Misguided cripes they sound truly incompetent. Can you contact your buyer directly?

Both viewings did indeed show up. No feedback from the first, but the agent was late for the second so I conducted it and apparently that viewer is seriously thinking about making an offer (am taking this with a pinch of salt.)
Two other agents have valued at £125k and £130k respectively (we’ve reserved a new build so that’s a 2 week sale price) so we’re remarketing at £130k and crossing everything. It’s currently on at £135k after being way overvalued and reduced twice.

Well, fark me! £130k offered and accepted from a proceedable FTB. Amazing what an agent can do when they pull out all the stops to avoid losing their commission.

We have a bit more news...buyer missed a form when sending all docs back, sending it today 1st class recorded.. keeping 🤞 for exchange tomorrow...thanlfully they are happy to agree to complete when on hols (sunday for 10 days) so long as they have exchamge and time to clear house before then!) Phew! Nearly nearly there....but sssssh! Dont want to count chickens!

Anything at your end yet kitkat ?

Still no news here. I decided that if it got to 3pm and I still hadn't heard from our solicitor then I'd start to chase him, and I haven't as yet heard so I've sent him an e-mail asking for an update. 9 months into this process I've slowly learnt that you have to chase constantly to get anything done, and to never assume that people will do as they say they will (I.E, phone by a certain date, or send paperwork off on time) as I've been let down so many times now.

Well solicitor replied to my e-mail. Basically has said he has responded to all the enquiries that were sent over on Friday which is good, but no response yet from buyers solicitor on whether they are satisfied with those responses or whether the 27th is an agreeable date from them, and he wants to hear back form them before proposing the date to the upwards chain probably because he has realised as much as we have now that it's our buyers that are the awkward fuckers and the rest of the chain are keen to complete He said he'll chase it tomorrow if they don't respond back to him by tomorrow. So more waiting then.

Considering sending an e-mail to my EA to get them to chase useless buyers solicitor too.

Ah so a bit of a topsy turvy day yesterday so needed some downtime to clear my head! So very close to backing out of the deal..basically because I cannot actually cope with the positive news then almost instantly hitting a delay 🙈

So after our pisitive news from our buyers it seems that thwir buyer is holding up the chain niw..not intentionally its their mortgage company nit issuing the correct mortgage offer, its a mortgage for sharen ownership and the company keep failing ti put tge correct wording on, the owner of tge shared part of the property then refuaes to sign off against it, turns out they have just had to get the paperwork reissued again and was out in the post for them yesterday so they hope to have it on Weds to then tie up their side!

Sounds ok doesnt it, my concern here is that particular sale has been processing since June last yr, with only any real action happening in January this yr whilst we jave been involved and are pushing the chain... (bangs head of wall)

So I wonder why our solicitor last week told us that our sale was now urgent if he didnt have vision of the other ens ofctha chain...he was pushing for exchange without knowing about the other end?? Really! 🙈

So here we are waiting again...for how long we are not sure..but I certainly cannot live in this stress indefinitely!

To top it all my Dad is going in for an op on Friday (small one but he is 71!)...500 miles away 🙈 I had told them all two weeks ago I needed to be completed by 13th (today) just goes to show my needs are not being listened too..

Before I finish though I just wanted to point something out that may help others, the bottom of the chain, our buyers and us are all stressed to the max, all shouting at our solicitors as we all need to get moving....they are the ones holding all of this process up! Ironic huh, cannot move due to legal teams incompetence! Dont trust everything they tell you, and dont assume they are looking at the bigger picture...until yesterday pur solicitor didnt know about the bottom of our chain and its the same company 😣😣

No news expected here today....hope you get some response kitkat completely empathise with the waiting for answers to important situations thing!

