Ah so a reason for the silence on our exchange request. Our buyers buyer is needing to complete one of those First Time Buyers form for the stamp duty relief 🙈 that'll be another week wasted! To top it all my DH work have advised they need him back in the office ASAP, we have been working remotely from our house since we moved back to house to sell in 2016..(been in the market nearly a year now)....his office is over 500 miles away so not just a case of popping in! Not sure what we will do if this sale doesnt complete!

Misguided - I can't believe your buyers buyers still hasn't done that form. Surely their solicitor should have advised them to have done it ages ago? If your DH's work get really pushy about him needing to be in the office, could he rent a room somewhere just on a temporary basis nearer work and he comes back at the weekend of something in the meanwhile? I know it would be crap though and far from an ideal solution.

Our solicitor should receive our signed contract for our purchase through the post today, and we already gave in our signed contract for our sale on Monday, so I'm going to give them a few more days to get signed contracts back and then in a about a week I'm going to really start pushing for exchange to happen if it hasn't happened already by then. I know there's a few enquiries that were sent to the housing association on behalf of our buyers, but I don't know if that's the only thing left now holding up exchange or if there's other stuff too.

Tbh kitkat the buyers buyer sale has been ongoing since June last year, it was a shared ownership house but EA marketed as Shared Equity and mortgage was applied for incorrectly. The whole process on that side looks like a complete shambles to be honest. As for their solicitor..well they aint on the ball, which figures as its the same solicitor as we are using and they are incompetent at best! 😂😂😂

Ooo great news on your front with contracts all being back to solicitor! And a massive yes for pushing the exchange process next week...fingers crossed and positive vibes for a smooth exchange with no bumps 🤞🤞🍷

I’m still lurking….

I had a bit of a relapse yesterday evening and cruised Rightmove for houses like the one we’ve just moved from. Some which went on before ours are still there. Also, the two other houses we viewed and liked are back on the market – both having previously gone to SSTC Sad
The market seems to be a real mess in this area (east Berkshire) at the moment. Either things are going really quickly or they are taking months and prices are all over the place. For example, there are two houses which are completely identical up for sale and yet one is on for £65k more than the other. Who on earth is ever going to offer on the higher priced house when the one next door but three is £65k cheaper?

I suspect your market is like ours Pixie. I think people who have had their houses on the market for months/years simply don’t understand or accept that the market has fallen by 10%. Your vendor is a CF though - £42k more?? Crikey, they’re going to need more than luck to pull that off!

KitKat we signed our contracts about a month before completion but we had Christmas in the way and we had hoped to move just before Christmas. Ignoring this delay we signed about two weeks before exchange. Fingers crossed for you!

Our buyers are numptys. "Please tell us how to get a parking permit".
DH refrained from sending a link to LMGTFY and attached the application form from the council website.

I agree Yoga the market seems very confusing right now. Our neighbours don't seem to be getting any viewings and have been on since the Autumn, and yet a house a minutes' walk away sold in a few days. Do you feel you've settled in now Yoga?

Drspouse I hate it when people do that. How hard would it really have been to found that information out for themselves?

Sixteenapples 3 viewings tomorrow is great! Sounds like you have lots of interest which is a great start.

I had two removals quotes today. Literally one was half the price of the other, despite offering the same service (packing and removals). Goes to show it pays to shop around!

@KitKat1985 we had similar with removal quotes. V weird! Our vendor is actually using the same people as us so they are giving us a slight discount. We are having them pack everything up but I do feel slightly like I should be spending this weekend packing!

Sorry KitKat I realised that I said we signed our contracts a month before completion, but I meant exchange.

We got 4 removal quotes and found the same as you - two were about the same and seemed reasonable, one was extortionate and one was really cheap. We went for one of the middling ones. I fully recommend the full packing service, it was great!

We are settling in, thank you for asking. It's very different from our old house, and about 300 years older(!), so it felt a bit like a holiday cottage for a couple of weeks. But there's nothing like the cleaning the bathroom a few times to make you feel at home in a place Grin

Three viewings tomorrow is fantastic Sixteenapples. Good luck! I think you are sensible not putting your lowest acceptable price as the asking price. What part of the country are you in roughly? Some areas buyers seem to be more inclined to paying full asking price but others seem to be determined to offer low and bargain.

