We are back on the rollercoaster! Our buyers have resold their house and we have a complete chain, all ready to proceed. Now we need to find another house to buy and there is not much around in the area we want to live in. Think we will wait until after exchange if we decide to go down the new build route again.

Thank you for the support Oneday. I e-mailed my solicitor this afternoon asking if he felt exchange next week was likely, and if it was worth discussing completion dates, and he replied to say our buyers solicitor has requested to see a copy of our houses NHBC certificate, before they send our buyers the contract to sign. That's fine, but I got the impression that the buyers solicitor probably asked for this a couple of days ago, and that if I hadn't of e-mailed today I wouldn't even have known they were waiting for this for a few days yet! Angry Thankfully I finished work early today so was able to pop the certificate to the solicitors office before they shut, so at least they have that now, so our buyers can be sent the contract to sign. So back to waiting now. again

Great news Artus about your buyers having new buyers themselves now. Is it worth going into rented for a while if there's nothing on the market now that you really want?

@KitKat1985 that is annoying - I'd be contacting the solicitor everyday (I'm sure you are!). Re: completion dates - there is no reason why that conversation can't begin. I can't remember the length of your chain but ours was four (top was chain free) and it still took about a week of back-and-forth to agree a completion date. As you can't exchange without a completion date agreed, I'd be pushing to get this sorted so that when all the enquiries are completed there are no further delays before completion.

Thank you for the advice OneDay. I really appreciate it. I have taken your advice and just e-mailed our solicitor to ask if he can propose a completion date of the 27th of March to the rest of the chain to see what they say. That gives us over 2 weeks to exchange in, which should be realistic I think given that all enquiries etc are now answered.

Arrghhhh hey folks so sorry for my absence but the saturation point of this house selling business is off the scale most of the time and my poor brain is just about coping.. we are STILL not exchanged! So nearly 17weeks since accepting the offer, all questions have been dealt with, mortgage in place for our buyers...there are no problems at all apart from paperwork, each piece of paper work is taking just over a week to get signed and back in the file...a whole week.
After three month delay waiting for bottom of the chain to have their mortgage reprocessed due to the EA marketing it incorrectly the last hurdle was waiting for their new mortgage offer to go through, then we were good to go.....mortgage offer arrived...that was 4 weeks ago...delays since then are:

  1. Buyer at bottom needs to sign new buyer form
  2. Our buyers solicitor hasnt sent out purchase contract despite nothing changing for 3 weeks
  3. Week later contract not back, our solicitors call us advising they have no transfer document signed by us and the buyers solicitor is requesting it...erm yes you do we cry...sudddenly they find it and send it to solicitors
  4. Said transfer doc has to be sent to buyers....so it gets sent out to them middle of last week, they are holding onto purchase contract and will send them both back together
  5. Docs confirmed as being sent back on Monday, as off today the buyers solicitor has still not received it.

Now this is where it gets interesting....buyer wants to complete by the end of next week as they are off on holiday for 10 days 🙃😲

We have been waiting since December for their sale to be in order, we have been trying to exchange since January (us saying we want to exchange and then being ignored)...they know we are desperate...they also know its a huge distance we are moving also .... our removals can only accomodate us on Monday next week, but cant book them until we are exchanged, cant exchange because solicitors claim no docs...now looks like we are going to be here for another three weeks waiting for our buyers to stop relaxing on holiday and let us move!

Argggghhh! Also coming up to our 1yr anniversay of being on the market...considering when we went on the market our move was urgent I dont honestly know how I am still sane!

I must say I have NEVER experienced a life like this before...its not just the emotional side of it, its the physical exhaustion, the paranoia that its all falling through, its the head being stuck in limbo...teying not to feel anything too much, dont think about family and friends you havent seen for months as you are hundreds of miles away and never make plans to see them as you are waiting for that call that will allow you to put yourself back into first gear and tentatively accelerate for a life moving omwards and upwards ....

Sorry for the rant feeling particularly flummoxed atm....I really dont know how those who exchange and complete on the same day manage the head space that would go along with that!

I sincerely hope everyone is getting green lights in their transactions...and kitkat hope you get an idea on your exchange date soon! Keep smiling folks...and breathe 🙏

Oh Misguided I'm sorry. How frustrating. What an utterly crap time for your buyers to take a holiday! And you have to wonder why the documents sent on Monday weren't sent next-day recorded delivery if they were needed urgently! We are actually in a very similar boat. Our buyers were selected / offer was accepted on the house we are buying back in mid-late November, and we still haven't bloody exchanged either. Every time I think we must be pretty much ready to exchange now someone's solicitor suddenly decides they need another piece of paper or come up with another stupid enquiry that needs answering. I'm also sick of feeling like I'm stuck in 'limbo' and the stress of worrying if it's all going to fall apart. I've been saying since early January that I need to be in by Easter (which should have been a very realistic time-frame) but now that's only 3 weeks away and no-one other than me and DH seem to have urgency about the whole thing. Predictably my solicitor hasn't yet replied to my e-mail I sent earlier proposing a completion date. So fed up of having to chase everyone to do everything.

Fingers crossed for both of us that we don't have much longer to wait and we can exchange and complete soon!

Awww kitkat its utterly crap isnt it...i learnt a good word on these boards...cockwomble.....i have been throwing that about a lot these last few weeks!

