We're a week away from exchange and buyer wants a second viewing

Did they/the agents give you any idea why? Iirc we viewed our first house for the second time close to exchange as I wanted to take some measurements, etc.

Ours reviewed and pulled out for "unrelated health reasons" next day HmmYou can never be sure you are just a week away as exchange is not a fixed point.

Don't worry about it op there would have been murmurings before this I think. If you think about it would you buy a place for x amount of money on one viewing though ? I would never do that . Good luck

How many viewings have they had? If it is only their second they will want to take measurement.

I just thought they'd want one before they'd offered, payed fees and are close to exchange.

No she didn't give any inclination at all, I thought maybe measuring for furniture, showing family etc. But OH is worried due to us losing 3 previous sales.

How long has there been between offer and now? If quite a bit of time has passed it's not unusual for another viewing. How many viewings up until now?

We viewed our house 3 times. Loved it the first time, last two times were to measure different things. Mainly dd's room as we had nursery furniture and wanted to make sure it fit. Third time was for blinds/curtains as our buyer didn't want ours so we wondered if they would fit anywhere in new house. Our stuff was going into storage for a month between moves so didn't want to store them all on the off chance they would fit. They didn't! I wouldn't worry too much, it's quite common.

She's only had one viewing and put the offer in as she was walking out the door, it's been 5 weeks since then.
She did mention at the time how she wanted her dad to see it so hopefully that's it.

I wouldn't panic just yet. We did similar when we bought our house and it was only because we wanted measurements for furniture etc.

I did this! I wanted to measure an alcove and I wanted to take a better look at what the floors were like and so on.

If you agree, yes, they may pull out if they're waffling. Or they may just want to figure out what they need for their move.

If you don't agree, they are even more likely to pull out if they're waffling.

You don't really have anything to lose by letting them come see it again.

Besides, what are your options? If you refuse to let her come round again she will almost certainly pull out

Normal, I saw my previous house 3 times. Need measurements, deciding what I needed to buy etc.

I understand your jitters so close to exchange but when someone is spending hundreds of thousands like I was it has to be right.

I asked for a second viewing of my house the week before completion. Wanted to measure up things and basically just see it again

You're advised to view before you exchange to make sure the place hasn't burned down or you've drastically changed something.
I wouldn't worry too much

I've said she can view I wouldn't have said no, so she's coming Monday.

As for quick process we're both no chain cash buyers with fantastic solicitors.

Our buyers wanted to view ours too. Think they are advised by their solicitors to do this to check everything is ok before it's too late. It was fine and they didn't pull out.

Yes solicitors will usually advise their client to go and have another viewing - almost certainly just to check measurements or if any of the replies you gave to enquiries or wrote on the Property Information Form need clarifying.

We did 3 or 4 extra viewings between offer and exchange - to measure up, to get quotes for decorating, to get a plumber mate to give his opinion on the water system

Our buyers have done 2 or 3 before exchange and 2 or 3 as since exchange for similar reasons.

I would consider it a totally normal part of the purchase process

Poor your mind at test op. You can't stop buyers from pulling out so may as well let them have a look around again.
