DH phoned our solicitor again before their 4 pm knock off time and they said they tried to contact premier again and it went to voicemail.

I keep on disappearing from this chain for a bit when I can't take it anymore then return when I can't cope without you people 😁😁 but here we are still...

Sellers EA says seller's solicitor has replied to all queries and really want to exchange asap. Buyer is waiting for us to provide gas and electric safety certificates but otherwise are happy to exchange (waiting to find an electrician as one turned up today without his gear that apparently someone had stolen!!!). Both eas and buyers and sellers solicitor (who's the same person) are asking why are we not ready to exchange?!!

We're asking our solicitor why are we not ready to exchange?!!! She replies saying land registry says the corrections they have made re correct and if we want any further corrections it'll take months. We've replied saying we don't want any more corrections it's fine but meant our solicitor has already emailed sellers solicitor to ask what would be needed if we wanted more!! So annoyed. Surely she should have checked with us first. Also she's saying sellers solicitor has filled in SOME gaps in the information. She has still not mentioned anything about exchanging. She has still not answered my questions about what information is she still wanting. And she hasn't answered to my questions about whether we could exchange and complete on the same day as we'd only be able to provide 5% deposit with all the rest of the money coming from sale of the house and mortgage (unless sellers are happy with that amount, it's still 20k). Getting sooooo frustrated.

Off to catch up with what's going on with all of you now. Sorry had to rant first. Can't believe it's been over three months and it still doesn't feel like we're near completion.

Sorry I've been MIA. Back to work after a month off - carnage. And to hell and back with bottom of chain and his solicitor.

We finally exchanged today, completion on 16th. A lot to do between then and now (our movers bailed on us because of delay in exchange).

Thank you all, I'm bowing out of here now, you're an amazing bunch and it's a fab support when you're going through it. Hugs and genuine super good luck for everything working out for everyone without shitty complications (I can hope). Thank you xxxx

Found an old PPL thread on mumsnet earlier and feeling far from encouraged, but the wine I bought is quite lovely. [hic]

And rental options are slightly nicer than a month ago when we hit our last brick wall. Still sucks donkey balls that we may have to go there, though.

Stormy sounds like it might be time to lodge a formal complaint with your solicitor's firm. There may be very good reasons why she's asked for the additional info etc., but she needs to be telling you this.

Pick it must be so frustrating to have to go into a rental, but the positive is that it breaks the chain and it is a step forward, even though it's not what you'd originally planned.

thanks LazyDailyMailJournos , I'm being brave here and looking for removals now, we decided to delay 10 days now for the move, but it's still ok, the sooner the better. We told our landlord to return the key for our current place on the 15th Dec (this is a real deadline, after this time we screwed, not only for our current stuff, but we will need to sort out where to keep the new furniture, and our puppy).
Anyway, I requested our solicitor for list of enquiries, and I did the list myself identifying between the seller/freeholder/managing agent who to do what, get our solicitor confirmed if she's happy with it. It seems that all of these people think they have finished their parts (except for the freeholder, he knew he didn't do anything, because he disappeared for 3 weeks, we almost pulled out but luckily he's contactable last week).
We called the EA yesterday, forward the list to EA to forward to seller's solicitor, hopefully the other solicitor chased or sorted out with the seller what to do now, and get everything back next week (our solicitor also talked to the other solicitor yesterday after my DH chases her again). Nothing's going to happen today I think. We will continue chasing the EA and our solicitor Monday. I don't blame our solicitor really (she has been very patient with us I think), but the freeholder is quite difficult to deal with, our solicitor warming us also, so after we move in will definitely request a professional managing agent in placed, to avoid dealing with this man (currently they have a very informal managing agent).
Fingers cross things will go well, no more problems or questions, and get all sorted in 1-2 weeks, if not we really do have to find a storage place Angry

Aww I hope all you guys are having some real progress with your sales/contracts/chains etc.

We are having a right mare..today is the day we were due to exchange, we call the solicitor only to find out that our buyer has had to withdraw from the sale 🙈 cant actually believe it. The buyer was an elderly gentleman and they were buying to enable them to invest in property whilst he was living in a home along the road, his daughter was negotiating the sale...his health has deteriorated, thats the reason they have given.

