Oh no Nessalina I was worried someone would say something like that. The snippets I've heard in the past haven't been too positive either.

It's a shame because we both really like this house and it's the last one that fits our criteria in this area. I'm really hoping we love it and want to go for it, but also really put off because I don't want to deal with purple bricks.

Our viewing is first thing tomorrow so I'll update after we've seen it properly.

Yeah, go in with an open mind, at the end of the day if you love the property, you'll just have to deal with the pain of dealing with a crap agent - I think you'd just end up doing a lot more leg work yourself. But if you get the perfect house, it's worth it!

Good luck with the viewing today Funny hope it's as nice as it's looked online.

Can your EA hurry them along to get the solicitor booked zoe ? Buying and selling seems to involve rather more faith in people you don't know that I ever feel comfortable with.

So, long story short on the survey: doesn't look like a serious structural issue/subsidence, but does look like a long history of neglecting to do all sorts of smaller bits and pieces like getting guttering sorted out, etc. Obviously all that stuff adds up, and so has effected the fabric of the house somewhat so not everything is easy to remedy. My husband has rung the EA to relay this and make a (much) reduced offer on that basis - we'll see I guess. I'm not sure if they're likely to accept it really, we know they turned down a lot of offers over the summer. On the other hand at the rate they are going they might struggle to sell any time soon.

Well we've viewed it and both really like it. Quizzed the guy about how purple bricks works and he's told me how to make offers. He also said the house has been on since July, hasn't had loads of interest and has had no offers.

We've put an offer in for 8k under asking price. I knew this would be rejected but wanted to start from there. It's all online so it's a bit strange. Had an email rejecting our offer but saying they would consider 2k under asking price.

So I'm torn now. I don't really want to go that high as it does need work and I know she's not been flooded with interest. I'm thinking of waiting a few hours and then offer 4k under asking price.

What do you think? My husband is no help because he loves it and would probably pay over asking price!

Zoemelb I think I'd wait until you get their solicitors details, especially if you are not sure that you can trust them.

Good luck with the offer Frescoed. At least you know now what the issues are and what's involved in sorting it.

Fuunyface1 I'd try offering 4k under too. They can only say no and if they do, you can always then go up to 2k under the asking price if you feel it's worth it.

Well, they said yes! Grin To our offer which was £35k less than our last offer! So either we're mugs, or they've got a bit desparate with other people pulling out. I'm very chuffed, though there's still a long way to go. I might go lie down in a dark room for a bit now...

I've gone in again 4k under asking price, 2k under her suggested compromise. She replied to the first offer in about 15 minutes. So far it's been well over an hour. I hate this part.

I really like the house but it needs modernization and I don't want to leave myself strapped. I'll let you know anyway. Hopefully won't leave us waiting too long. Well done to everyone who's been having good news!

Can I join? We are about to go on the market and I am finding it all really stressful already! We are based in London and I read the Reuters article on another thread about London properties stalling and now I think 'what if we sell (our totally affordable flat) and buy a three bed house for 200k more and then the market crashes and there is a recession...' being dramatic I know! Anyway, I just wondered if any of you went to view things before you were under offer.

Also, I had three valuations and one was hugely lower than the others, any experience of that? EA was a slimy dude, who I didn't like from first impressions and made a 'well I kind of hope I'm right about my estimate' comment which was £55k lower than the other....

Welcome Pops1985. Yes we're viewing stuff even though we don't have a buyer yet. I think it's fine to do that as long as you are upfront with any potential vendors on what your situation is (we had some decline for us to do a viewing before we are in a position to proceed) and as long as you are prepared for the fact that you are potentially exposing yourself to some heartache if something you love sells before you can get a buyer. We're mainly doing it as due to DH's working hours we can only look at houses together on a Saturday, so it would just really slow things down if we waited until we had a buyer and then could only fit in two or three viewings once a week, and we had several houses we wanted to see. It has helped in many ways (although if you read upthread you'll see we did lose a house we loved) in that we have a much clearer idea on what we can get for our budget, and what our favourite properties locally are and where we would want to do second viewings on when the time comes.

Thanks so much for the advice KitKat, we have some viewings booked in for Saturday (we are in a similar position in terms of timing restrictions) and I was debating cancelling them but you've given me the motivation to start looking! Our plan is to put the flat on the market for 8 weeks and see what kind of feedback/offers we get and if nothing then probably take it off and try again next spring. I know brexit will probably hit everything hard but who knows?

I hope you get a really good offer made on yours!

Hello Pops! Definitely sensible to start casting your eye around at properties, it's amazing how much you learn about what you want once you start actually seeing places! Worst case scenario is seeing something that you love and miss out on, but if you don't look, you can't find.

Sounds sensible funny, £4K under is totally reasonable, just leave it on the table for her to stew...

That's bloody brilliant Frescoed!! You must be well chuffed. And it's great there's no significant structural issues - you can splash out a bit now on fixing things up!

In other news we're realising that provincial conveyancing does not attract SHLs. DH has had to spoonfeed them every step of the way. "Do you need anything from me right now?" "er, no, not really" 2 weeks later" we need that document" and our EA "buyer's conveyacer is still waiting to hear from yours."

We should have gone elsewhere, despite having already committed for sale and purchase, when they commented to DH about how surprisingly organised he was for having paperwork bulldog clipped in a folio file.

@Pops1985 we are in a very similar situation. Two bed flat with pretty good mortgage just gone on the market and we are looking for 3/4 beds. Also in london. We've lots viewings already, didn't seem worth waiting.

EAs (in general) driving me a bit mad. One sent me a list of new builds yesterday, one lot looked great so I emailed back and they are all reserved! Another asked (again) for our budget and sent back a list of things £50k-£200k above our absolute max. Not hugely helpful!

Feeling slightly deflated this afternoon. Our estate agent rang our first time buyer to tell them we'd found a house and things can now progress. He has now asked for a second viewing.

I know this is pretty normal and doesn't mean he's having second thoughts but we can't help but worry. If he comes round again and changes his mind I'll be devastated.

And he's not coming until Wednesday so plenty of time to stew on it. What do you all think? He's seemed really keen so far to be fair.

Ffs typically our heating has now decided to play up. So will have to get it sorted but have a horrible feeling as we never did the recommended treatment last time ( hubby said it was too expensive and we never got another quote)

Try not to panic Funnyface. I've been told that some solicitors will advise their clients to do another viewing if it's been a while since they made an offer to the times conveyancing is able to begin, just to check nothing has changed.

Got two viewings booked in for next week, which is good. Apparently the couple filling in the application form have gone quiet again so the EA has no idea where they are up to with it, or if they are still doing it. I wish they would just make their mind up and get on with it if they still want to apply!

He came on August 30th. He didn't actually know anything about the house, we weren't on the market yet. The estate agent just gave him our address and advised a viewing. He made an offer the next day.

We went on the market for one day and then he proved his finances so we took it back off the market for him.

I just can't help worrying, too much rests on it. I absolutely hate this process, never again!

Funny I wouldn't worry too much, our buyers came round last week (2 weeks after offering) and we were a bit worried, but they just wanted to measure up for some furniture and show their kids the house.

Gizlot Argh, really hope it's not a big scary boiler issue!!
