Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Pixie that sounds incredibly frustrating. I hope the coming spring helps with the market in your area and you get a sensible offer soon.

Hello! Sorry to hear you’re stuck in this market, pixie. We are too. Been on the market for 2 weeks now but were also on last year and didn’t even get any offers. We have had several positive viewings and one second viewing but no offers... everything has ground to a halt with the snow.

I’m also desperate to move, we are in a small 2 bed flat with no garden, all my stuff and DC’s is in storage. With prices reducing, 3 bed houses are starting to come into our budget so I want to buy now, before they go up again. We have seen 2 we would offer on if we could! We are in a very expensive area, London/Surrey borders.

Sorry it's still so slow for you, Pixie, it must be very frustrating.
Until today I'd have said yes but our vendors are now being arseholes Hmm they're quibbling about fixtures and fittings - none of which we want really anyway, but more importantly they want to move the completion date later 'and trust this will be acceptable to you'... erm, no, actually.... sigh...
Whatever happens we are prepared to go ahead with our sale. We have somewhere we can move to temporarily if needed but if we do that I will probably pull out of our purchase and wait for our dream house as the one we are buying is a 'ticks the boxes' house, I'm not in love with it.

We've just gone on the market in commuter belt land! So far just one viewing who's feedback was that they fell in love with it but that it's too small! Then the snow hit... Fingers crossed things pick up. House prices here are all over the place, nothing seems to make sense!

Hi, just wondered how you are all getting on??
We've had loads of delays. Still hopeful everything will go through. We have pushed the move date a bit (well... Our vendors have) and aiming for 6th April.
But we haven't managed to exchange yet as our buyers delayed everything having extra surveys then asking for a price chip. Waiting for their revised mortgage offer but one of the buyers was hit by a car today! You couldn't make it up really!! Luckily she's ok but obviously not chasing things up today.
Hope some of you have had offers since we last caught up?

I am planning to put my house on the market early April and trying to get some idea about the current environment.

I have spoken to several local agents who all assure me that the market is moving, but I am seeing little evidence of that on Rightmove. I do see properties in my area (rural North Yorkshire) coming to market already 'under offer', so wonder if there is a lot of discreet marketing going on.

I am not desperate to sell and haven't found anything to buy, but would really like to move in the next two years, to downsize. My house is definitely a Summer sell as the area becomes a bit dismal and mucky when we get to Winter.

I suppose my question is, what is really going on in the market? Given your experiences so far, would you be going to market in April and do you have any experience of how to get to the 'discrete' market, so that I can actually find something to buy?

Also North Yorkshire and went on the market (semi rural nr Thirsk) two weeks ago. Very little interest and only one viewing - they have made positive noises but aren't on the market themselves yet Confused Estate agent says its "disappointing" but to give it time, I'm not so sure...
Are you on the market yet?

The market must vary so much across the country. My property went on the market last week. I've had 54 viewings and a closing date set for tomorrow. I'm shocked!

Hello again! I posted here back in February.

We are going along with our plan to rent out the house as the market is totally dead in sunny Surrey.

We have taken a five year fix on the mortgage at a good rate. We will of course get consent to let when the time comes, but building society said it shouldn't be a problem.

We also are getting a five year fix on the new house which we are waiting to exchange on. I am of course worrying as we have had 2 fall through just before exchange.

Pixie, I was interested to read about your problem neighbours. We have had a nighmare with ours, who built a huge vile extension, with no party wall agreement. They destroyed one side of our garden and refuse to pay compensation. I hate them.

Hmmmm....interesting, wonder if we are priced too high? We did go with highest valuation, mainly because of the agent (didn't like the other two...). Will give it another fortnight I think and then review

Also selling in Surrey, ten viewings, two offers (one of which vanished) and the others aren’t even on the market yet. No veiwigs booked since before Easter.
Nothing seems to be moving off rightmove at the moment round here.

I am not too far from you, but not yet on the market. Am trying to understand what is happening and get my timing right.

It needs to be in the next fortnight - month, if I am selling this year, but I am concerned about putting it on the market if nothing is selling and having it sit there for ages. That will just lead to pressure to reduce the price.

I am also concerned about finding something to buy.

Can I ask who your agent is? I am coming to the conclusion that the right agent and right valuation are very important at the moment

lunenburg we are on with Reeds Rains
Three valuations from three agents chosen at random - they came out highest but I chose them because of their contract (9 weeks, suspect can opt out easily), commission (0.9), professional photos (we paid but will be deducted if we sell) and I liked the guy who came round. Not v scientific and buyers aren't beating our doors down but they have kept in close communication, secured us a second viewing and offered to reevaluate in 2 weeks time, hth. If it's any consolation a whole host of properties have sold STC in our village in the last weeks so I am fairly optimistic .....

I have only heard good things about Reeds Rains Banquosghost, so hopefully they are a good choice. It is a good commission rate too. The lowest I have been offered is 1.25%

I have been very surprised at how few agents follow up with me after a viewing. It makes me cross because if I am on the fence after I have seen a house, a phone call, discusdion about any concerns and a second viewing might secure a purchase.

Am keeping a list of Agents who just don't seem that interested in me as a purchaser.

How is everyone getting on? I've been lurking as House wasn't on market but it went on last Thursday and have had 4 viewings so far and 1 booked for the weekend. I was expecting to have a few more booked in this week but I'm trying to stay positive.

Hii! We're officially on the market as of yesterday 🎉 We've got a viewing booked for over the weekend and I don't think I'm going to cope too well with the rollercoaster of selling a house so I need a place to vent/obsess/panic/cry/laugh

Someone please tell me stories of how they sold on their first viewing at full price and completed in 6 weeks. Or failing that, please reassure me that this won't be the only viewing we get for the next 6 months Confused

Hope I can join this thread? We put our house in the market last week and have had an offer from the first people to view, then upped to a bit higher but we are holding out for more than they are offering. Now really wishing we had given more thought to the second offer, as it was quite a good one. It sort of gave us a false idea of how popular our place would be I think, coming so early on. We have someone else coming tonight to view but they haven't sold their place yet (the others had) so I'm not too excited. I'm so sick of keeping the place looking tidy and clean as I'm not really very good at all that stuff. Also we have a dog so de-dogging the place is a nightmare. How do others cope with the dog business when they are selling their house? Ours is such a stinky old dog we have to get him out of the way!

New seller here. We went on the market on Good Friday. It's a bit of a niche property - 400 years old, inglenook, beams, not s straight line in the place. The agents were wetting themselves. Went with an asking price £20k below highest valuation.

We've had one appointment for viewing which was cancelled as they had an offer accepted on another property. Since then nada. I'm feeling pretty depressed.

I want Trippedupagains's luck! I wish I had some de-dogging tips...that's top of my list to do before the viewing. Clean all the paw prints and doggy smell off everything.

I want to move to your house Blue Lady I am at a loss to find anything around us that we can afford that isn't brand new. I want character!
