Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Our house doesn't need anything doing to it and I think it's going against us a bit. Everyone's wanting something to make a profit out of round here and ours unfortunately is not that.

Still hoping interested couple sell. Contemplating reducing. This is week 4. Not long but i just really wanna get out of here!

Fingers crossed everyone! Our viewing today was positive. Apparently they "liked the room sizes". I almost asked the EA if he was taking the piss lol. They also like our garden size because they have many animals. Hopefully this generates an offer, but I won't hold my breath!

The problem we're having now is that we don't really have anything to look at apart from some new builds which are a little further out than we wanted to be really but offer the best value for money. I'm a bit wary of new builds after all the horror stories you hear. Anyone got experience of buying a new build from any of the main developers? Wimpy, Charles Church etc?

aaahhh this is the most frustrating process! So after deciding to take the house off the market at the end of last week we received an offer which after a bit of negotiating we accepted. Today we have been to see a property we were keen on and planning to make an offer on and called pur estate agent to run it past them only to be told that the buyers have changed their mind about their offer. Since Monday!! I am just exhausted by this process and we have decided we are going to stay put for the time being. Good luck to the rest of you I really hope people start getting some positive news soon!

Oh no twinky What a pain! I really really don't want to stay put but have said that if we are in a new house by next summer I'll be happy. If we've not sold by Xmas we need to re think what were going to do I think. I am praying it doesn't get to that.

Thinking about reducing it a bit but not sure.

How long have you been on the market for flaming?. Only a short while isn't it? We are also desperate to move. Started this bullshit March LAST YEAR & we were desperate to be in a new home by Christmas! Can't believe that we're looking to be spending another Christmas here in this fucking shoebox. Angry It's bloody awful, but I honestly don't see anything happening soon. Sad

its only been 4 weeks moving but I am feeling a bit demoralised as generally houses on our street go really fast, I am starting to wonder what is wrong with mine. One over the road went in 2 weeks, it was a right state, no garden, no parking (mine has both all be it a TINY garden at the front) and its lovely inside (I know I am bias but we have done it all out you could move into it) and it has original features that the other didn't have, and we would accept offers at 2 grand less than the other sold for!

I am wondering with the fantastic weather everyone is busy doing other things and not house hunting. I'm not bothered for spending the winter here because the outside space becomes almost irrelevant, but I cant face another summer here no way.

We've talked about it and think we might reduce slightly in august if we don't have any more interest. By xmas we can reduce a bit more too because the (giant) early repayment charge on the mortgage will go away!

I hope it does happen for you moving

Thanks ladies! We are not in top bad of a situation as we love our current house we are just desperate to move to the Beach! I think something is just telling us it's not the right time.

Our agents haven't been that positive about reducing making a massive difference. They have jist said the market is so slow and that it's the People in the flats that are struggling to sell which then means that nothing further up can sell. Until those flats start selling the market can't pick up! Everywhere is so different though but I think We were in big buy to let territory and that market seems to be really struggling because of all the changes recently.

I know you're not interested in extending, but perhaps you could get some plans drawn up and submitted for planning? Then you could potentially have a house with planning permission. Your future buyers may then apply for a non material amendment to change the design to suit their needs - but the biggest planning hurdle would already be completed and it would wake up peoples imagination for what could be done with the property.

Also, this would mean that if you haven't sold by October you'll have the option to extend if you wanted to.

just spoken to the estate agent, our potential buyers house is on the market and they have had 1 viewing. they're using a crap online agent so haven't had any feedback (great)

agent is pushing us to reduce and to be honest im considering it because I want out.

I know its because its glorious weather and I am looking longingly at rightmove and thinking about how id be sitting in my nice garden with dp and ds and aghhhhhhhhhhhhhhhhhhhh kill me :)

We’ve been out all day today and had a voicemail from the estate agent. Buyers are back from holiday and have pulled out. Surprise surprise. No reason given. They obviously had doubts before they went away which is even more annoying. DH seems to think maybe they begrudged having to come up to £110K from the £105K that they originally offered, but we’ll never know that.

It’s so annoyingly frustrating and I don’t get why you’d do that to someone. At least give us some type of feedback to work with. When we make an offer on our next house we will only do so if we’re dead set on it.

We’ve still got no other viewings booked in - last one was a week ago. I know it’s still early days (went on the market on 8th June) but it’s jusy so disheartening. We’re moving regardless on 1st August so really want to have things underway by then, but god knows if we will.

oh I'm so sorry GetOrf I honestly think offer should be legally binding unless something comes up in searches or the like. It would stop people making rash decisions and people would only make serious offers. I really don't understand why people double back on offers but it seems so common as it happened to us too! It sounds petty but I hope it happens to them one day so they can realise how heartbreaking it is!

I am massively stressed this evening, first viewer came on Thursday, loved the house so he said, so much so he can't straight back the next day for a second viewing, still seemed to love it

Over the weekend we have done the silly thing of viewing a house before we've sold, it's our dream house, loads of potential, massive garden etc.

