Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Very frustrating Tokyo. We had a house around the corner from us that was originally on for 50k more than our (priced to sell quickly at 400k as already in a chain) house, sell at 422k. We were getting offers of 370 & 375k for ours. House almost identical, only difference being a tiny utility room & toilet add-on downstairs, so small there were no measurements. This house is clearly dated too & ours is fairly modern. It was on with Purplebricks like us & our local idiot expert couldn't even manage to get these people through our door! Angry Still pissed off about it! Hmm DH saw the people moving in today. Sad

I think you've said before that other houses on your street have sold recently-are they also houses either side of them? Could be worth looking at how much they have sold for if you can. Personally I wouldn't be bothered about our next place being a terrace or end of terrace/semi detached, but I know DH is wanting the latter so could be why the one a few doors down has sold for the higher amount if it's desirable for other people?

oh no I am sorry to hear that Tokyo I am dreading the same happening to us to be honest. I kind of wish I had not viewed any!

I thought about doing a thread like that but I am too chicken as well and also all the feedback has been the same, lovely house, wrong area. And theres unfortunately nothing I can do about that. I just need my buyers to sell their house :(

I think we are going to reduce ours today when we get feedback from yesterdays viewers.

Feeling a bit down! DP, who never over thinks ever, couldn't sleep last night for thinking about it. Boo :(

I have just heard that our potential buyer had an offer which they accepted, however their agent failed to tell their buyer they had accepted, and she has now found somewhere else.

we could be sold now if it wasn't for an incompetent agent :(

Interestingly I’ve just being reading that the number of 30 & 40 somethings leaving London for other cities is at a record high. Market where I am in SW London defo suffering.

And although anecdotal it reflects my experiences with 4 of my 5 friends/neighbours who are moving, only 1 is going to the home counties & will commute. The rest are relocating jobs & lifes to new cities.
