Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Right we’ve not been ghosted - they are back in touch with an offer but at over 75k less than the asking. Not sure why they bothered to view and have had to say that it isn’t in the right bracket and we are prepared to talk if they can go higher.

A bit late but we had 19 viewings in 3 weeks in late Feb/March his year but that only generated one offer which we accepted at £15,000 below asking. Our house is a smallish 3 bed end of terrace on a really lovely street so we benefited massively from being a bargain for the location, but the EA photos made it look bigger and as a lot of the houses on this street are larger most people said they liked it a lot but it was too small. We snapped up the offer because we had already offered on our dream house and we just wanted a quick sale. Sadly it’s turning out to be slower than we wanted but it’s still ticking away. So in our case more viewings didn’t lead to more offers or being able to command full asking price etc.

Over £75k less than the asking price! That’s an offer to be embarrassed by.

I wouldn’t even look at houses with asking prices that much over budget. That way disappointment lies when you look at what you can actually afford.

Exactly! I couldn’t agree more unimaginative!!

I think they are in denial about how much property in this area costs and probably they think it SHOULD be cheaper.

I have said to agent to explain we aren’t being greedy as if we lost 75k from our asking we couldn’t afford a similar property where we want to move to - we have to stick to the broad range of the asking.

15k off sounds fab to me, Bug!

If we were offered £15k below I'd bite their hand off. £75k is a piss take.

At this point I’d be happy (enough) with £15k off the asking price too.

I’m actually trying to imagine phoning up an EA to offer £75k below the asking price. I really could not do it. I’d be mortified about it.

To be fair, where you’d like to move to isn’t really of interest to a potential buyer.

I guess if you really want to move, you may have to look at cheaper areas?

What percentage of the asking price is 75K?

Hi Ruby, we are moving to a location that doesn’t really have separate areas (not like in London if you see what I mean) - don’t want to out myself!! But need to be in that place for station, work and school so we can’t alter that!

Just spoken to our agent after our two viewings over the weekend, no offers unfortunately. No more viewings booked in either which is really disappointing-making me and DH think we're priced too high. EA has suggested we see what happens over the weekend but I reckon we'll have to drop the price

Don't assume the price is too high, Team. Have any viewers actually said that? If not, I'd hang fire for a bit. You can't go back up once you've reduced.

We’ve accepted our £15k under offer and I’ve offered in the house I want. The vendor rejected my first offer so I’ve increased it. Hopefully she’ll accept this one.

@Bluelady One if the viewers did say that to the EA. I didn't know if we were too high to begin with, maybe I'm right? We'll see what happens over the weekend and chat to the EA about it next week.

No sign of our 75k off people - I think secretly I had hoped that was a cheeky try on starter and they would come up 25k and we could start bidding, but they didn’t!!

We had one viewing and a full price offer within 2 hours of going on the market. Had 2 viewings booked in for the Monday but cancelled on recieving the (cash offer). We are South Wales though and a FTB house so may be why so quick!

We’ve been on since Feb. One full price offer but they need to sell and there’s is quite nice (1 and a half bed cottage for £320k). Another today offered 15k under the asking price but again they have to sell. We’re with purple bricks so I don’t know whether that makes a difference. Market here seems to have slowed a lot. We’re London commuter territory but a lot of new houses are going up.

Hi all, sorry for going AWOL yet again. Its been tough going, as you can imagine. Sad After more than 5 months on with Purplebricks I finally convinced DH that we needed to cut our losses & find a traditional agent to put the house on with. DH was here when the agents came round & the one we have chosen was like a breath of fresh air. He is a smallish local agent & really knows his area & his stuff. He gave us a list of jobs to do before having the photos done & brought his partner round to do the floorplans & pics. They wanted to move a lot of things & DH went crazy that I moved stuff on his desk which resembled a cross between a teenagers bedroom & a jumble sale Hmm but the results have been evident in the fact that we have had 2 viewings already & another booked in for tomorrow. Fingers crossed!

Sorry you had such a shit offer Onceuponatimethen. How much of a reduction is it in relation to your asking price if you don't mind my asking? If your house is 700k or above then an offer of 75k is a reasonable starting point, but if you're already realistically priced at say 400k then it would be quite offensive & they are possibly trying their luck. Seems to be a fair bit of that going on at the mo unfortunately!

Anyone got any news to report after the weekend?

Well I spent Saturday morning in a cleaning frenzy (been a busy week and not been on top of things so House was a bit messy). This is after confirming with the estate agent re the viewing on Friday morning.
They never turned up and have stopped answering estate agent's calls 😡😡😡

We’ve had a lower offer than we’d like but we’ll see if they up the offer. Have a viewing tomorrow with a first time buyer, which could be promising. Issue we have is the couple of the house we want to buy have split up but there’s barely anything on that the lady would want to buy that has 3 beds for her and her kids. So we could end up stuck unless they go for rented.

Moving, a few people where we are went on with pb and haven’t sold either - one has come off the market completely and one’s gone back on with a traditional agent.

I won’t say our price as our possible buyers will also be sellers and might be on here (eek) but our agent thought it was a very low start point.

They came back with 10k more yesterday and we’ve said they need to come up a bit further but they have now said that’s all they can do. But why would you view a house on for 65k above your bottom line?

Anyway, our agent has told us their house is not under offer, is very much on the high priced side and has previously been on for a year a while ago and not sold - so even if they come up they aren’t really ideal buyers Sad
