Selling in Silicon Valley - Want to come along for the wild ride?

I'm prepping my house for sale in Silicon Valley, California - just south of San Francisco. The property market is completely insane. It is astonishing who can actually pay these prices - especially when you realize that most purchases are cash. That's right, cash. With no contingencies and no chain.

Will be chronicling the madness of this sale here. I will then be purchasing a smaller (cheaper we hope) property nearer to SF. They say 'good luck with that. Feel free to join in, or simply ignore. Should be very interesting.

Wowfudge that deer, guess it is true they are always there so might as well disclose upfront Grin

Listing price is $1.698m. I'm glad it is not the first thing you see - best to fall in love THEN see the price tag. 87 views on Zillow so far today, that's pretty good going. Now I just want this thing done. It's giving me the poundy heart.

Okay, one of the new listings today may not actually be in competition. It literally says "Heck of a wreck, bring your check"

"Heck of a wreck, bring your check"

Well, what do you expect for $1.5 million?

2017SoFarSoGood · 11/09/2017 21:49

Yep, crazy crazy money!

That wreck looks like a pretty good house.

Pouffealouffe · 12/09/2017 05:51

Wtf is a rumpus room?

wowfudge · 12/09/2017 06:43

Recreation room - usually in a cellar.

PerfectlyPooPoo · 12/09/2017 07:56

how did the viewing go 2017 have you had feedback?

Apparently the first viewers on Saturday liked our house but it is such a lot of money for FTB that I get why people are a bit reserved. I wish we didn't have to sell it for as much as it's 'worth' but we couldn't move up ourselves if we didn't.

The market in London (can't comment on the rest of the UK) is bloody depressing.

Sorry for bringing your thread down Smile

Love the video - v impressive - v special location.

Just realised that you are 10 min drive from my cousins Irish bar in San Mateo

2017SoFarSoGood · 12/09/2017 15:43

Another I may end up at that bar. Drowning my sorrows or celebration, one or the other.

No feedback but not expected. The brokers open (aka CrepeFest) this morning so let's see how that goes.

fTB anywhere are in for a shock. I don't know how they do it. Only thing different is that now rents are so high the shock of a mortgage is often gone. I remember going from 300 a month to 1850. That was an adjustment!

Onwards. Rain storm last night, first in months. Beautiful skies this morning.

Well the first viewers from yesterday asked to see the disclosures, which supposedly is a sign they are serious.

Wonder if the "two cats buried" one will scare them off? Damn that honest DH Halo

Zillow (most popular site here I believe) is showing that our listing had 258 viewers in 24 hours, and 16 of them saved the house, meaning interested. All very interesting, being able to track this as it goes!

I think RightMove has the same thing?

Zillow (most popular site here I believe) is showing that our listing had 258 viewers in 24 hours, and 16 of them saved the house, meaning .....

...that all us MNers are v v nosy !

2017SoFarSoGood · 12/09/2017 19:16

well keep it up, MNers - we love it. Makes us look more attractive. IN fact, come on over for a look see. It is perhaps nicer in the flesh than in the video Grin

The views are fantastic from your big picture windows.

PerfectlyPooPoo · 12/09/2017 19:28

That's good news about your viewing, fingers crossed for you Smile

2017SoFarSoGood · 12/09/2017 19:29

yes Duck they are indeed. When we bought there were these fancy honeycomb blinds up, and I quickly took them down to enjoy the views unobstructed. DH was not too happy - everyone can see right in he said. ? We have nobody across the street to see in. Friend and I both demonstrated with a 'quick flash' only to realize that there are indeed people walking, if not living, across the road. Grin

I like the empty unstaged wreck much better than OP's house, tbh. I mostly disliked the staging they did (sorry). All the frilly frond things on tables making it hard to see the room, wtf. Many rooms looked small with too much furniture in them.

Don't be discouraged by what I'm saying b/c A) I'm not looking in your market & B) I never share tastes with other people. Also I grew up in (California) houses built around 1915 so OP's house is just dead boring to me. OP's house is quite like the home I have now in some respects, tbf! It's a place to sleep & keep my stuff.

I'll wave as I drive by in 3 weeks. :)

2017SoFarSoGood · 12/09/2017 19:54

oh lljkk I'm completely with you. We are a no clutter no frills/nothing fluffy or frothy home. Nothing. The staging is entirely against our taste, but we have to believe some people like it, and from what we can see online it is similar to others. so here goes.

Please do wave. A big one mind, we're quite far up that hill!

35 agents at the broker's open today. Also two tours. Our realtor is feeling pretty excited about it all. Two more viewings tonight. This house is cooking; hopefully not literally; there is a huge fire visible on the ridge opposite (about 30 miles away but still).

Egads, and here we are in Britain worrying about flood risks.

2017SoFarSoGood · 17/09/2017 05:57

Today was first open house. Agent tells us 24 groups through and 5 asked for disclosures. One called her this evening asked to come back in the morning at 10, before Sunday open house. With the 15 viewings in the week it's a fair crowd. Wont know for sure until we Wed offer day.

We looked at first homes today. DH fell in love with number two. So did at least five other groups, who all indicated they will make offers. Sheesh. No idea how much that would be. Good news is that the agent knows ours, and thinks of her as a mentor, so took a bit of a shine to us. Let's see where this goes.

That sounds very promising! We've decided we'll be leaving the UK so I'm trying to step away from rightmove as I'm falling in love with houses left right and centre.

And of course we've not sold ours yet so really in no position bar to dream Grin

What happens if a few people like the same house as you, do you start bidding on it or is first in gets it?
