

As for us, our EA e-mailed yesterday and said all was going okay apart from a few minor things to tie up, and we should be able to exchange next week. Which was fine but I was kind of lead to believe last week that we might be able to exchange this week. The goal post just seems to keep moving back! I've heard so many horror stories recently about people pulling out just before exchange, that I just want exchange to happen now to put an end to this worry that it's all going to fall apart and so I can start to organise things. Without an actual moving date yet it's very difficult to organise anything!

@KitKat1985 I feel for you - when we were going through this we seemed to "be able to exchange next week" every week for ages Envy

Has your chain banded around completion dates? It's worth getting that agreed ASAP so there is no further delay to exchange dates.