Thanks chipolatas kitkat for good wishes...looks like exchange wont be possible until atleast Friday for us now...if no exchange Friday we have to wait until buyer comes back from hols 🙈😡

Aaand it drags on. The bank have not yet transferred our money to pay off the BtL mortgage. First they didn't send a redemption statement like they said they would, so we had to take the money into our bank account. Then they set up a CHAPS but they didn't actually send it. Now they keep ringing us on our mobiles while we are out of the house, from withheld numbers, to ask us pieces of information that we can't access while not next to our paperwork.
DH is expecting a call back from the complaints team.

Oh @KitKat1985 you have had such a bumpy ride with these buyers! Fingers crossed you get it all sorted soon.

Update here... we have found somewhere we would really like to buy. Viewed on Friday, put a cheeky offer in on Monday morning but it was refused. Went back with a reasonable best and final offer in the afternoon. Vendors said they needed the night to think it over and would decide this morning. I waited all day for the call, went to work at 4pm and when I finished at 9pm there was a message from the EA. They called at 4.04pm!!! You couldn't make it up 😣 So the waiting will continue until the office reopens tomorrow - I guess it's karma for not just putting in the decent offer in the first place!

I am surprised that my buyers solicitor hasn't been on at me to get our forms back. We are holding out for the decision on this offer so we can fill them out completely but I have had them nearly 2 weeks now, surely they should have at least called to find out what the hold up is!

This is starting to feel real!!

I am desperately hoping we get some news today. We have been SSTC / had offer accepted on the place we are buying since November, and I have been saying since poxy bloody January that I need to move by Easter. Everyone has been saying 'oh yes, I'm sure you will have moved by then' but it's now only over a fortnight until the Easter break and I have no fucking idea what's happening, and solicitors have been faffing around for fucking weeks now. I asked my solicitor to propose a moving date of the 27th to the chain on Friday and 5 days later I still have no idea if this is possible as our buyers solicitor seems to be ignoring everyone. I'm sorry for the sweary rant but I'm so fed up of the endless fucking waiting now.

Clucking bell Misguided Angry What a comedy of errors. To get back on my “failures of the buying and selling process” soapbox it’s totally bonkers that a solicitor can only talk to, or interact with. The solicitors either side of them in the chain. All solicitors should have the details of all the parties (and their representatives – EA’s, Solcs. Mortgage companies etc) and be able to contact any one of them on their clients behalf.

I really hope that Friday is a good day for you – your dad’s operation is a success and that you exchange Flowers Cake Fingers crossed for you as always.

So after some negotiations they have finally accepted our offer, I think??? Bit weird, EA came back and said that they had agreed to our terms, in part, and higher offer. We also needed to agree that we were happy to settle. So I spoke to hubby and he said go for it so I agreed to the new, slightly adjusted (re furniture and timeframe) terms and asked agent to mark the property as sold stc. However, I haven't had a response to that message, sent at 1pm) and it is still showing as for sale online ????

Maybe I have been lucky as my EA has been so responsive but the buyers one isn't so. I am not entirely sure if we are all agreed or not!

I am also getting increasingly worried about my buyer. I asked my email to find out if they have paid for their searches yet (bearing in mind we accepted their offer nearly 4 weeks ago) but they haven't returned her call.

Maybe it's all just nerves on my part and I'm making something from nothing!

Did you hear anything Kitkat?

Thank you for the 'hurry the f up' vibes Yoga! Well estate agent managed to get us some news today at least, though it's a mixed picture. The bad news is that our buyers made some mistake with the witnesses for their signature on the contracts they've signed, so they've had to have new contracts issued to them which obviously will be another delay. Sad Our buyers have apparently said they will have the new contracts back to the solicitors office on Saturday though, to hopefully allow exchange mon or Tuesday. I won't count any chickens yet though as this couple have made a lot of 'we'll do it by x date' statements in the past and let us down, so we'll see. On the positive side they are happy with the 27th as a completion date, so our solicitor will put that date to the rest of the chain. Obviously it all depends now if buyers and their solicitor can get organised for exchange in time. My solicitor also called me at work today to say our buyers solicitor have raised yet another last minute query to ask if we have had a new boiler fitted in the 7 years we've lived here. Given that we've already given them the boiler installation certificate form when the house was built 10 years ago, you think it would be fairly obvious wouldn't you that we would have handed in a newer certificate if we had one. No idea what's going on with all these random last minute enquiries.

