No feedback on viewings yet. I e-mailed agent this afternoon to ask but I am sure that if someone had wanted to see it again he'd have told me so not optimistic.

@sausagedogsmakechipolatas our EA was like that. We chose them partly because they knew the building and had sold several other flats recently, but they sent someone to do our open house who didn't even know when it was built. I'm so unimpressed with them.

Just got e-mail from EA - they work late - no interest from viewings. Garden too small, road too noisy, just not appealing.

That's so frustrating , sixteen. We've had similar responses about the garden being too small, which I find quite annoying because you can see the size of the garden quite clearly on Rightmove, Googlemaps etc without putting me your the hassle of a viewing.

For us, the other factor isn't toad mouse, it's the way idiots park on the way in and out of our little estate. I keep telling myself that it only takes one person though and that not everybody will be bothers by these things -same for you. Bloody annoying all the same though!

Oh man rant coming, sorry to ignore any recent posts 🙈...so a week has passed since the new buyers form has been sent to buyers buyer and is holding up our exchange...called today for an update.

No-one knows anything, our buyers solicitor is not speaking to our solicitor..we have no clear indication if the form for our buyers buyer is in place now or not! 16 weeks this has been going on for, with a contract that was already agreed from previous sale (same solicitors, searches from previous sale all handed over to this sale)

To suggest I am like a wasp in a jam jar would be very accurate. Nearly a year of this ridiculous system is making me so ill... we are in no mans land it would appear! No-one really bothering.

I personally am wanting to push the buyer to get their solicitor on the ball on this. In my head I have had enough of the waiting for the delays on the buyers house sale...2 months of delys and still nowhere near a clue of where or what the hold up is at this very moment, it cpuld be something as simple as no-one speaking to eachother so nothing is getting done.

Looking for advise from those that have been in this situation...what action would you recommend? I am all out of ideas, too much in this situation to see clearer!

I would try two things, lateral thinking and hassling killing with kindness.

If the solicitors aren't speaking - why? Can the estate agents get involved and push from another angle? You are paying them too.

Call solicitors every day, and ask for what you want to be done, super politely and calmly, but be incredibly insistent and regular.

So call you solicitor, and ask them to call the buyers solicitor TODAY, and give you and update by the end of TODAY. And then call back at the end of the day.

Explain situation to estate agent, ask them (again super nice) to get involved. Ask them to contact buyers agent and ask if form has been completed, and sent.

The solicitors are chasing them twice a week and no response.
Our EA is still heavily involved due to this being our 4th attempt to sell. We are only a three strong chain so we are at one end then there is our buyer in the middle and then their buyer at the other end.

Their buyers buyer is using the same solicitor as us, so when our EA chased last week our solc was able to check latest on their file (naughty but good to get update!)...
Our EA wasnt in when we called (manager handling it) so waiting for a call back there. In the meantime we thought we would call our solc directly to get latest and thats what has prompted the rant...sheer frustration!

It seems our buyers agent for their sale is notoriously difficult to reach and doesnt return calls to EA or buyer! Hence the reason our EA got latest update from the solicitor handling it!

I am hoping that EA will have more weight to wangle info out of everyone. But i think we will have to resort to calling daily! And probably having to deal with being bumped by reception no doubt!

Nerves in tatters that i may scupper sale with being too heavy handed...but at the same time want some action on it.. i am pretty much packed and ready to go here! 🙈

Oh that is absolute crap. They are agent, do they not want their commission?! On that note I think you are right that the agent is your in here. They want the sale to work for their commission if nothing else, and can contact the solicitor as you've found out think I've got that right. I would keep going through them to solicitor and ignore agent that is hard to contact. There is literally always one idiot.

In terms of scuppering the sale through hassling, I completely understand but I think this is where overly nice persistence can work. Obviously if everything is moving but slowly leave it be, but when you've hit a stand still like this being very nice and apologetic can help.

