Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Have had a smattering of viewings over the weekend since going live last week. Had a couple of buyers come back to the agent asking specific questions, so now I'm stressing that my answers will be off putting. Still waiting for full feedback from the agent from all the viewings.

We (perhaps stupidly) went to view a house on Saturday that we will offer on once we get an offer (unless it sells before). So I'm feeling really anxious about it all!

We finally had a second viewing yesterday - only our second since we went on three months ago. I killed myself buffing and pimping house to best possible state so really hoping for a second viewing from these people. They aren’t proceedabke though as they haven’t sold yet! What do we do if they make an offer?!!

Just to be clear yesterday was the second time we’ve had a first view - we’ve only had two viewings in total including yesterday. Market sooooo slow here

I just don’t know what to do about ours. I think it’s a nice house. It’s on a great road, probably one of the most popular in town. Brand new floors, neutral design, new kitchen and bathroom. Yet we’ve only had a few viewings.

We’ve only had 3 viewings, but that was to be expected as it’s a 10 year old house. So the market was always going to be limited to people who really have decided they want to live on this estate (it’s a very nice estate). And that’s what we’ve had really. But we have an offer that, while stupidly low, is enough for me to move on (and no longer have to share a house with exP).

Whereas down where we used to live (and I wanted to stay but was persuaded by exP) houses are selling quickly. Often within days. Our old house has gone up in value significantly, even though I know the new owners have done nothing to it. ExP is still very reluctant to believe that our old house and the 1930s estate it was on are, in fact, highly desirable because he is an idiot.

You’ve both made me feel better - we’ve had the downstairs painted for the most part, all wooden floors sanded and varnished, new carpet in living room and new flooring in family bathroom. We can’t do more!!

We are supposed to be having a second viewing today but they haven't confirmed so I'm hoping my frantic tidying prior to leaving the house with two kids wasn't in vain.

We don't seem to have any more viewings lined up yet, I was hoping with the nice weather at the weekend a few more would be booked in for Saturday.

We've been on for a month. Dropped the price last week and it's caused a flurry of viewings, but no offers.

Not sure what we can do. I'm sooooo fed up because we've stupidly found something we want

We're the same, Hmm. Found our next home but nothing at all moving here. Houses in the price range of ours are languishing for months. We went with the lowest valuation our agent gave us and now they're talking about lowering the price just four weeks later. I've lost all confidence in them now.

We've only just gone on the market but the lack of interest is really disheartening.It's competitively priced as well!

Have another booking for the weekend now, but still no news on the second viewing. They asked loads of questions and I measured windows for them, so hope they don't just disappear now!

Friday I really hope you get an offer now!!

Our second view is on Friday and I’ve just cleaned today to within an inch of my life - floors, skirrings and done more decluttering etc. Think I’ve spent 6 hours on it just today Shock

We’ve had weird feedback on the price with everyone telling us it’s jitters about buying in general and agents say they’ve had no feedback ours is on too low.

Personally I wouldn't touch PB and would be very wary about a property being sold through any online "agent". My impression is that sellers quite often have to revert to a conventional agent in the end and the PB fee ends up being money down the drain.

@Monty27 as a buyer, a house would have to be very special and priced competitively for me to even consider viewing a house with purplebricks or any prepaid online agent.

What lots of people do not realise is that the real struggle in house buying is the point from offer to completion. The EA needs to be very active in helping this along in most cases and I am hard pressed to see the motivation for PB to push forward as hard as an EA still waiting on their commission. This is where high street agents really earn their commission and I think this is worth every penny of the £3000 price difference between PB and our EA.

I would view a pb property with no concerns but I wouldn’t be clear on where the price sat. I now know locally who values what higher!!

I can’t believe I’ve previously not thought too much myself about the amount of work the vendors have put in to create what I see at a viewing!!

Can I join? Our house went on the market 2 days ago, and with 2 dogs and a baby, the stress of keeping it clean and tidy is already making me doubt whether this is a good decision! (And don’t even mention viewing houses....)

We had 3 agents value it, and agreed beforehand we wouldn’t go with the highest estimate, as we’d rather be realistic.... except we liked that EA far better; told us what we needed to improve, seems straight talking, didn’t try to kill off my neighbour Confused. So we negotiated the asking price down, and challenged him to give us a super low rate if it didn’t make the asking price. He agreed straight away, which makes me think/hope that he is confident in getting a good price.

So after 2 days on they’ve decided to do a semi-structured open evening, and have 10 people booked for it, and a further 4 on other days.... hopefully we can find a buyer quickly! It’s in a good FTB area, but is the less desirable end of it, so I worry that people will be put off by that.... arghhh.... it’s all so nerve wracking! Grin
