Right, any thoughts (apart from brexit uncertainty) as to why no one wants to buy this house?

We had a buyer back in March but that fell through and since then we've lowered the price by over 10k, had a few viewings in May when it went back on the market but nothing since Sad

It's a two bed end terrace with great transport links and two private parking spaces, loads of loft space and double glazing. It's smallish, but cosy and pleasant and an ideal first buy for a young couple (that's why we bought it five years ago). Lovely neighbours and a peaceful cul de sac location. Really positive feedback from the viewings we've had, but no new offers so far. It's priced well for the area.

Any glaring issues (fixable Ines! I.e. The kitchen is small but not a lot we can do about that Grin)?

Honest thoughts appreciated...

It is always price.
You could spend money updating kitchen, bathroom and flooring. Or you could lower your price. Same outcome, but one is easier.

A rug in the lounge would make it look more homely.

As 2 bed houses go, it's very small. About 3/4 of the size of ours, which may put some people off.

And the photos are terrible. Badly lit and grainy, wonky in places and only seem to include the top half of your bathroom, for example.

Tiled floor, kitchen looks like it's not too far off needing to be changed, garden looks very dark at the bottom end, it really needs brightening up, the nicest room is the room with the cot, can you afford to either drop the price or brighten it and add some modern accessories??

I agree regarding the garden and floor tiles in the lounge, but I think it's
the price. I did a search for your area and yours is the most expensive 2 bed. There's another on for £500 less but it's much bigger and the rest are all £10k or more less and they are bigger and more modern inside. I think perhaps lowering to £200k (or just under) would make a difference.

I looked at the listing and 3 things struck me. 1 the bathroom and kitchen need redoing, the kitchen doors and bathroom tiles are very old fashioned. 2 the back garden is entirely concrete and old not nice looking slabs at that. 3 the lounge is a lounge diner but not labelled as that or set out like that, you need a table in there.
I'd be pricing up a new kitchen and bathroom and the cost of putting in a lawn at the back and deducting that from any offer. Everything else is just layout/dressing and can be fixed. Also, it is expensive for the area, so as others have said, you can either sort out the kitchen, bathroom and garden and add a table to the lounge or expect offers at least ten grand under what you'd pay pay for a similar 2 bed.

Zoopla price guides for your road and the ones around it should help with a reasonable price. Don't believe estate agents.

I have to admit I don't think the tiled floor in the living room would be insurmountable, if it wasn't such an obvious feature at the moment - the current corridor style layout, lack of rug etc means that it's the first thing you see.

I think if you have a better layout and a wider view of the room, coloured rug, nice curtains etc then it wouldn't be so bad but at the moment it looks like it's not really a living room.

Bearing in mind I'm working with the available furniture on some free software here, but this is done to your room dimensions

Wow I am so much at odds with everyone it is crazy!! I actually love the tiled floor... but then a complete arsehole a woman at work said she thought I needed help as apparently I take tidiness to a new level!!🤔 I just love clean lines!!!

If it was up to me and had a bit of money and time to spare:

Paint the outside windows a lighter/neutral colour, they look like pretty nice ones and anything is better than UPVC, but that shade of brown doesn't do much for them. Also paint the door.

Replace the extractor and kitchen worktop and tiles. I don't think the units would take paint very well, unless they are wooden.

Replace the bathroom tiles, the suite looks fine but those tiles aren't doing it favours.

There are a lot of other things I'd do, such as replacing floors and the fireplace, but only if I had they money and was planning on staying there.

I would be thinking 20 k to replace kitchen and bathroom, redecorate throughout, replace tiled living room floor, tidy up front garden, turf back garden. It would be a lovely house after this work. Either drop price or do the work

The tiled living room, the laminate kitchen (that you only see a bit of, is it that small?), the garden that is mostly paved and multi level....and the price. You can get this: www.rightmove.co.uk/property-for-sale/property-49098552.html for 10k less which is a much more attractive prospect.

I say that as someone who has paid 'market value' for a place that is liveable but in need of complete tlc in a rising market. But never would in a static/uncertain market.

What's at the other end of the living room? I'd like to see that so can visualise the whole room.

Get some big house plants in pots and put on the floor of living room at side of the fire place, between the settee and bookcase etc. It softens the look. And/or get a side table and a lamp. It looks like you use the Big Light in the evenings. That with the tiled floors looks a bit clinical.

I wouldn't consider it as to buy a house this size I would probably be a first time buyer without much money behind me. Needs a new bathroom, kitchen and flooring. To me, the garden is not child friendly and would need a lot of money thrown at it to get a flat lawn for kids to play on. I don't like it tiered.

I had a house almost exactly the same in a similar part of town somewhere else.
Nothing wrong with it but I'm sorry to say it always comes down to price, you can only sell what someone wants to pay.
My house was on the market for over a year and I finally sold it for £50,000 less than it was on the market for.
Reduce the price or accept a lower offer and it will sell.

I don't think decor is irrelevant, but price is always a biggy. You can sell anything cheap enough...
The key thing to remember is you want to paint a picture of an easy, lovely life that the buyers will have if only they buy your house- so no inconveniences of any sort on show (e.g. Stuff round the loo...). Totally agree with all of statistically's points, especially getting rid of the shed! Your agent ought to have told you all that (and they should be ashamed of taking the pics- I'm sure you could do better yourself)
I also think the description is rubbish. We don't need to know why the close got its name in the first paragraph! That is for bigging up those great transport links etc.
If I were you I would do the easy stuff (rug, hedge tidy, more decluttering and room dressing etc), get new pics, and if it's still not moving take it off the market, do the bigger jobs and go back on with a new agent.

I flicked through and immediately priced in new flooring in the lounge, new fireplace, new kitchen, new bathroom. So if other two bed houses are the same price and don't need those things, then you need to factor that into the price. I realise they're all usable, but they're all dated so plenty of people will price that in.

Op, it's taken us ages to sell a house in a highly desirable area. Sadly we didn't see Brexit and the slow down in property movement coming. We've taken £35k off in a reduction and repairs asked for when a year ago this house would have been snapped up in days/weeks at asking price at the very least. Our current situation re sell isn't a done deal and we're anxious.
Look at similar houses in your neighbourhood and compare quality and current values and I think accept you'll probably have to take quite a hit.

I wouldn't say the kitchen bathroom need totally redoing ( I blame Phil & Kirsty for making some people think that any kitchen/bathroom older than 3 years needs to be changed).

Get new photos taken.
Any panes of glass that have missed up can be changed quite cheaply.
De clutter the bathroom and use nice accessories.
Change the hob in the kitchen to match the oven.
Change the worktop in the kitchen if you can.
Have better curb appeal with hanging baskets etc.
Get the big hedge at the back of the garden trimmed.

Don't spend too much on doing it up. 2 beds means there's a ceiling on price. Can you afford to nudge it under £200k?
