Well, we had our second viewing today. Same couple who viewed last weekend! They brought a laser tape measure with them & were questioning us about the area. When they left they said they needed to get to know the area a bit more before making a decision! We felt a little deflated after that! Not sure what we were expecting really! They said they'll be in touch anyway!

Thank you all Flowers It's been so lovely to have support along the way - and be able to have a good rant at times too!

Been working on tidying, cleaning and clearing out all day. DP has just gone on the 3rd trip to the tip!

Our purchasers came over this morning to say hello and we showed them how the oven works and where the stop cock is etc. We're going over to the new place on Tuesday evening to have similar with our Lovely Vendors. We can finally say thank you for their patience and generosity in person. I've ordered some flowers for lovely Mrs Vendor.

Pixie - sounds quite positive to me. Second viewing and they want to explore the area. Fingers crossed for you!

I'm starting to think it's not going to happen for us tbh. No word from the second viewing people as yet! Decided to look online to check the competition & saw that a house about 500 metres away from us, same size, but an ex-council house on an estate, been on since 5th Jan & on for 25k MORE than ours has sold! Hmm Wondering if us pricing to sell isn't doing us any favours! The other house is nice enough, & it's not a bad location, but our location is without question the better one. Only plus point on that one is it doesn't have a shared part in the middle of the drive! Not sure what else we can do to get rid as we've squeezed the price down to below what we wanted already! Sad Only positive is that we text our vendor to keep her in the loop as to our progress & she didn't mention anything about remarketing the house imminently. Not that we can trust her, she's proved herself to be a liar at least twice already!

Any word from second viewing couple Pixie?

Well, I finally snapped today. Housing association woman e-mailed me to say that because of the buyers causing several weeks worth of delays our valuation report on our property has now run out, and WE need to pay to have another valuation report done. I snapped and asked why are WE are responsible for paying for additional costs for delays THEY are causing. And then I went further and told them exactly what I thought of the whole process of being a seller in their shared ownership re-sales process whereby we seem to have no control in the whole process, and yet are constantly expected to chase people, wait on others, and pick up the bill for everything. And I've asked my lovely estate agent man (who, having also chased VSC hundreds of time and is also sick of them and the whole shitty process) fully agrees with me, and said he will tell VSC they need to pick up the bill for the updated valuation survey.

I probably shouldn't have snapped like that, but I've been 'nice' to people throughout this whole process, and it just seems to me that the nicer you are to people the more you get walked all over, so I've finally had enough and decided I'm not going to be 'nice' anymore (expect to my very nice and long-suffering estate agent, and to my solicitor, who have both been very good).

Hi KitKat. not a thing yet. They said they'd get back to us, but we've heard that before. Heard it all before, don't believe a word anyone says anymore! Really feeling very down about the whole thing. Sick to the back teeth of it! Sad

I don't blame you at all for snapping at the HA. Id of done the same thing. You're spot on there. The nice people get walked all over. I feel that we have been nice, honest & upfront at every stage. We waited for people & when that went wrong we priced to sell instead of trying our luck like most people do, yet we get taken the piss out of at every turn! I really wish we'd never started this. If our neighbours weren't such arseholes we'd stay put & extend! Angry

Glad to see yoga, lazy and a few others finally progressing or moved.

In 6 weeks, now and slowly getting stuff fixed. Currently have half a roof. Mil died a week after we move in and DH has probate so now has the joy of putting her house on the market, in the next couple of months. Will probably use same solicitors as, while they were hardly great, we know how they tick. It's a wreck, cosmetically, but one of the better laid out houses of it's type and in a popular location, close to amenities so should shift OK but there isn't a lot of equity in it since mil took out an equity release.

And the vendors going on holiday sound like the Muppet we had to deal with. The Muppet had left pay slips and a bank card lying around, when we moved in and I'm returning more mail to sender than I post of my own.

I felt like you Pixie. I was totally dejected about the whole thing. I went so far as to give notice to the agents. Then we got 3 offers in the space of 2 days. I really feel for you but I hope you don't give up hope Flowers

The other house may just be in the right place for the buyer. You also don't know what they offered - it could have been very cheeky but accepted. We had viewings where the feedback was stuff like - "oh it was our favourite but house B is near the kids school/round the corner from my mum/on my bus route" or whatever. It is bloody draining and soul destroying though Sad Wine

Good for you KitKat. Why the feck should you have to pay for a new survey because VSC are living up to their nick-name? Angry The HA really need to look at their processes. Can you make an official complaint?

Hey guys, I am still lurking away! Well done to all those that have progress, and are on the final stage of this hideous process!

Well we are on our 4th sale since April 2017...latest offer accepted start of Nov, their house sale was ongoing since June though! It's a shared ownership house though so we were led to believe that it was difficulties due to that that were causing delays and their EA advised exchange was imminent! Turns out their house was marketed incorrectly by EA (shared equity instead of shared ownership) so our buyers buyer had to reapply for finance increase their deposit and have been allegedly waiting since Dec 18th to get a new valuation survey arranged.

