Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Apparently it went well (I wasn't here the estate agent did it) she said she'll ring him for feedback tomorrow. Fingers crossed....

estate agent has left a message for yesterdays viewer, so guessing its probably not a goer..... we shall see.

another viewing tonight but have sort of lost all hope now...

going to chase up my potential buyer today too I think....

the house we like has had an offer on it but they have declined it "because they weren't a nice couple" they're v old fashioned estate agents and the sale has fallen through twice so they are being careful who they sell to by the look of it.

he said they wont accept any offers without speaking to us first which is lovely.

feeling down about the whole thing though to be honest!

Good luck with tonights viewing Flaming. We have a viewing tonight too so fingers crossed for us both. Sounds like a very odd situation with the house you like. Its probably a bit of a non-starter tbh. The vendors don't seem serious about selling!

its bizarre. they have already moved out (they are elderly and have moved way down south to be with their children) so god know what theyre thinking

Maybe they can't deal with selling the family home that they no doubt lived in for many years, brought kids up in etc? You'd like to think that at some point they'll realise that it has to be done, its a bit of a risk though with their track record!

Our viewing this afternoon went quite well apparently. They are under off too so hopefully decide to go for ours!

Yes maybe moving I think they had lived there 50 plus years.

Viewing went well. They'd come up from Devon and were viewing a few so I'm not hopeful really. They liked it but.. dunno nor convinced.

Still not heard anything from yesterday's viewers.

Sorry you're having no luck LRL2017. We were on with PB last November & had low offers too. We were very much priced to sell so got lots of viewings. 5 viewings is very low, that does indicate the price is too high unfortunately, plus PB simply do not push their properties & are happy to sit back & do nothing, especially if you're doing your own viewings. Have you looked into instructing a high street agent & getting their thoughts on pricing & marketing? Many of them offer to deduct the fee you paid PB from their commission. Our new agent has.

We heard back from Thursday's cash buyer. He was concerned about the windows (A couple have blown) So had dismissed it. But estate agent said we would negotiate on price (which we will and can reduce to cover cost of full set of windows and doors if we have to) so he is viewing again tomorrow with his daughter. I better make sure everything is immaculate.

Another viewing Thursday also. Seem to have a steady flow at the minute!

Viewing apparently went well but he did ask about some water in the cellar (It's always there it comes through the wall where the coal chute used to be but there's a drain and a radiator down there and I explained this to him)

He brought his (adult) daughter with him.

Just got to wait and see now. Generally estate agent gets feedback the day after so should hear back tomorrow.

Good luck to everyone trying to sell. We've been on for a month now with 6 or so viewings, the only feedback we've had is that the area is too expensive (we seem to be attracting people from cheaper areas of the city wanting to move for the location, but then are surprised that houses around here are more expensive...) We're not desperate to move but I'm already fed up of living in limbo ('do we move or do we extend') so considering reducing the price by 10k (we're on at £250k - Yorkshire).

No feedback yet as couldn't get hold of bloke from yest. They'll ring him again tomorrow I assume.

Got some ftb' s viewing tomorrow.

If no offers by Monday think we're going to lower the price 5k.

Just want it done with now!

Still no feedback. Viewing today utterly pointless as she needed a garden for her dogs. Do people not look at the pictures?? Read the listing?? Aghhhhhh

So frustrating when you get unhelpful, or no feedback whatsoever. Plus when they seem interested & you're convinced they will offer & then NOTHING! Do any of you have any viewings lined up for the weekend?

We had a viewing a couple of days ago. Someone from the agency was supposed to arrive early so I could show her the house in order for her to then show it to the viewers & future viewers. As things turned out the EA was running late & the viewers were early, so I showed them around & she then had a long chat with them afterwards. They seemed very keen.