Its almost as if the solicitors dont want to get paid isnt it! 🤔🤔

We can counsel eachother on here though!! Have a glass of wine later, or like me a cheeky Bailey's (i very rarely drink!) Atleast at the weekend you know no-one will be contacting you instead of expecting the phone to ring during the week and when it does you run to it with adrenaline coarsing through your viens only to see INTERNATIONAL on the display! 🙈🙈

Oh I could scream. Literally scream. Our solicitor just phoned and said he was very annoyed as our buyers solicitor has literally just faxed over 7 more enquiries this afternoon. He said they were all enquiries they could have raised weeks ago. What the fuck are they playing at?!?

I had this in the last sale from Aug>Nov last yr....I think if your buyers are aware and contactable it might be worth suggesting they get a meeting with their solicitors and you go in and see yours connect over the phone and iron out all the queries in one hit...to introduce more now is idiotic!

Are they all easy to answer questuons?

He said it was all relatively straightforward stuff in the main. The only real sticky one is they are saying that the buildings insurance provided by the housing association is inadequate, and that we may need to pay an indemnity (about £200) on this. The thing is the buildings insurance is literally nothing to do with us (it's provided by the housing association who are the freeholders, and, because we pay rent to them under the shared ownership scheme, also our landlords). I have said to our solicitor that if we have to pay this to keep their solicitor happy and allow the sale to complete on time then I will, but I feel we should claim this back from the housing association afterwards, as providing adequate buildings insurance is their responsibility.

Gosh indemnity policies...they are loving this in this day and age! Hmm I know where you are coming from if you have to pay it just to make the sale happen..but really venture into the responsibility there....if you have to pay so be it! Indemnity v's House Sale its a no brainer!

So frustrating isnt all this red tape! 😡

Very frustrating Misguided. He did still say he felt the 27th March was a realistic completion date though, so is going to propose it to the rest of the chain and call me back on Monday. Ready for my Wine this evening!

kitkat yeah definitely time for straight to the point this is what we want, make it happen attitude.

We are also looking for update on Mon now too, spoke with EA and he thinks our buyers solicitor has the signed docs in place but are buying themselves more time, the buyers solicitor said to him they would call him back later to let him know if the docs turned up in todays post...hmm no call from them! We have said if docs are not in place by Mon lunchtime we need to get new docs drawn up and we will drive round the country to collect them, get them signed by relevant parties and then return them all in the same day!

Off packing all this weekend, I determined to be ready for removals whenever they may be needed!

After a fruitless conversation I sacked our feckless agent yesterday, an hour later he called back and asked to be allowed to conduct two viewings this weekend. Have said yes but am going to park across the road and make sure they actually exist because the timing is verrrrry convenient.

Have two other agents remarketing for us on Monday.

We've been in for almost 2 months now and I can't even remember the old house! So pleased we stuck at it when I was this close [imagine fingers 2mm apart] to throwing in the towel.

I'm even more pleased because the 2018 secondary school admission details published last week prove that it would be unlikely that we would get DS' first choice school from the old place due to distance (we were 2.5 miles previously and cut off was 2.6 miles this year) whereas we're now 1.3 miles away so we should get a space next year. We went through the hell of not getting a primary school and DS ended up miles away in a bulge class so I really didn't want that to happen again.

Hoping everyone gets some good news soon.
We had our open day today. 14 booked, 5 cancellations. We asked (after EA advice) for offers to be made by Tuesday if anyone was interested and have had one offer already from FTB, 5K over asking price so hoping they don't change their minds. And the house we want refused our initial offer but accepted our second on condition we have an offer by the end of the week.
So now am suddenly feeling slightly freaked out that it's going smoothly....

@YogaDrone yes thank you fully moved in now. One or two rooms left to decorate - driving me a bit mad now a lot of stuff is still in boxes as it's awaiting places to put it all in the remaining rooms but hey, we're getting there.

We're having the garage converted to be my studio (delayed by nearly 2 months.. Builders, gah! That's a whole 'nother support thread Grin ) and I can't fully work or take on big projects until its done so all my days at the moment are admin/keeping up appearances on the work side of things, decorating, unpacking, working out what we still need etc plus housework. Oh and herding four stir crazy cats, who can't go outside til the studio is near finished when we can sure they won't get trapped behind or under something or tread in wet screed.

There's also a bunch of other stuff that can't be unpacked til the studio is finished. Sigh

I keep telling myself this is a one-off and it too will pass, and so will all the disruption and noise, then once it's done we have our dream house fully renovated and decorated exactly as we want and with the right amount of space for absolutely everything and we don't have to do anything else forever about 5/6 years

Well its a great anxiety rollercoaster start to my Monday morning...buyers solicitor is STILL not respondong to anyone...wtf?!?! How do ppl get away with this? We know the buyers are deperate to get in, we are desperate to move yet the buyers solicitors are ignoring our EA and all contact from Solicitors...last week they climed the signed paperwork wasnt received despite the buyer sending it back last Monday. This is ridiculous...we have given EA and Solicitor up until 12noon today to come up with a contingency plan for this...are our solicitor said this is professional misconduct as they are not even acknowledging our solicitors calls and emails!
kitkat hang in there with the trust...all it takes is one call to make everything flow again! 😊
