realreason you sound ace. My conveyancer is good and I feel very sorry for him because he's clearly tearing his hair out dealing with the other side and me chasing for the latest 'update/calamity'.

@Helpmeltb I can very much sympathise with your solicitor. I spent most of my day chasing the very same firm that you mentioned in your previous post, funnily enough Grin horrendously frustrating and such a waste of time for all involved.

Apparently our vendors sol has been off sick but no one put her out of office in so unclear if she was odd sick or 'off sick'. Anyway we now have our final queries answered so we are good to exchange.

BUT we have bollock all idea what the rest of the chains status is. DH is literally hounding the vendors estate agent to try to get them to find out but we just don't know if there are issues or any indication what they might be....

I’m now staying put. Feeling guilty for putting my buyers through it but also massively relieved and treating myself to a bath (showers are a daily occurrence Grin).

Can I ask a stupid question... what do we do now? We have accepted an offer, and had our offer accepted. We have a solicitor, and both EAs have their details. We have an AIP. Now what? (Do I sound impatient already?). I'm sort of waiting for the person in charge to tell me!

MrsJ If you went through broker you now need to get the mortgage agreed based on the property you are buying. Otherwise you need to go back to the bank and make the full application where they will also send out a surveyor to value the house you offered on. If you want a Homebuyers survey you can pay extra to the firm doing the valuation or you can find your own firm.
Meanwhile your solicitors should be starting their searches (fees for this are upfront I believe) and raising enquiries. Your seller should be sending paperwork like fixtures & fittings to your sol for you to make sure you are happy with what you are paying for.
Meanwhile your buyers should be doing the same and you will need to answer their queries which will come through your sol.
I would research removal firms now so that if exchange becomes fraught/tight/delayed you have some firms to call ASAP as they can get booked up fast and you need to know your price options early on. Start decluttering now so you are not moving anything you don't want to bring with you or unpack at the other end.

Other than that, it's a waiting game for everyone in the chain to do their bit but if you are ahead of the game then you can badger your EA and Sol in the knowledge you are not the one holding things up.

Finally got some news from the freeholder yesterday. He finally confirmed got the papers (that is after 3 weeks), apparently he doesn't know how to to fill them in so now asking the seller to pay some monies to hire a professional one to do the job. My vendor did that to get things through. I'm glad they also seem to want to get it done quickly. We still want to exchange and complete same day end of this month, AIBU? Hmm I have to return my place mid December, we don't have much choice really. Should I look for temp storage now just in case? Also quite frustrating because of the timeframe so rush, can't book in the removals until the last minute. Angry

Maybe now’s a good time to gather any useful paperwork you’ve got - permissions, certificates, etc - which might be asked for later on. Zoe I would look for storage as a back-up plan. It's going to be very tight to try and get a removals firm with 24 hours notice as they can fill up fast and suddenly. In your shoes I'd be tempted to put as much into storage as possible now and leave yourself just the essentials. Then if the worst comes to the worst and you can't get a removals firm on the day, you can move your essentials yourself or get a man and van. Then book the removals firm for when they are available, to collect and move your stored stuff for you.

From what I know of people who have exchanged and completed on the same day, it's incredibly stressful - and because the draw-down on funds can't be completed until exchange has gone through, you can be looking at late afternoon before you get the nod to say it's all gone through and keys are released. Removals firms will often charge a 'waiting for keys' penalty after a certain time (ours kicks in at 2.30pm) as you're essentially keeping lorries and moving staff sitting around doing nothing because they can't get in. So anything you can do to reduce stress - like doing your move in two stages via a storage unit - might be a good idea.

We've just heard the FTB at the bottom of our chain has pulled out. Beyond disappointed as we have already had one sale and purchase fall through.
However it's a short chain and the EA is confident the house at the bottom will resell quickly. Wish I was so confident.

Thanks Serial for the list. We haven't used a broker, so will keep things progressing with the bank. I've emailed the solicitor also to see what they need from us etc. Looking into moving firms seems like a good plan. This will be the first time we've actually had professionals move us, rather than winging it. We are going back to view the house again on Saturday and I will be trying not to get over excited about planning decor etc.

