Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

We are in Gloucestershire - your bog-standard 3 bed semi is selling before it hits the EA window.

Not stagnant over here - even the house near us that is next door to the (noisy) pub sold in a month.

We're having to de-dog too. The dog goes out for viewings (if we ever get any), his bed goes in the car and his bowls go in the dishwasher. The place is awash with expensive reed diffusers and scented candles are regularly lit. I'm assured by friends that there isn't a whiff of dog but I still want to kill him every time he farts.

We sold just over for weeks ago for £15k less than the agent valued at (I bloody knew it was overvalued.) So from listing to offer was 7 weeks for a 2 bed FTB property.

Bluelady it's good to hear someone else has the same farty dog problem. My DH took the dog out just now as we had a viewing and then waited till I texted him to say it was safe to come back. Unfortunately I mislaid my phone in the general panicky tidy up, fragrance spraying and de-dogging as they arrived so I had to run out to look for him. I couldn't go immediately as the viewers were still outside chatting and I'd look a bit crazy running past them. Poor dog, he's very old and he was worn out with such a long walk!

Gloucestershire is obviously the place to sell! We're in the ~very~ slightly less buoyant Wales so I fear such a happy ending is unlikely here.

I found my phone as soon as the need for it was over, of course. All calm again, dog asleep on his filthy bed of rags as usual with his disgusting toys. Honestly no one would want this house if they saw him. He is really terrible with kids as well, likes to have a go at humping them if they get near him, so that would be a very bad thing as well. Anyway, Blue and Conspiracy, thanks for responding to my venting. The blooming place has been on the market a week and already I'm sick of it.

We also de-dogged on Saturday - the viewers were here so long that Ddog clearly got bored on his walk and DS stopped paying him attention so he spent the last 15 minutes of the walk rolling in fox poo. Thereby undoing all my shiny floor mopping and window opening in 60 seconds on return. And no offer either 😡

Another viewer booked in for Friday has just pulled out. Also fed up even though it's only been 2.5 weeks

I'm in Wiltshire. House is a 4 bed detached in an estate that is about 10 years old. Had feedback yesterday actually. 1st one said garden too small. 2nd thought the living space wasn't big enough compared to what they already had. 3rd and 4th viewings likes it but weren't proceedable. Had a call today to book a viewing for Thursday and have one booked in for Saturday. Its not even been a week but I'm so impatient!! 2/3 beds round here sell before they hit right move. Glad I've found this place, the constant cleaning with 2 kids, Work and school is driving me nuts already. Any coping strategies?

Had over 20 viewings since January and three offers. All three offers are ridiculously low though. And no-one has loved it - they have just offered because they thought that they could get it cheap. Don't know what to do really.

Almostbutnotquite I must say I have no interest in feedback other than wanting to know if they want to make an offer. It's just disheartening to hear your garden is too small or the kitchen is whatever. I don't want to hear it, myself. I can't decide about coping strategy really, especially with regard to the tidiness and cleanliness, which is way beyond my normal. I don't know whether to basically keep the place 'viewing ready' at all times, or just go about our usual messy, sloppy way of doing things and then have a major blitz each time we get a viewing. It really depends how often the viewings happen, I suppose, and it's too early to call. So far I'm trying to keep relatively tidy and clean, but I'm going to get bored with that soon, I can see.

I am finding it so stressful keeping things tidy and fresh. Almost impossible.

I have had so many viewings and the feedback is always that they wanted something Victorian, (so why look at mine?), and not so near the road, (so why view a house just off a main road?)

So very depressing

It's hard when it's things you can't do anything about. Sometimes I think people just want to use an excuse as they can't just say 'no I just didn't like it'.

I'd much rather they just said it wasn't for them. I'm opting for the immaculate at all times approach, it degeneration all too fast if I let it slip. Secretly I quite like it although it's an absolute pain not being able to find anything.

Urgh! Wish I could maintain immaculate but I don't think I could allow the children through the door - might suggest they have a car camping trip for 3 months

Reed diffuser things bought, along with air spray, dettol, super strong fabric conditioner. I am gonna make this place reek by Friday!

No other viewings booked here and it's been on the market for 3 days Sad

When we sold nearly 2 years ago in a very flat / falling market we were up for sale for a month before we even had a viewing, and then we only had 2 viewings in total. Sold to the first viewers at a very good price (couldn’t believe our luck).

So it is true that you just need the right person through the door.

The viewing last night went well but they have decided on another house, polar opposite of ours, a fixer upper with an huge garden. I thought they would. We still have our first viewers who are interested but pondering another offer. Tbh, if they came back with their previous offer we might be tempted. You just never know how much to stick to your guns, do you? In the end, you just want to get on with your lives...

It's hard isn't it? On one hand it seems a shame to hold out for and extra 10k but that money could make the difference between being able to afford your dream home or not.

Although I haven't even found a house to move to get any way!

Glad the viewing went well for you anyway, Tripped maybe you can look at it as good practise for she you take the ones that are going to buy around? I'm starting to dread viewings much like I would a work presentation 😨

I feel that way too, conspiracy - I really go all out to impress, with hardly a thing out of place (apart from in my office and even that doesnt recognise itself) and I suppose the more you do that, the easier it becomes. Regarding taking an offer, these buyers made an offer that was 3 grand off what we wanted, actually 13 grand off the total. It was their second offer so we just hoped that they might come up with that bit more, but so far they haven't and they've gone off to look at others. Now it looks as if they have slipped away, we are just wondering if maybe we shouldn't have snatched their arms off and taken the money. I'd feel better if we had a list of viewings for the next few days, but we haven't. Do most viewings take place at the weekend? I hate having to sort of be on standby all the time! Mind you, to be honest we haven't seen much that we would consider buying, so might turn out to be for the best.
