Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Friday no feedback is annoying, but I’m quite convinced the office junior made most of ours up really so not sure how valuable it is. Hopefully you have a much better agent!

Speaking of agents... Purple Bricks. I know another poster here had a nightmare with them but wish I’d paid the £800 and gone with them. Again a good part of that is because our agents are appalling but the only proceedable and realistic offer came from the only viewer I showed around and the sales progression team have been as useful as a chocolate fire guard. I resent their £2,400 fee because frankly they did fuck all to earn it.

ohdear good luck with your open evening, that’s a good amount of viewers lined up and you only need one to love your house enough to offer.

We did exactly the same oh - we’ve gone with the agent we liked best, low commission but lopped a bit off their suggested asking to match the average of the others we saw.

We got good feedback from our viewing today - finally Grin and we have been told by agent they say they will come back with an offer over the weekend. I really hope so Confused

We went on the market on Thursday night and had a viewing booked in by 9.30 the next morning. We've shown one couple round this morning and have 11 viewings booked over the weekend! Can't believe it! We are using Doorsteps, who have been excellent and only charge £199 to sell your house.

Wow Dicky that’s very positive! Hope you get good feedback.

We had a second viewing and 4 more firsts (apparently) today. Makes such a difference with the sun out, the house is much brighter and airier. We will see.

We were hoping for a flurry of viewings when we launched but apparently where we are this last week has been very slow. Anyone else finding this?

mag here it’s been very slow since Jan and we are getting almost no viewings except the last people who say they are now seriously interested!

Wow @Dickybow321 that's amazing!

We're on Rightmove/zoopla as of this morning so hoping that will generate interest. We've been on with the estate agent since Friday, had a viewing yesterday and another booked in for Tuesday. Not heard any feedback yet from yesterday's viewing but I guess that's because of the bank holiday. We're in London but really not sure of the market at the moment-some things have been on for ages whereas some are getting snapped up. Hopefully we're the latter!

Dicky we're putting our house on the market and i've been thinking of trying Doorsteps so it's great to hear positive feedback!

Aren't they £99 though? Or is the £199 for something extra?

I think it’s also the weather! We’ve had our interest since the sun came out and I have to say it looked gorgeous in the sunshine when the last people viewed. We are on tenterhooks waiting for an offer as they said they needed the weekend to think it through.

Three asking price offers! I'm in a Northwest town. The market is strong here because prices are still relatively affordable.

@Bluelady yes you can Grin

Doorsteps have been absolutely amazing. £199 is so they come and take the pictures for you. If it's the £99 package you have to provide your own pictures and write the description. I think its a no-brainer to use them. Have a look at their reviews on TrustPilot. And the service has been awesome. It's Sunday at 7.30pm and I've just come off the phone with the lovely lady who is negotiating with the buyers. Their For Sale sign is pretty too.

I don’t think it would work for us Dicky sadly because we aren’t in a big town. People in the next few streets who’ve gone with the online agents (purple bricks) don’t seem to have sold. Think where we are isn’t somewhere people usually search and most like we did end up here after they are taken to see it as a possibility by the agents.

This is what I’m telling myself to feel better about the commission Grin

Purple Bricks aren't cheap...its around £800 I think. To put your house on Rightmove Hmm. I know this is a lot cheaper than the traditional estate agents though. Doorsteps have just taken it to another level. But I see your point if people don't search your area then you need an agent that it pro-active. If I were you I would ask viewers how they found your property.

We don’t see them either as all viewings done by agents but i think you are right and if I lived in London or another big city I would definitely do an online agent and save money. We are going to be giving ours £5k!

Oh no! Think we’ve been ghosted too - agent not able to get feedback from the viewers who came and said they were making an offer on Friday!

Not sure how I’m going to tell OH - he was convinced we’d sold!! Sad

Ah once that's not nice. We are just over 5 weeks on the market in North Yorkshire with only three viewings to date (one more lined up this weekend). Two of the potential vendors were so "desperate" to see our property we ended up changing weekend plans to accommodate them. Neither couple have been contactable since Angry
I'm quite happy to received negative feedback (as long as it's constructive lol) but why be in such a rush to view something (and drag kids along too) and then not be bothered to reply to follow up? Both couples also have houses to sell, surely they understand what it's like? Very frustrating!