This is our third sale we have had fallen through and been on the market since April...we are trying to move 600miles to be close to family and friends and it just makes this situation feel so much more desperate as we dont really know anyone where we are right now. Trying to cling onto the hope that we will get a new buyer fairly quickly....sorry if my post feels really negative....

Fingers crossed for you all ...I really do wish this treacherous system was kinder 🤞

Can you get your EA on the case and get some viewings booked in for tomorrow - perhaps a quick impromptu open house? I so hope that you find another buyer very quickly.

My vendors haven't found yet. Wanted to sell before offering. But I'm ok with that, as I did the same. Except that was the thing that took bloody ages and stressed me out Smile I'm in no immediate rush though (within reason)

Misguided I'm so sorry to hear that. Can you try again in the new year when things pick up again? Or if you're in a popular area and can price to sell, then if you slap it back on the market now you could motor through a mega-quick sale and be done in time for Xmas? If you find a new buyer they could purchase the searches etc. from your previous buyer to speed things up? Best of luck.

Finally, our other vendor has answered the phone to someone! Progress! I can get back into talking to removals on Monday, now! Past caring what it costs, just want someone who can do the job competently on the day we need.

Congratulations Sell that’s great news. So sorry to hear about the situation with your buyer Mis I hope there’s a better option just round the corner.

Disaster Friday here, building control won’t issue the certificate. I won’t go into details, but the structural works are fine - it’s just the finish they’re objecting to. I feel a bit defeated really, it’s work we wouldn’t have done if we had known we were relocating (the request to relocate came in the middle of the works) and building control have been shambolic in their communication, with us and each other. The works weren’t really included in the valuation of the property when we put it on the market, but I don’t know if the buyers will see it that way. I hope they don’t think we’ve led them down the garden path, we’ve sent them chapter and verse this afternoon via our EA and we’ll just have to hope it’s not a big deal. We also have no progress on the unregistered land at the end of our purchase house’s garden. Heigh ho, I was wildly hoping we’d exchange next week but clearly that kind of optimism just gets you into trouble.

Totally feel for you frescoed. We're having similar sort of issues.

I managed to get hold of our solicitor. To my surprise she was lovely and sounded really thorough and good! Apparently everything is in place except for the boundary issue. Land registry has drawn a tiny bit of the garden to belong to the neighbors even though it is inside our future houses fencing. Now they have to transfer the piece of land to be part of the title. Suddenly everyone is moving though. I told the EA about this today and seller is meeting with his solicitor and their neighbor tomorrow morning at the house to sort out all the paperwork. The trouble is I understand the transfer of land still needs to be registered with the land registry. And how long will that take?!?! Will ask their solicitor to expedite it as our buyer has already given notice on her house. Also will have to get my solicitor to find out whether our mortgage company would let us proceed before the applicant has been handled. I'm dreading they'll tell us it'll take three months. I really want to move before Christmas!!! Also waiting for an electrician to come and look at the electrics on Wednesday to give us a certificate. Terrified he'll find something bad but the relative who did the whole job keeps on reassuring us he's done a good job and they won't find anything nasty.

Feel slightly better that everything's moving and I know exactly what's going on. Just need to wait to find out how long this land registry bs is likely to take though. Should hear early next week. Fx...

StormyIsland It seems that you have similar issue to us. Our solicitor isn't very clear as to what she wants/needs until the very last minute. She also has question about Boundary, for goodness sake, our purchase is a flat, and the building that she questions is an outside extension (the freeholder divided the land and built a house there with a separate house number, how can it relates to our flat, I have no idea Shock).
Didn't have a good night (we decided to talk just before bed lol), I think if we don't hear back, got the paperworks received by Friday coming, and ready to confirm exchange end of this month (16 days away), which means we will have to kindly ask our landlord if we can continue with our lease instead of terminating, I think we will withdraw from the purchase.
Waiting for DH to wake up and we will send this final warming email to the seller & EA to let them know (3 months from offer accepted, how can we are not ready to exchange, in a chain free from both end). Plus TBH the whole process dealing with difficult and incompetent freeholder/managing agent & a seller who is not urgent at all to complete, put us off. So far we are the only party pushing things through.
Anyway, I think we have patient of 3 more days counting from Monday, ready to pull out, and look for something else, that are 1) Freehold 2) Seller that is genuinely wanting to sell. Angry
Can I ask if anyone has to pull out, what do we need to pay to the solicitor? We bought Home Buying insurance, can we claim back if we are the one pulling out?
