Thanks ness. I think it is sludge blocking a valve but as we didn't desludge it as recommended I have a feeling it won't be covered under our homecare plan

We went on the market Nov 2015. Sold July 2016. Fell though September 2016 (solicitor called while I was by the pool on annual holiday) ...... went back on the market. Sold December 28!?!? This time as we had previously reserved a new build and lost the plot (literally!!) we said we would move out and wait for the next phase of new builds as we have our heart set in them. We moved out asap which was March and I'm currently sat in the bedroom at parents in laws house while we wait for our dream house to be ready 24th November!!! It's been a looooong slog. By the time we move in feeling like limbo for TWO years! Never again. I'm getting a stairlift fitted when we move in!! Good luck to everyone.

Can I join in? Feeling totally lost and helpless. Our house has been on the market for 5 weeks now with about 5/6 viewings and one offer. Sadly the offer was ridiculously low so we rejected but apparently the buyer was desperate so was going to come back with the asking price. 3 days after radio silence turns out they had bought a different place 10k under the asking price Sad we live in a great area, great schools, great sized bedrooms but just can't seem to get the interest! This is my first time selling don't think I'll be doing it again in a hurry

Oh jojo what a slog!!! Sounds like you've done the best thing to make sure of getting what you want and make the best of a bad job! It won't be long before you're in your dream house

Pop it's such a stressful process!! What part of the country are you in?

Oh Jojo have you been at your PILs since March? I can understand why you are fed up. What a hell of a time you've had. At least you have an end date now.

Pop if there's no obvious issues with the house or area then I would hazard it's either one of two things. Firstly, either the estate agent listing on Rightmove / Zoopla is really not great (how are the photos? Is there a floorplan?) or secondly, people think it's a bit over-priced. It's worth comparing your house to similar houses nearby and seeing how the pricing compares. Fingers crossed you get a buyer soon.

I'm in the west of Scotland, pictures are alright and there's a floor plan on right move. So far there's been 4 exact houses in the same area for sale, one sold within 2 days, one is priced more than mine and the other was the one that went 10k below price. The main problem is we need as close to the asking price as possible (in order to afford our next home) so we can't really under sell.

It's really soul destroying, everyone seems interested at the viewings

Could you ask your EA if they could do an open day for you? See if you can get several viewings in one day, and hope the sense of competition spurs someone to make an offer?

I've never actually heard of houses here having an open day, not sure if it's the 'done thing' but I'll certainly be asking, anything to help.

Well at least the one that was £10k under has gone now! We had another house locally that was a bit better done up than ours (though we have a bit more land at the back) and a lot of the people viewing we're comparing the two. But then it sold, and that was the end of the comparisons!

I dropped in your last thread.
On the market since mid June.
We got two offers today. TWO!!!
One at asking price mid afternoon. I accepted and was waiting for STBXH to be in touch with EA and then hopefully to accept.
Rushed home to prep for this evening's viewing and told STBXH who hadn't returned the call. He accepted.
Got back home after viewing to another call from EA. with another offer over the asking price which we accepted. Seems to have been from the person who just viewed!!
Nearly 120 viewing appointments later we have a buyer (please don't drop out!!)

Funnyface our FTB came round for a second viewing and it turned out they wanted to bring round a relative to throw around a few ideas and make plans for what she'd need.

The 120 didn't all turn up and some were individual parties in block bookings. The agents have worked really hard. I spent the summer holidays just tidying and fluffing the house and taking out the DD and dog during viewings. The house is an average smallish three bedroom terrace in greater London. Agents said to keep the faith basically and that September would be a different matter once everyone's holidays were over and people were starting to think about being in new houses before Christmas. I kind of didn't believe them and were starting to talk to them about the end of our 16 week contract and when we could give them the 28 days notice.
Still got two viewings booked for next week. Fingers crossed the 'buyer' will pay for a survey and I can start thinking about how to get me and DD and the dog to the other side of the world when we have finally sold and divorced VSTBXH.
I had a bit of weep earlier and I imagine I'll have another when I get to bed!
It's hideously stressful, isn't it?

Yes! It's the constant fear of something going wrong...
I'm really nervous about tomorrow morning, we're going to see the house that we've offered on and DH hasn't seen yet... I'm bricking it that he won't like it!!!

We may need another post about buying and selling process after offer is accepted. All have been well with the solicitor and EA. Our lender however (HSBC) when we did AIP, somehow didn't pick up that I'm here on 5 years residence card (can be renew at the moment no problem) hence if we apply as joint because I don't have "indefinite right to stay", will need 25% deposit, which we don't have enough. Almost want to yell at the guy wtf that you didn't pick up at the earlier stage???
Anyway, we decided to apply in sole application under DH only, and luckily we have "just enough" deposit for that (instead of having surplus for furniture etc.). This makes me feel hairy, because if they use only husband's income (I have income also) and both of our monthly spend that won't work. Not sure if it will go though Shock.

Zoe that's really annoying!! It's worth having a read of the 'why can't I be on the title deeds' thread going on on the property topic - it might be that you end up in the same situation if you can't be put on the mortgage. Worth checking with your mtg adviser and solicitors?

Nessalina, thanks I saw the thread. The mtg adviser told us to check with our solicitor and our solicitor told us they don't have any problem, and suggest to check with the lender.

Zoe I'm mid-chain myself but have not gone onto the other thread because I am ridiculously paranoid that it will jinx me - after two failed buying attempts I have run out of optimism that it will all go smoothly!

Apologies for not calling anyone else out by name but there are so many updates I can't remember them all! Gin and Wine for anyone struggling to buy. I - naively - thought that buying would be the easy bit...

Update from me; survey came back with a couple of issues. So we have been trying to sort out those queries whilst away on holiday. It really adds something to your relaxing break when you are doing a tour of WiFi hotspots so that you can upload files, docs and pictures for the solicitor! Said solicitor is still very elusive. I emailed on Monday and asked for an update by Friday of this week at the latest - still waiting for it Hmm

We had our open house today. 8 viewings which is good but pretty unimpressed with EA. The head of sales rang last night to talk through the process and said someone would be with us about 11.30 before the first viewing at 11.45. In the end no one came until 12 - she pitched up with a load of viewers but had never been inside the flat before and we hadn't had a chance to show her anything or discuss. I was still waiting outside when a couple of people came out and they asked us when the building was finished and what the service charge was. Definitely information the EA should have had! Will make a fuss on Monday but hopefully someone liked it enough!

Funny we are doing a second viewing today, I wanted to after they uninstalled the log burner! I also want to measure for curtains etc as they are taking them, check the oven in situ is the one staying and get a better idea of where radiators are etc. I am also bringing someone to quote for properly fitting a log burner

Thank you to everyone who has tried to reassure me. I know it's probably innocent but I'm just a worrier. Now that we have found the house we want and had an offer accepted it just feels more real and I don't want it to fall apart.

I will update after he's been on Wednesday and I get a sense of if it's cold feet or just excitement.

This thread is great, it's so nice to share and hear about how everyone is doing.
