Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Beautician may I ask why you’re going to reduce then specifically? I’m curious about your game plan (because I am trying to make one!)
I think I should probably be accepting the offer we had today but I’m so disillusioned with my EA that I’m struggling to want to. We have literally had no feedback from any of the ~10 viewings we have had and no idea why the offerers wouldn’t go higher (so I don’t know if it’s all they could afford or if they didn’t think it was worth more). I’m just so frustrated that I have nothing to work with! I got irritated with him about a fortnight ago and pleaded for any feedback or suggestion. He ended up telling us that if we didn’t want him to sell it then he wouldn’t hold us to the 12 week agreement; I was a little bit stroppy but definitely not enough to warrant him just throwing in the towel! Our 12 weeks is up at the end of August so I’m debating taking it off with them and putting it on with another in early September when the holiday season dies down. I just don’t know enough about the market to confidently make a decision.

Curiosity one reason is not wanting to pay my EA their commission as I don't think they've earned it. They are rubbish. Another is that I start a new job soon so having a few new wage slips will be better for my next mortgage application. I am kind of pinning my hopes on the fact that we will at the very least get people through the door with a price cut of almost £15,000. Plus we will be the lowest price large 4 bed in our area. We are worried if we don't sell soon all the new builds we want will get reserved. One we really like won't be ready until next spring so we will have to go into rental if we manage to secure that one.

Be careful with the offers over thing Beautician, or brief your EA to expressly not send anyone who cannot afford to pay the offers over price around. When our chain fell apart last November we slaughtered our price from 425k (which we were getting viewings at) to offers over 400k, in the hope of getting a quick sale & still buying the house we were at the point of exchange with. We got loads of viewings, despite it being just before Christmas & a dead market. The viewers were all good buyers & they knew it offered accordingly. We had 370k-380k. One offer for 375k was even from someone who hadn't viewed. To put things into perspective, we were offered 375k from one of the "we buy any home" companies a few weeks earlier & they always offer a significant % below asking. Just make sure your EA knows what you need, thats all I'm saying. Would first or second week in September not be better to remarket or make any changes than last week of school holidays where everyone is rushing around like a blue arsed fly getting DC ready for the first day of term? Just an idea!

In regard to our own situation, we actually have pretty much nothing to look at at the moment, so have our hearts set on a new build. We've managed to provisionally negotiate a decent deal on it too. If someone buys that we have one other option. If that goes I think we'll just move into rented & wait for more to come on the market. Everything we liked sold a few months ago. There have been far too many loved & losts. The house we were due to buy last year sold in February. Im not sorry about that one tbh. I always had doubts about its location.

Well just had the guy round from the company that helps depositless people buy houses. Seemed positive, he liked it. Said he'd sold a few before round here. Said he would "put the feelers out" whatever that means and basically said he will let us know if he gets any interest. Basically said If he found any one keen he'd let us know and they wouldn't buy it until we are out of contract with the EA - save us some commission. Tempted to sack her off anyway but only thing stopping me is the viewers who are still wanting it but trying to sell theirs

@flamingofridays we are the equivalent of your viewers, desperate to be able to proceed on a particular house as soon as we've sold so hold in there!

No update from us - no viewers lined up, house we want not gone sstc. We're tied in for 20 weeks Shock which I think takes us til october some time. Next time I deal with an estate agent I'll be negotiating the tie in period!

Moving Yes that's a good idea waiting until the children have gone back to school. I guess it makes little difference. We aren't getting viewings and we don't want to pay our agent Angry. I don't know whether to just reduce it to £270,000 but then we would struggle to get anything with £250,000 so would be better off just staying for a while and we really want to leave. It's so frustrating.

One of you that has been on here a while are bound to get good news soon, surely.

MovingThisYearHopefully I’m definitely taking that advice too! Our contract ends 23/08 and the kids go back to school 3rd September so that gives us a good week off the market.

JGM any offers? Did you go on end of May/beg of June also?

@curiositycreature no offers, just an 'expression of interest' from someone who hasn't yet sold. Yep beginning of June I think, reduced by £10k after a month or so, we're now the cheapest 4 bed in the area (none of which are selling). I get all the 4+ bed detached houses in a 5 mile radius emailed to me from rightmove and there's maybe 3 a week tops coming on the market since June. To me that seems really quiet but I didn't really monitor the market before we joined it!

I mean, I’m no expert, but that does sound like a slow market! Did reducing get you more interest? And you’ve had about 25 viewings in that time?

We're in South Yorks. Reducing made not one bit of difference! We're averaging about 1 viewing a week now, had 3 per week for the first few weeks. We're not desperate to move (apart from wanting a particular house we've seen!) so I'm reluctant to reduce further and quite possibly still get no interest - financially it would make much more sense to stay put and extend, and if we miss out on the house we like I reckon that's what we'll do! I kinda just think that if there isn't a buyer out there wanting a particular house type in a particular area then there's nothing much can be done about it!

There are lots of houses built on well-known estates in a standard layout which appeal to the masses. But I think anything outside of that just takes a unique buyer. (Look at me convincing myself!)

I’ve been thinking and have decided I’m doing nothing now till September my flats still got work going on till mid September so if nothing before then I’ll reduce in September. Fingers crossed for everyone

Argh!!! We were 90% down the track and we've just this morning lost our buyers. He worked offshore and has been offered a contract abroad, apparently.

😭😭😭😭 ours is back on the market and we're waiting to see if the vendor will hold the one we've offered on, please can I come back to this group?

agent has just called me, guy who glanced around the house yesterday has made an offer.... of 90k.

Christ.

agent already told them we wouldn't take it, she went back to him with 100k and he said no. Have told her we will take 98 absolute lowest

he wants to view again with his son (who the house is for) on sunday.

hmm.

We've lost the one we've offered on, but yes that's me with the furniture, so now we have that back!!

So here we are, 100% back at the very bloody start!