Not all house sales are traumatic - hopefully you will be one of the lucky ones for whom the process is smooth and as stress free as possible. And for when it isn't there is always Wine Wink

What's the general etiquette with picture hooks and anything fixed to the walls? Do we leave hooks in? Do we need to fill holes?

I am in London. Two years ago stuff was selling fast and a property like mine - very standard family house near good schools - would have sold fast. Now it's the sort of move that people don't have to make. They'll stick in their slightly-too-small place and the kids can share rather than take the risk just now - so I don't know.

Yes, leave hooks (we have reused several) and don't fill holes (it's not a rental) but DO leave any odd paint tins of the colours you used.
There's an annoying hole in our new bedroom wall that we'd happily fill in but we have no idea what colour the (perfectly nice) wall is!

Thanks @drspouse we bought ours as a new build 5 years ago and haven't repainted so no paint to leave. It's all white though. We have one large picture with a bar-type fix so we may need to figure out what to do with that one plus a shelf.

I just want to get underway now. A house round the corner has been market for a couple of months, so we've gone for 5k less hoping we sell quickly.

Omg omg omg!!! We have finally had an offer from a proceedable buyer!

Bit of history - was on over summer, 25 viewings, 3 second viewings, no offers. Took house off market from October to December as NOTHING was selling in the area. Went on with a new agent in January and got an offer on the first viewing. The buyers had a very saleable flat but had only gone to market. We were very busy with work so we agreed to a 4 week period of no viewings for them to sell. They didn't sell so we went back to market last week with both agents.

Here is the interesting part...
Agent 1 - the one who got us the offer from the non-proceedable buyer - not one single viewing booked in.
Agent 2 - the original one from last summer- 9 viewings booked in within a 7 day period!

Viewer number 6 made a good offer, under the condition that we do not show anyone else around and we accepted!!! Woohoo!!!

Hi everyone. I'd like to jump onboard please. Have enjoyed following all of your progress for a while and pleased to see some happy endings now. Congratulations Yolo.

Our position is...
We've found a house we want to buy. It's in our perfect location and is very liveable now but also has the potential to become our dream home over time through extensions etc. It's been on the market for over a year and was under offer in the summer but those buyers exchanged with buyers who couldn't then complete so they're having to take them to court. In the meantime, the poor vendor(elderly) has been diagnosed with a serious illness and has dropped the price and started marketing it again. This is making me so nervous as it opens it up to all sorts of new potential buyers, but it's still on the market at the moment.

We put ours on the market in October with EAs who turned out to be really crap - not answering phone, not doing things they said they would etc, I posted about them on MN at the time. Changed to a smaller agency a couple of weeks ago and just really hoping that we'll find a buyer soon. One viewing so far with new agent which came to nothing.

Our house is a new build which we bought off plan 3 years ago. It's in a quiet cul de sac with lovely rural views but has quite a small garden.

I really hate the whole process now, especially when you get your hopes up for viewings which don't come to anything - it's an emotional rollercoaster with added tidying up!

As for us, our solicitor e-mailed on Friday to confirm receipt of our contracts we had put in the post, and said he was still waiting for some results from his enquiries, most notably from our housing association. No sodding surprises there then. Can't wait to be free on this shared ownership rubbish.

So they've said. We decided to go for block booking type open day in two weeks (but allow viewing before if people want) just to cut down on tidying up, but house is feeling huge with all the decluttering. Now just have to make sure toddler doesn't destroy anything...

@KitKat1985 we are selling a new build managed by a housing association. There was a long delay while they found the one piece of paper they needed to hand over for our sale.

We've filled some holes and packed up a few bits in a suitcase. The movers will be doing the actual packing on Wednesday. All feels very surreal- and thanks to the baby, is happening on zero sleep!

We had a viewing yesterday, and another today.
Useless estate agent couldn’t open the front door (perfectly ordinary double glazed door) so I had to come back to do that and it was clear she didn’t know anything about the house (parking, planning permission for extension etc.) About to haul the main agent over the coals - tomorrow’s will make four viewings, no feedback at all and one we had to cancel ten days ago (serious illness) hasn’t yet been rearranged.

We’ve found a new build that would be ready in August which would be perfect as were moving areas for schools etc. We can’t reserve until we’re SSTC though.