Urgh good luck everyone with everything (going for the blanket approach)

I'm giving up today. Work is hideously stressful, I'm really worried about how my eldest is getting on at school and with some crappy friends, the rental is doing my head in with the lack of space, noise and lack of privacy so it's my day off so I'll mostly be cuddling my youngest on the sofa watching CBeebies.

I'm not playing the house game today. I can't face it

You know the shortest possible chain that's a chain? FTB, us buying and selling and vendors moving into rented or already having somewhere to live? Well that's us. We've been ready to exchange for 2 weeks, now. Spent last week in chinese whispers about possible completion dates, with the other parties suggesting dates that were too soon for us to arrange removals from one house to another. So, last Friday, we suggested a date that was an acceptable day of the week to one of the vendors, who needed a Monday or Friday. Now the other vendor hasn't answered their bloody phone or any emails or anything at all this week. Got fed up, yesterday and put our foot down, suggesting a date in December, providing it was agreed in a timely manner, got their EA on the case and still nothing. Either he's pissing us all about or he's buggered off on holiday and not thought to tell anyone. Just really livid now because he has so much control over the whole chain, even though he doesn't even bloody live in the house we're buying and we really do need to move for many reasons and we don't want to lose our buyer. So it's looking increasingly likely with each day that passes that we'll have to walk away and rent somewhere, so we can get moved before Christmas. That will be a complete PITA as far as finances are concerned, not least because we'll lose our mortgage offer, plus all the rigmarole of changing address twice, the upheaval for the boys (both ASD) and everything.

I'm just glad for our other vendor that she LTB. No doubt she can't wait to be not tied to him in any way and this is the fuckwad's last little bit of control.

Great news yoga

Well I've had a phonecall to let me know seller's solicitor has confirmed they can exchange today. However they want my solicitor to send money direct to the property developer which they can't do. My solicitor is now trying to find out if money can go via seller's solicitor (thought it always did this?) so we can exchange.

We are now happening! Our EA has got the AIP and conveyancers details from our purchaser already.

He works for the EA's representing our Lovely Vendor so understands our position and our urgency to complete. We actually ended up with 3 offers! (WTAF?) His was slightly lower than the other two but we think his and his partner's position makes up for the extra money. And if they pull out they will not only be letting us down but his boss (who is LV's EA) so hopefully we won't go through that again!

Glad you’re getting answers now Helpmeltb, I thought the same as you re: deposit going through seller’s solicitor. Have they specified why they want it going that way?
I was also shocked when you said you’d had a terrible experience with Premier Property Lawyers, they’ve been representing us in both the previous sales and have been spot on communication wise. Email updates at least once a week and have seemed really on the ball. Hopefully this experience continues with this sale!

EA rang today to say all the sales memos have been sent and that our buyer is really keen. He also said he had “a good feeling about this one”, told him to just get on with it and not jinx it! We’ve always had keen buyers for ours, so that doesn’t comfort me too much. Fingers crossed the FTB at the bottom of the chain has all their ducks in a row and no nasty surprises crop up.

Our vendor can't get a response from her ex, either, yoga. He's clearly on some sort of trip. Whether it's a geographical one remains to be seen.

If he hasn't had the courtesy to get back from his power trip and communicate by Tuesday we're going to look for somewhere to rent.

You'd think he'd want to sign wouldn't you Pick? It must be costing him money every day the house is still his? I guess some people just prefer the power trip to the reality. Does your vendor get on with her exes mum and dad? Perhaps play some emotional blackmail card, if there is one to play.

We only sort of know our buyer because her mum lives around the corner!

Well I really didn't think it would happen but I have actually exchanged Shock. No thanks to seller's solicitors who continued to drag everything out to the bitter end but my solicitor has been utterly fantastic and managed to sort everything just in time. I move on December 1st.

Timeforheroes We used PPL for our sale and purchase and we really liked them! Found the whole process really efficient and easy to follow!
