Whoop, offer accepted AND a successful mortgage appointment today. Grin. We are using a mortgage broker who is also a friend of a friend.

So far, so easy, guess this is where the fun starts!

Does anyone have a link to an "idiots guide to first time buying"? For example, we have our Certificate of Decision for the mortgage and have spoken to the solicitors we want to gauge costs. Our offer has been accepted... what do I do next? Do I fill in the proper application for the mortgage first or do I officially instruct solicitors first? Or do I do both at the same time? Argh!

Head explodes.

I want to make sure I do right by our vendors and help make it all as smooth as possible.

No link @LadyFlumpalot but as I am currently drowning in paperwork I will tell you how it has work for us. I will only talk about the purchase part as you have nothing to sell.

Mortgage in principle and solicitor instructed. Same day as offer accepted (We didnt bother with MIP earlier as we already have a mortgage and are borrowing less so no concerns about affordability)
Full mortgage application
Surveyor instructed
Pay solicitor for searches

This has all happened in the last 2 days! Hence the reason I am drowning in paperwork. Our vendors EA was great in explaining what we needed to do.

Justanothernameonthepage sounds like you may need your solicitor to get a bit firm and hurry him up a bit.

Yoga I literally have no idea how VSC managed to mess up the witness signatures on their contract. Utterly useless the pair of them! As things currently stand we proposed the 27th as a completion day to our solicitor 8 days ago, and we still haven't had confirmation that all the chain can do this (I was hoping my solicitor was going to confirm yesterday whether the upper half of the chain could do this date but I've heard nothing). Also for the 27th to even be realistic we need to exchange in the next few days, which all depends on buyers actually returning their new contract on time (and not fucking this one up again) and their solicitor not raising anymore stupid enquiries and actually being contactable so exchange can happen.

So to summarise, it is only 10 days before our proposed completion date, and I have no idea if all the chain is on board with this date, nor if it is even realistic given that we haven't exchanged yet. I can't book anything like removals firms etc because nothing is confirmed, and I have fuck all idea what is happening. Sad Shock Confused Angry

We are waiting for our buyers mortgage survey to be done - it's been 2 weeks since we accepted their offer which might not be a long time to wait but no news is worrying me. On our side we have done the fixtures and fittings form and even signed and returned the contract.

On the purchase side we haven't heard anything either - we are waiting for the fixtures and fittings form, or something concrete to let us know they are doing something.

KitKat that sounds like a nail biting time. The weekends are the worst, aren't they!

The silence is awful isn't it! I'm just the same, worried someone is going to pull out just because we haven't heard anything! Luckily our EA has set up weekly calls to keep us updated, starting this week, so hopefully that will stop the apprehension.

It's a pretty short chain YOLO. Our buyers - Us - Vendor - Property she is buying (vacant as it's a probate sale). It's been a really frustrating day. Waited for replies all day from my e-mail until 4.30pm when I started phoning people. Eventually my solicitor phoned shortly before 5pm to say buyers solicitor still isn't talking to anyone, and no-one seems to be communicating with anyone from what I can gather, and so people still haven't confirmed if the 27th is possible as a completion date, or when exchange will be. I've been advised to try phoning estate agents so I've contacted my estate agent and vendors estate agents and asked them to do what they can to move things along. My solicitor said that our mortgage company needs 5 working days to release funds from exchange to completion, which I guess means that if we don't exchange tomorrow (which is looking pretty unlikely at this point) then moving on the 27th isn't going to happen. My solicitor did say he had been tied up in meetings all day today (which is why he hadn't phoned back until he did) but has much less on tomorrow so will be chasing with full force tomorrow. I'm not feeling very hopeful at this point for completion before Easter though. I will be so fucked off if we don't having been saying since the start of fucking January that I need to be in by Easter and everyone going 'oh I'm sure that will be fine', without having done bloody anything to make sure it does happen.

Villageshop can you get your solicitor to chase up your buyers / vendors? The one thing I've learnt in this process is don't just assume people are getting on with things. Always chase them up and follow up on what they are doing.

If I kill DH will you all act as my alibis?

He's just come home to find me working through the mortgage application and decided to tell me that he thinks he forgot to swap a direct debit over when he lived bank accounts last year and he's worried he's missed a load of payments.

This is in spite of me asking him at the time if he'd done it all and despite me asking him a week ago if he knew if his credit score was ok.

Gahhhhhhh!