Is your offer all finalised now Yolo2018? Have you heard anything about your buyer yet?

Yes, we have had our offer accepted! So we have a buyer with nothing to sell and a vendor with nothing to buy... fingers crossed it all goes as smoothly as it should!

We spoke to our EA today and our buyer has had their mortgage approved and they have instructed their solicitor to start the searches. So all sounding promising and we have all agreed to aim for an early May completion... better start packing!!

Hiya, may I join?

Put in an offer on our first house yesterday and it is stuck in a chain limbo at the moment.

Apparently our sellers (vendors?) are happy to accept but have offered based on our offer and want to wait for that to be accepted. Only, that house is being sold because of a divorce and one of the divorcing couple is being a PITA and won't respond to calls.

I've only just entered the process and I'm fed up already!

Also, we've got our mortgage appointment tomorrow and I'm terrified I've fucked in my AIP somehow and actually we won't be able to borrow as much as I thought.

We're getting 4-5 viewings a week and positive feedback, 'considering an offer' but not actually received one yet. Just waiting for one of them to reach tipping point and do something. First one this week was a bit random and put in a list of conveyancing type queries for us- not the usual order .. Confused

Hello everyone on the thread, thought I'd join as I possibly might be in a chain, possibly not?

Offer accepted at end of January, searches almost all done, lots of paperwork gone through - vendor just realizing they might not get an onward purchase done before our suggested completion (we need to complete by end of June as mortgage offer will expire). Currently trying to decide when to give rental notice. Vendor probably looking at rental properties next week, survey was done today, waiting for results!

Big thing is waiting for freeholder to respond to queries which has just not happened yet. This is our first time buy and I've lost all excitement for it now!

VSC really are the pits KitKat Sad. How is it even possible to muck up having your signature witnessed? It just can't be a member of your family, other than that, anyone you get to put their "X" in the space will do. I hope they deliver it (and it's correct this time) as promised. VSC and your HA should get along like a house on fire though - they both seem to be fairly incompetent!

LadyF we were in your sellers position too - we needed them to agree to our offer before we were able to accept the offer we had on ours. It took a couple of days but we all got there in the end and I hope you do too. It's easy to worry about the mortgage stuff - do you have a financial advisor or mortgage broker? If not there is a company called London & Country which offers free advice and has been recommended by others on these threads in the past and also by Money Supermarket. I am not employed by them I promise! (I did read their guidance docs though Wink )

katzensocken it's usually recommended that you don't give rental notice until you exchange. If this is going to leave you very much out of pocket then you can often ask the chain to share the burden of the additional rent - or just go for a longer period between exchange and completion. It's obviously really important that you don't get left homeless if something goes wrong and completion doesn't happen as planned.

You vendor is either going to have to commit to moving to rented or risk losing you, their buyers. Personally, in this market, I'd move into rented rather than risk my sale, but (some) people are weird. If you need to complete by the end of June they are leaving it very close to find a place to buy and have the conveyancing for this catch up with their sale. If I were you I would speak to my EA about having the vendor commit to moving to rented if they don't find something by Monday. This may focus them to go out this weekend and find somewhere. Good luck!

Gah! We're using the same solicitors as our buyers and they seem to be unable to do anything without informing us of it twice.
Which is better than our vendors who are divorcing and have gone from moving into rented so no chain, to him deciding to play power games and not confirm anything including fixtures and fittings. (He's the one living in the house).
Tempted to propose a completion date just to get him to either start looking or to decide if he doesn't want to sell.
Only been in a chain a week and I'm already fed up.