Mis, are the solicitors actually anywhere near?
Not saying you should do this...but my colleague had something similar and he turned up at the slow solicitor, pretty much camped out until they let him see him and then got his solicitor on the phone. Everything suddenly started moving.

sheepysheepy just good idea on solicitors, however they are 90 miles away 🙈 could take a precious day of my moving annual leave to travel there but would they really see me if I have nothing to do with them personally?
Still waiting me EA call back...its actually working out in our favour as being nice folk as we generally dont bite the hand that feeds us so are super nice to EA but persistent as your describe...afterall we need our EA to be able to sell our house!

Shall wait and see what EA comes back with hopefully today!

Our flat is being packed up today. Feels very weird not being there and assuming all is going well but I haven't heard from them so guess it must be ok! I'm at work looking at photos of the new house and trying not to get overly excited until it all happens.

Aaargh buyers!

They want to know if we have a woodworm treatment guarantee. What??

And when our roof was replaced (if it was, it's before we moved in 14 years ago) and a guarantee for that (yeah right, a guarantee from a roofer 15+ years ago?)

And why haven't we had an electrical safety and a gas safety test done (because it's not a rental property...)

Oh and they are getting a damp survey done (because they "couldn't have seen" any damp when they looked round so it "wasn't reflected" in the price. Well, it's an Edwardian house. So you crack on there).

(Basically, they are moving to our house from a 1960s property because they want to live in a period property. But they don't want to live in a period property, they want to live in a perfect new build property with no elderly roofing/woodwork/gas pipes/electrical work/walls, but that looks like a period property).
(Except we know their buyers are keen to move on so we are happy to say "no sorry" to any daft requests).

Sorry to hear how things have gone blinkineckmum, but I wish you all the best with your arrival. I completely agree that just enjoy the time with your new baby and pick it up again in a few months. These things have a habit of working out for the best and maybe when you are next ready to start again the house of your dreams will just be coming onto the market at the same time you get some eager buyers. How exciting MRSJW15. It must be starting to feel a bit 'real' all of a sudden.

Drspouse I agree that those enquiries are ridiculous. I think I'd just respond to queries for things like the roof with a 'sorry the roof was put on before we bought the house and we have no way of guaranteeing the work done now'. I was always under the impression houses were sold under a 'buyer beware' approach with buyers taking the onus for checking the house they are buying is structurally sound etc. It sounds to be like they don't want to do this / pay out for a proper full survey on the condition of the house, so are trying to get you to cover the costs involved by getting you to guarantee / safety test everything instead.

As for us I think we're making progress. I've been badgering the housing association for replies to the enquires sent to their legal team, and they have finally responded and said the responses are being done today, so hopefully we should be nearly there. I don't think we're quite going to manage to exchange by the end of the month though like we originally hoped, but if we can do it in early March then hopefully completion by mid-late March is still possible. [Crosses fingers] I've been so paranoid all along this is all going to go to shit that I haven't even started de-cluttering or packing anything though.

Signed our contract today! Buyers can go whistle if they decide to lower their offer now.
Our solicitor has bought her own first (period) property between us buying our new house and selling our old house and she agreed the buyers want a new build that looks like a period property!

Definitely sounds like the market is similar to where you are Yoga. Its crazy! Another house went on the market a few days ago. Identical to ours, but on a busy main road. Its 25k more than ours! I mean WTAF? Hmm

The house we want hasn't sold yet luckily. We have had another kick in the teeth though. Our neighbour opposite has sold their house. It was on 150k more than ours too! We'd have better luck selling if we did a loft conversion & extension first.. Hmm

Just don't know what to do now! If there were appropriately priced houses to view then id just reduce ours further, but there isn't. We can't afford to sell our house for what equates to at least 15-20% less than the other vendors are wanting for theirs. We don't have a spare 100k to just lose! It needs to be a level playing field or it won't work! Sad

Good luck blinkin with little one, gutted for pixie, misguided and sixteen, helps to rant on here though!
So we've lost our upward chain but found one we really want. Have reduced price another 10k so thats 20k off since 12th Jan as just need it gone now - living 3.5hrs away from an empty house and can't get new mortgage till out of this one.
Viewing this am, no feedback. Another one rang to view this am then cancelled viewing 1hr later as the house was now too far away...pretty sure it hadn't moved.. ? Confused

We're assuming the buyers aren't planning to ask to drop the price, unless they are going to do it annoyingly on the last day.