Well apparently the buyers contract didn't arrive at the solicitors Saturday as promised, or yesterday....

Our buyers claim to have posted it but it didn't seem to occur to our buyers to send it recorded next day delivery or anything.

So basically it all comes down now to if the bloody post arrives today so that our buyers solicitor has the bloody contract which allows us to exchange.

Kitkat they are totally taking the piss now. If their solicitor is fairly local to them they surely could take it in today, or go in and sign another copy. I’m sorry it’s dragging on.

We had reserved a new build - but as it turns out the foundations hadn’t been laid correctly, have pulled out because completion would take until the end of this year. Have now offered on a lovely house and just waiting for an AIP before they take it off the market.
Our buyer is having a survey done this week so seems fairly proactive which hopefully will continue.

@kitkat we are pretty much a mirror image of your situation here....we had the form last week our buyer forgot to return and then a mortgage amendment to present to Housing Association for our buyers buyer who is the other end of chain. Our buyers got verbal confirmation on Friday from housing assoc all ok...expecting exchange yest...silence from solicitors despite chasing. Called today and are told we are waiting for the offial confirmation that housing association all ok...that comes via fax or email/pdf....so why has nothing happened 😣 our buyer has moved out of house, on hols and coming back fri...we were told cant complete before next tues due to money etc 🤔😣 told them to order the money now...dont wait do it now...it can always go back to the bank but for the love of the wee man someone do something proactive! Grrr! We have told them we need to be exchanged today and complete next Tuesday...really don't understand the hold up!

kitkat can you ask your solicitor to order money for purchase from lenders??

Oh Misguided what a mess. Sorry to hear you are also in the and of buyer and buyer solicitor related frustration. The lack of communication seems to be one of the most annoying things I find!

Misguided I don't know if our solicitor would do that or not. I've been told by estate agent that some solicitors will request money from lenders pre-exchange, but others won't as it's risky.

I've heard nothing from our solicitor today (I found out about the buyers contract from our estate agent) so I still don't know what's going on. I haven't put too much effort into chasing him at this point because until our buyer's solicitor has the buyers bloomin' contract, then no exchange is going to happen. And I have to accept that it's on our buyers now to fix this, and there's nothing I can really do. I hate having things outside of my control though so really struggling with this! I'm 90% certain we're not exchanging today now though as I've been told my solicitor would have to contact me prior to exchange to confirm I'm happy for exchange to proceed, and since this hasn't happened it's not looking very hopeful. No idea if this means our plan to move on the 27th is now not possible or not.

@kitkat yip...the no commumication thing is just ridiculous and tedious in equal measures, I know you will agree but it often feels as though you are the only person that is bothered about it all, and the 'legal' team is so blasé about it all! Our EA is the only one who has been tirelessly pushing this for us! An exchange would be sweet today as its our year anniversary of going on the market and also today is 18 weeks since this sale has been running for! Or should I say tip toeing!i really do hope that you get some news soon Kitkat..the waiting is intolerable!

To everyone else I will catch up with all your news soon as I am not up to date as ducked out of the page for a while for some breathing space.. but I hope you guys are all moving forward in a direction that is comfortable for you too! 👌

Well the good news is that the contract turned up. The bad news is that an error was spotted in a piece of the paperwork about the buyers gifted deposit from their grandmother. A piece of paperwork that their solicitor has had for MONTHS and only just realised the amount on it is incorrect. So in short, no exchange today until this is amended, but I'm told we should definitely exchange tomorrow (mind you, I've been told that before)!

The thing is that means we now have to amend our moving date so we have 5 clear days for bank to release funds. Our buyers have proposed the 28th but we've said we can do the 28th if that is what everyone else would prefer, but ideally would rather do the 29th as both our girls are in nursery that day which would make moving considerably easier for us (they're only 1 and 3 and a handful at the best of times), so I'm waiting to hear back now.

I could have lost my temper earlier with all the new cock ups, but I've decided to try and focus on the fact that this is nearly over now, and there physically can't be many more cock ups our buyers or their solicitors can make!

I hope you get some good news soon Misguided. Our EA has also been really good. He's the only that has actually really chased things and communicated with us. Me and DH have decided to get him a bottle of something bubbly as a thank you when all this is done!

LadyFlumpalot the person giving the gift needs to write a letter to your solicitor confirming the amount given and stating that the money is a gift and they don't want any claim on the property in return for the money.
