Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Can I join? Just on the market in SE London. Tiny two up two down with downstairs bathroom. Nice garden with decking though and Crossrail coming. Hoping it will sell fairly quickly but I know there's a limited market for this sort of house. It's our last chance to trade up as we're getting old! Don't want to be stuck in this house for the next ten years!

Hello everyone. New seller here. We have our launch day (as the agent rather grandly calls it Grin) today. We have six viewers booked. The agent said they expected around ten so perhaps six is what they really expected! No doubt someone will cancel...so nerve wracking.

Bluelady your house sounds very like our last one. It won’t be for everyone but when someone loves it they will fall heart and soul, as I’m sure you did. Good luck everyone!

No viewings here for the last three weeks, one offer of 25k under that I wish we’d taken as when we said no but close they disappeared.

One offer of 15k under which we’ll accept but they haven’t sold theirs yet, and they’re probably still looking before they get locked down.

Dream house is still on the market, but the agent is still trying to sell it to anyone who’ll have it!

We’re in Surrey. Have been on the market four weeks. Getting 3-4 viewings a week but no proceedable buyers and no offers yet.

The house we love has been on the market for four months and is (we think) overpriced so we’re hoping that someone offers soon sonwe can offer on that one. There’s not much coming onto the market in our price range and area.

How did everyone's Saturday go? I had a viewing last night and today and today's made an offer-20k below asking. I went back and said no and they offered 15k below asking and said that was their last offer. I'm thinking about it over the weekend. I think 10k below would be the absolute lowest I would go. What do people think?

Hello all from stagnant Surrey. Welcome to all new posters & hi to old ones. This is Pixiedust1973 who originally started the thread. Had a name change in the hope it will change my luck. Been off licking my wounds for a while. Didn't realise this thread was still ongoing.

Its been a year now since we first went to market & 5 months since we stupidly gave Purplebricks £1200. Its been a complete rollercoaster. We lost the house we were buying back in February which really landed us in it as we had put all our eggs into one basket by drastically reducing to get a quick sale. This did us no favours whatsoever as the only offers we had were another 25-30k below our already low price. I think people wondered what was wrong with the house or assumed we were desperate & willing to accept any offer.

A couple of weeks ago we decided to shake things up & pulled out all the stops, had new professional photos taken & seemingly crazily increased our price to what it was before. Its worked because we have already had 2 viewings booked.One took place & one cancelled because they were offering elsewhere, but may well come back to us, we also have a new person tracking our property online. Personally I want to ditch PB, have a break for a month & come on with a new agent, but DH won't at present.. Hmm We will see anyway!

Almost. Without knowing how your price compares with other properties, how realistic it was to start with & if a reduction of 15k would enable you to offer on a house you want to buy, its impossible to say what you should do. Perhaps say to the potential buyers that you appreciate their offer & you'd love to sell to them, but are unsure if you can proceed at that level. You're not turning them down but you need to see what is available & start looking at & hopefully offering on a place yourself. If you can negotiate a good enough discount going forward then this may well enable you to accept their lower offer. Good luck & keep us posted. Flowers

Thanks, Singing, yes whoever buys this will definitely do so with their heart! After three weeks with no viewings, we've decided to give the estate agent a prod, remind them they're a quarter of the way through their contact and rewrite the copy which really doesn't do the house justice. We haven't been in the local property supplement for the last two weeks either.

Update from North Yorkshire. 3 viewings in as many weeks - plus one second viewing. All good feedback and very enthusiastic - but - one has only just gone on the market and the other two aren't even on and I'm not even sure if they are ready to be...
Still, dream house vendor has also disappeared so I guess we can just hold on until he reappears or something else comes up. Stressful though!

Two viewings at the weekend and one tomorrow. No feedback yet. I feel quite impatient now as I want to move on. Daren't look at anything because I know I'll fall in love with something and then won't be able to proceed.

Two houses near us have had offers at the asking price (around £300k) a day after they went on the market!

We viewed one and it was okay, but we thought it needed about £20k to update bathrooms/kitchen/garden needed work. We thought it was overpriced, but it seems not. North west housing market appears to be pretty buoyant!

We've sold today. 12 viewings, 5 offers, ended up going £12k above top of the guide price! Very happy indeed. We'd had it on with another agent in January, 22 viewings and no offers. We've ended up with £2k more than they had it on for. Now to buy our dream house round the corner!

Just an update (though I feel a bit shy about this, tbh) we have sold the house. We took an offer in the end that was about 3% below the asking price because although we had turned it down initially, we just thought actually 3% off isn't bad, wish we had taken it...then they came back to us and just said the offer still stands. So we took it and we are house hunting this weekend. Such a relief - we only had to de-dog three times in the end as the buyers viewed twice and some others also viewed, so that's a relief. We are now back to our usual mucky, messy, doggy house! Best of luck to the rest of you now and I hope you all sell soon.

Tentatively joining - our ad went live online yesterday evening.

Already feeling stressed out about it all.

I know realistically the pictures look fab, the location is great, the price per sq meter is less than average for the area. But I had a load of anxiety dreams last night where either no one was coming to view or people hated it.

Are there any other London sellers out there? I'm SE London but finding it hard to gauge the market round here. I know the houses we've seen that we would potentially buy have one by one been selling, and not much coming on to replace them.

Friday I'm also in SE London but have a difficult property to sell so I'm expecting a bumpy ride. There isn't a lot coming on in our small-for-London budget. We'd love to stay in this area but realistically we might need to move further out to Kent.

So, so pleased people are selling! That cheers me up no end. Back to the hoovering ready for 1.30. Viewer's a doctor from London, hope that makes them think this is a bargain!
