I'm prepping my house for sale in Silicon Valley, California - just south of San Francisco. The property market is completely insane. It is astonishing who can actually pay these prices - especially when you realize that most purchases are cash. That's right, cash. With no contingencies and no chain.

Will be chronicling the madness of this sale here. I will then be purchasing a smaller (cheaper we hope) property nearer to SF. They say 'good luck with that. Feel free to join in, or simply ignore. Should be very interesting.

thanks for all that good WOO Bore - it really helped.

The owner of this house was born and raised there, and left to him by his parents. He is now retiring. It has a feel of 'old' (middle aged) people about it, but is in pristine condition. Original bathrooms which I'd pull, and lots of outdated bits, but the bones are marvelous and it has a ton of storage. Neighborhood ideal for commute (20 minute walk/4 minute drive to Bart) and it has a huge back yard. GS's would love it.

We'll see. More woo sprinkling appreciated next Wednesday when they accept offers.

We have just instructed our agent to go feel out the seller's agent - would they consider cancelling open house this weekend and taking a pre-emptive offer 102k over asking, with cash closing in 72 hours, with a 45 day free rent back. How much further back can we bend? Unless they are very greedy and want to hold out for another week this is a great deal. Shoot - I'd have been delighted with this offer.

Can't do any harm in asking, right? Let's see. Fingers crossed.

Well. The greedy buggers agent said not to bother with a pre-emptive unless it is well north of 200k over asking. We've decided to write ours up and, depending on Saturday crowd, feel him out on Saturday. We may go 150k over. Wow. That's a ridiculous statement.

Smoke filling the air all over the area from all the terrible fires. Not close to us but half of the state is affected with the wind blowing it all over Loads of schools closed and people wearing masks. For the moment I'm very glad I am not a home owner.

Good luck - sounds like a crazy market. Keep safe. My aunt has been evacuated from Calistoga - she is down in SF city with her kids. Not heard if her home has been affected. Hope your friends and family are OK.

same diff. I say it all the time at work, and get such looks. One good American friend has adopted it - somewhat - and at board meetings will quite seriously interject 'hingy hengy hingy hengy, you know!" whilst looking all stern and knowing. Works every time Grin

Ah Snowgirl the usual story. Darned men. Well one man. Came for two week holiday and met him day one. Too young, short and poor but then we danced and at the end he kissed me. Bastard. Left, then came back 6 months later, married 10 weeks thereafter. And that was in 1980. Of course, we all know that whirlwind romances never last 😘

So today's good news is this.

Saw the latest house and I'm torn. DH and agent love it. It's really lovely but I'm not swooning. Going back tomorrow for another visit.

Certain I'm not going to pay $200k over asking though. Nope.

Yes. That's one of the objectives met. I also did the commute home today and it was less than 50 minutes to pretty much all of the neighborhood on our radar. This. This is what it is all about.

The garden of the 'perhaps' of this week is just lovely. Much smaller than the pictures depict, but lovely. I could see us sitting out there with drinks watching the little ones play. That is a big persuading factor.

It occurred to me today that I am particularly skilled at moving on. DH has always been aghast at how easily I moved here (not nearly as easy as he believes) and have made moved of jobs and homes fairly easily. I find myself quite detached in my current neighborhood, and in fact, my house. Their house. I have quite moved on.

Not sure if this is a good or bad thing. Just interesting.

2017 oh, I'm so glad the story of how you came to be in the US is romantic - it fits perfectly for someone with a secret safe and house (for now) with amazing views. Glad it wasn't a corporate relocation story.

Oh goodie. Sellers have found a house on which they really want to make an offer. Their agent is reaching out to ask if we are ready to offer as he'd prefer to work with our agent here. Maybe....