Our contact at the EA left during festivities and we seem to have been left in the dark re our overall progress (our house sale good to go, it's the buyer's sale that's holding us up) we chased them twice last week and only got a response when we left a message saying it was urgent the manager called us!

The mortgage valuation was supposed to been arranged at end of last week,our EA called today and our buyer seems to be abroad as it's a foreign ringtone!

So we are left high and dry yet again. ..no one has an update as no one seems to know what's going on...totally sick of this ridiculous process, to me it seems impossible to get a house sold 😡

Sorry this turned into a major rant...that's what I love about here though, you rant and people do actually listen, it feels like a safe haven through all the madness!! But I echo what pixie and kitkat say about being nice...It just doesn't work does it. ..We feel royally walked all over!

Hope you guys get some progress these coming day god knows I love seeing some good news here. ..This is a situation I would never wish on anyone!

I've exchanged! So relieved. Compared to lots of you it has been remarkably straightforward (so far ) could things still go wrong now???.

Completion next Mon so I need to get packing!

Congratulations Tilly! In answer to the question, yes, things can still go wrong, but its very unlikely, so I would be breathing a sigh of relief now & getting on with the packing! Smile

No news here yet! Sad I imagine Fridays second viewing couple are not interested enough to put in an offer, or we'd of likely heard from them by now! No more viewings lined up as yet. Hopefully things should start to get busier in the next month or so if nothing happens soon. Really had enough of this!

Sorry you've not had any news yet Pixie. Could you get your agent to consider being jointly marketed with another agent? I've been told agent get a bit more 'pro-active' when they have competition for a sale?

I hope you get some progress soon Misguided101. Our house sale is a shared ownership sale and bloody hell, the process has been awful. I can really sympathise with how frustrating it must be for others in the chain awaiting progress on it.

Excellent news Tillymintsmama! Fingers crossed you can prove that a relatively hassle-free sale is possible and that the rest of us has just been unlucky.

As for us, buyers have agreed to pay half the cost of the new valuation survey as a 'goodwill gesture', but were pretty sniffy about it as they claim some of the delays were caused by the housing association (partly true, but majority of delays have been caused by them). The whole thing is a pain in the arse really as we really need the valuation to stay exactly the same, but it's an independent surveyor, and he has to give a valuation that he believes is fair and accurate. If however the valuation goes up, VSC are unlikely to be able to afford it (given they only just managed to get a mortgage anyway after being turned down by two other lenders), and even if they can afford slightly more, I suspect the bank will want to do another valuation survey so it'll push the whole process back again. If however the valuation goes down then we're going to need to get a bigger mortgage to afford the house that we are buying, which again means starting the whole fucking process of us getting a mortgage all over again, when we've just finished all that side of things (we returned our signed agreement confirming agreement to the T&C last week, so that's all ready to go now). I'm so hacked off with this whole process. And now I need to contact my solicitor (again) to see if they have heard yet from VSC's solicitors.

Trying very hard not to cry here. After being told adverse possession issue being dealt with and we could hope to exchange at the end of this month we are now being told the Land Registry has a backlog and it will be more likely March.

Trying to find out if our new build will wait.

Oh no Artus. Speak to your new build developer. I'm sure they are used to people having delays in selling their existing property, so must have a process in place for managing it. Failing that would the Land Registry be willing to fast track your possession issue if you paid them an additional fee?

Thanks for replying. It is our buyers with the adverse possession issue and they have tried to expedite it I think. The developers have been very patient with us so far as our first chain collapsed in November. Hopefully after waiting this long they will carry on but the build has reached the stage if having to make choices on kitchens and tiles etc and we may have to go with their choices not ours.

Misguided Flowers what a nightmare you are having. Does your agent's company have a moving management service? When we accepted our offer we got assigned a "Move Manager" and she's been great - she liaises with the solcs and the other move managers in the chain to try and keep things moving forward. Perhaps you could make an appointment to see the EA Manager and give him/her a rocket under them and demand ask for a named contact who is working for you. Otherwise I'd consider an official complaint. I hope you get some progress soon.

That's really shit KitKat. I think your purchasers are cheeky fuckers, but the HA is clearly crap too and should take far more responsibility than they are doing. I know you are in a very different area to me, but the market is certainly not changing much here so I hope your surveyor will value it as s/he did last time.

Did your EA find out whether the other couple are still interested? If they are it might be worth telling VSC that you won't pay for the new survey at all - let them flounce and then ask HA to go with the other couple Grin I'm not serious of course, but it's nice to dream. Wine and Cake for you.

Oh Artus that's ages! I agree with KitKat though. And if your developer isn't totally oversubscribed they'll probably be happy to wait.
