Sellers roll call! How many viewings are you gettingin this stagnant market?

I thought it would be nice to update each other with our progress as I seem to of lost the other sellers thread!

My house has been on the market on & off since April last year. We found a house we liked, got a buyer before putting in an offer. Had a low offer but managed to negotiate them up & the house we want down to an acceptable level, just! Turns out after many months that their buyer can't proceed so we decide to cut off from our old agents & start afresh with a 25k reduction for quick sale, making us without question the best house in the area for the price! Comparables being 40-50k higher! Im in an expensive part of Surrey btw, hence silly money for very little!

Been on 55 days now & had 11 viewings, 2 cheeky try their luck offers we can't accept because they're 30k below our asking price already reduced by 25k. Id say that given how stagnant the market is we're getting a reasonable amount of interest. Getting lots more hits online since the new year & hopefully its only a matter of time. The viewers we are getting are proceedable viewers, mainly chain free. Probably explains the low offers! Hmm Had a second viewing on Friday & awaiting their feedback today. Thought they were keen but the later in the day it gets the more nervous im getting!

Fridaythirteenth, we went on Rightmove last Thursday so 3 viewers so far. Not much constructive feedback from the weekend viewers. Awaiting feedback from this afternoons view. Agent also said they had a 'corporate client' interested but that may have just been spin to get me to sign up! I've had to ask them to put a floor plan up as there isn't one at present.

Things that made the difference. We painted the front door F&B India Yellow - everyone commented on it. We painted the garden fence cream, it was previously grey. The agents managed all the viewings, we did them last time. They did a Saturday 11-1, Tuesday 4.30-6.30 and Saturday 11-1. They took offers in between but didn't work on them until yesterday and it took from 10-6.30 to get to the final price. It felt very well managed indeed. I was really impressed! Good luck everyone!

First time buyer here looking in Northamptonshire, market is so overpriced for a first time buyer 🤷‍♀️ Viewed a few but only put one offer in so far which got rejected, hopefully the next few months will throw up some good ones

Hello people. We went in the market last week. Had two viewings at the weekend, no more booked.

One couple loved it but aren’t yet proceedable. The other couple put in a low offer today. It’s about £15k too low. My ex wants to accept it (because he’s an arse). Maybe he wants to take the £15k hit out of his half of the equity.

Hi all. We ended up only having one viewing at the weekend, which is a bit frustrating because we actually went out & viewed a few properties ourselves on Saturday. First time in months we've been looking because there simply hasn't been anything available & after losing our first house we didn't want to risk falling for a house only to lose it yet again.

Of the 5 houses we saw, 1 is a dream house, 2 is a close second & the third house is also a contender. Houses 4 & 5 are non-starters. I can't believe we actually found another one house that my incredibly fussy DH likes, let alone 3 lol.

Market is still crap here so chances are we'll lose another dream house yet again, but at least we have some back up plans. Everything crossed for us all that things get moving soon. Flowers

We've got 3 viewings lined up for the weekend including a 'corporate client'. Really hope we get a (not too silly) offer but realise it's early days. I feel quite stressed about the whole thing already.

We’ve got a viewing tomorrow at 11.

The people who offered on Monday are trying to increase their mortgage in principle so they can increase their offer apparently.

I have a second viewing for a lovely house in a great location on Sunday. So I’d really like someone to buy this house.

We’ve had barely any viewings. One couple put their house on the market to specifically buy ours and made an offer 15k under asking (we put it on 10k less than two agents suggested). They came back with an offer 5k under asking then suddenly withdrew. Looks like they bid on another house as well. We’re not getting any viewings now. Bit gutted. But the market seems slow here (north essex and commutable into London).

And 2 weeks ago, we dropped the asking price by £10k too. I’m based in Surrey and EA keeps telling me that it’s a tough market to sell in.....

I think the market round here is a bit healthier than in the SE, by the sounds of things.

Our viewing yesterday seemed to go well. The guy was here for 40 mins and asked about spare tiles (which we have) etc. The people who’ve offered are trying to see how much they can borrow to increase their offer. Hopefully they’ll get back to us tomorrow with a higher offer. If they do my exP will definitely want to accept it.

I’ve found a house I want to offer on. I had a second viewing today and I really like it. It’s on at offers over £285k, so I was thinking about starting with an offer of £285k. I do think it’s a realistic price for the house and don’t want to alienate the seller.

I’ve never done this on my own before, so it’s quite weird. I really hope I get this house - I can totally see myself living there and the location is pretty much perfect.

Hi! We've offered on a property today. It's pretty much our dream house, so fingers crossed they accept. We offered the asking price but apparently the house has had a lot of interest and my partner and I have two houses to sell.

It is so nerve wracking. I slept so badly last night. I’m just doing some mortgage stuff online with London and country so that I can sort out my offer. And also waiting to hear back from the EA to see if the people who offered can increase their offer. It looks like I’m fine even if they don’t.

Well, I have a mortgage in principle with £10k wiggle room above the asking price. That’s based on the low offer we currently have. It’s based purely on my salary, not taking any CB or maintenance into account too.

So hopefully the people who offered will bring their offer up a bit and we can accept it. I’ve spoken to the EA and told him that I’m going to put an offer in tomorrow once I’ve got everything in order.

It’s scary! It’s the first time I’ve done this on my own, so it’s weird to not have someone else involved in the offer process. Not that exP was ever actually helpful; he mostly made everything more stressful. This time I just have him creating stress on the selling side, but the buying side is all down to me. But it will also be my house (in 30 years once I’ve paid off the mortgage).

We’re still with purple bricks and not much is happening. I don’t know if this is because of the market or quite what. I’ve added some more pictures (there wasn’t one of the bathroom and I think people get a bit suss if there isn’t one).

Still deciding on houses if we do eventually sell and have three in mind. One is a beautiful new bed but over the other side of the town from school. So I’m not sure. Feeling a bit disheartened by the lack of interest in ours.

Really fed up. Psychologically we've moved on and it feels as if I'm keeping the place immaculate for some unknown potential buyer. We've seen the house we want to buy. I just want to get on with it.