I'm absolutely desperate for this viewer to offer on ours tomorrow, if they don't, I'm sure this other house will be sold and we'll be back to 'nobody viewing ours, nothing that we like to buy'

Argh, I'm actually desperate!!

oh getorf that's crapola.

We had a viewing yesterday, seemed to go ok, they liked the house, had lots of questions (not from the area) but estate agent hasn't yet been able to get hold of them for feedback.

I am hoping and praying for an offer but I am pretty sure they wont.

The other couple who are selling still want it but still haven't sold.

I need a miracle!!

Twinky I totally agree and yes I hope whoever does this to anyone has it happen to them. I would have preferred them to say they weren’t interested.

Keeping my fingers crossed for you both Flaming and Tokyo that you get an offer.

Still no other viewings booked in for ours. We should have tried to get the house on the market in March/April really, but had so much going on. Hindsight and all that. Technically our contract with this estate agent is 12 weeks and we’re almost 3 and a half weeks in. If it doesn’t sell within those 12 weeks do you stay with the same estate agent or what? I’m hopeful we can sell before then but with it coming up to summer etc I’m not counting on it.

I feel quite despondent too. In pricey SW London and want to move to Hampshire. Have been on the market 6 weeks at a realistic price and have dropped by £25k. Today will see the start of more viewings (another 3) and have already had x 31 viewings on the property. Not one single offer. I had no idea the market was so stagnant as hardly anything is shifting round here at all. It's very depressing indeed.

@friendly are you top middle or bottom of market? We've recently bought in SW London so there is a market but we had a lot of choice & haggled hard on price. Prices looked fair if around 2013/2014 Prices.

Hello. Joining in- our one bed flat has been on the market since beginning of May with no viewings. Price cut has been done (twice) and open house in 2 weeks, giving it until end of September I think and then we'll just re let it.

@GetOrfMyBin that is shit. Have you managed to get any feedback since on why theyve decided to pull out after a week, or have they still not given you a reason?

@friendlycat we're in SW London, that's double the viewings in the same amount of time as what we've been on if it makes you feel any better (probably not). There is a lot of housing stock out there as PP have said, so buyers can afford to be really picky we've found out.

That said, this weekend has been good for us-had 6 viewings and two of those have had a second viewing today. Another second viewing is apparently getting booked this week.

I'm trying not to be too optimistic mind...

Still early days for you then flaming. I agree, the weather doesn't help. Those people who don't have to be out viewing because they're not yet under offer are choosing to do nicer things than view houses. I don't blame them!

twinkydink. I agree with your agent, often reducing the price doesn't make any difference in a slow market like this, unless you're prepared to literally almost give it away & lucky enough to find a vendor similarly priced, or are moving to a much cheaper location. I've been shocked at how low some places have gone. One has now gone to auction.

Hi Building. Most of the work likely to be done on our house would come under permitted development tbh & no planning required, where next door have required planning for something slightly different, (but unlikely anyone else would replicate) the plans are available online. We have directed a few people to the planning portal to check out whats on there. I have pricing for a loft conversion with dormer plus 2 contacts in the road who have done recent works & have passed on the relevant info. When it comes down to it though people seem to prefer to pay an extra 100k + & ongoing extra council tax rather than less than 100k to complete their own loft conversion & downstairs extension. Hmm

So sorry your buyers did that GetOrfMyBin. Flowers I guess better now than further down the line though.

Any news yet Toyko? Trouble is you have to look to be ready to pounce when the magic offer does materialise on yours, so sensible to look & be prepared. Its so upsetting when you find something you love & is perfect, then see it go SSTC. We've had so many houses we have loved & lost. It doesn't get any easier.

We have another couple interested in a potential second viewing "when they get an offer". Means nothing. Our original buyers from a YEAR ago are still interested but yet to go SSTC on their flat! Sad

3 weeks tomorrow, 1 viewer and no offers. I did have a thread which showed my home on Rightmove and got about 100 responses from everybody on here basically saying 'it's lovely' why won't the darn thing sell?!?!

Oh well, we're back to 'nothing to buy even if we did get an offer' so the wait goes on!

First thought is that in 3 weeks with only one viewing it would generally indicate a price issue tbh. Can you reduce by 2% to refresh the ad on Rightmove? A 2% drop makes it go to the top of the listings as a reduction & sent out again to anyone looking in the price range.

I didn't see the thread with your house in it. Very brave of you to share it. I'm far too chicken lol. Is it still there? I'll go take a look if it is!

No I got a bit scared about the thread so had it taken down!

I think our house is a tiny bit overpriced, I was expecting it to go on at £219,950 but at the time we put ours on, the house just a couple of doors down was on at £230K, the agent advised us to match it, I thought it was too much but went ahead. After 10 days or so with absolutely no viewings, I reduced to £224,950, the annoying thing is that the £230K house is now sold!!

It's on the end whereas we're in the middle but other than that it was definitely no better, argh!