First thing this morning the partner EA messaged us to say that they are very keen & going to speak to their broker to try to raise enough money to make an offer. Sounds very promising! Everything crossed! We also have another viewer booked in for Saturday who is chain free. Despite the fact that it is technically a quiet time, in reality, we are still getting about 2 viewings most weeks. Nothing new coming on for us to look at... Hmm There is still a new build development to consider though, which would be pretty good!

he has emailed the EA and said he is no longer interested but hasn't given a reason. AGHHHHHHHHHHHHHHHHHHHHHHHHHHH.

We have just reduced 5 grand and now have a viewing for Saturday.

We have found a house we love and it very much looks like we will lose it because we cant sell ours.

We do have a plan B with regards to staying there but its really not what we want at all!

Oh no Flaming. So frustrating when that happens! Angry Still no word from our potential buyers yet who were apparently seeing a broker with a view to making an offer on Thursday! Hmm

Glad you found somewhere you like & hope it doesn't go before yours does. So soul destroying when that happens. We've lost at least 5 now. Sad Fingers crossed that Saturdays viewings generate offers for us both!

Would love to know what happened with the OP in the end! I think she must be very near me.. I'm on the other end, just sorting getting off mortgage on my dad's house (long story) then we will be looking.

Our first viewing this aft was really good. Young couple absolutely loved it told us we had a beautiful house, That they wanted a second viewing with their parents and they'd try and sort a mortgage out asap. They were very sweet and I just hope their parents like it too and they can get a mortgage.

Second viewer was a guy who was moving here from Scotland and viewing 4 this weekend. Seemed to like it but with him seeing others I'm not putting any bets on him!

Hopefully will hear from the agent Monday with another viewing for lovely young couple.

We lowered our price on Thursday, I called the estate agent Friday afternoon to discuss my concerns re: lack of offers - an hour later they called me back with a cash buyer wanting to view. I feel a bit suspicious...

jgm That does sound a bit suspicious, rustling up a cash buyer so quickly, and just when you are sounding unhappy. Do you think the agent might be trying to keep you sweet to try to stop you form thinking about taking your listing to another agent? This 'cash buyer' viewer presumably keeps you with the old agent whilst the price drop psychologically beds-in with you. I'd be tempted to go elsewhere, since the first agent overvalued your property. And not to reward them for their overvaluation.

I'm not sure what to think - but they know we are thinking of staying put if we miss out on the house we want (already missed out on one). I'm wondering if they have tipped off a property developer thinking we'll take a low price (we won't). The market seems dead up here at the moment (South Yorks).

No joy as yet. Todays viewer is at a very early stage & also looking in other areas. They don't seem sure what they want, so I'm not holding my breath lol. We chased our EA on Whatsapp as to the other potential from Wednesday & he said he was off work today but would chase on Monday. He did say that another viewer who really liked our house has a lot of viewings today on their own place, so perhaps something will come of that?

Nichelette, I am the OP, I just name changed for luck. Not that it has worked yet.. I can actually say that since I started this thread I have noticed houses come down further in price & the market is even tougher. Only the really stand out & or very cheap places are selling. Sad

Hopefully one of the viewers from this weekend come good Flamingo. I used to think 2nd viewings meant strong interest & an impending offer, but we've had so many 2nd & 3rd viewings even which haven't amounted in an offer. So frustrating.. Hmm

Does sound pretty suss tbh jgm tbh. I remember a similar thing happening with our ex EA. Might be worth seeing what other agents have to say if you are in a position to change. One thing to consider is that if you are upsizing then the discount you should be able to negotiate on your ongoing purchase will be greater than any reduction you need to make to buy it, as long as your potential vendor is singing from the same hymn sheet, which often they aren't & is a huge issue.. If you really don't have a pressing need to move then perhaps staying put is a sensible idea? I wish we could as I've seriously had enough. I have 2 special needs teens who keep asking me "when are we moving?". The same answer always, "I haven't a clue!"

Yes I thought the same 're second viewings but nothing. The one (not proceedable) offer we have had they only viewed once.

This couple did seem reaaaaaaally keen so I am hopeful

flamingofridays How long do you think you will you keep doing viewings without selling? It must take a lot of energy. Do you think you could keep them up indefinitely, week in, week out?
