Right, any thoughts (apart from brexit uncertainty) as to why no one wants to buy this house?

We had a buyer back in March but that fell through and since then we've lowered the price by over 10k, had a few viewings in May when it went back on the market but nothing since Sad

It's a two bed end terrace with great transport links and two private parking spaces, loads of loft space and double glazing. It's smallish, but cosy and pleasant and an ideal first buy for a young couple (that's why we bought it five years ago). Lovely neighbours and a peaceful cul de sac location. Really positive feedback from the viewings we've had, but no new offers so far. It's priced well for the area.

Any glaring issues (fixable Ines! I.e. The kitchen is small but not a lot we can do about that Grin)?

Honest thoughts appreciated...

Is there space for a small dining table at the back of the lounge? If so, I would add a photo of it, because the prospect of the family eating every meal on our knees on the sofa would put me off tbh. I'm not a fan of the tiled floor either but a rug would transform that immediately. I love the garden (I'm a low/no maintenance gardener!) and agree with PP that maybe more could be made of the seating area out there.

Livingroom: Layout really makes it look like a corridor and a lot narrower than it actually is. I think you need some furniture going across the room IYSWIM? We used to have a room of similar dimensions with fireplace, two sofas, coffee table and rug, and a dining table at the end. I have a suspicion your sofa might be limiting your options; our current lounge is longer but narrow and we went for a sofa which could go widthways across the room and a nice armchair which meant the room is sort of zoned; dining area at one end, sofa and armchair with a rug in front of a fireplace at the other.

Kitchen: That photo is awful - I've had a kitchen even smaller than this before but there's no excuse for that photo. I think I would probably look at replacing the worktops and tiles in here of possible - the units aren't awful but combined with a matching worktop and the tiles it looks very dated. Alternatively, replace the tiles and paint the cupboards but that surface won't paint well IME and might chip very quickly. I'd probably go for either metro tiles or maybe glass splashback, and a lighter worktop or painted cupboards.

Bathroom: Declutter massively. The actual suite looks fine, but again the tiles are massively dating it. It's not a small job but I would be tempted to investigate the cost to get these changed as they're making it look like a total bathroom replacement. I'd also change the cabinet over the sink to a much bigger, more modern mirror. If you can make do without the unit under the sink, ditch it too.

Bedrooms: I think the rooms are fine and pretty inoffensive - I don't see anything massively offputting.

For that price are the other houses that have sold already done up?

Because yours is lovely and clean but being completely honest it doesn't look like it's had much spent on it recently.

It's all perfectly liveable but a bit dated basically and people would want the price to reflect that.

The floor in the lounge would put me off. Imagine a young family with a toddler and their head hitting that when they're learning to walk. Looks really cold too.

Bedrooms look okay, but the rest of it looks very dated and bland. Agree with a lot of the other posts. I would change the layout of the lounge, add some colour on the walls and coordinate with curtains, cushions and throws (have you already got anything or can you borrow something in the short term to use as your base?). In the kitchen I'd tile over your existing tiles with something more modern and maybe consider removing a couple of wall units to break up that beech veneer look, and again get some colour on the walls. Bathroom isn't bad, but needs a shower screen, the clutter clearing and a pop of colour in terms of towels. Front door doesn't offend me but the colour of those windows do. Two of my brothers would be obsessed with replacing them with white UPVC. Guess they kind of reinforce the '80s vibe of the house. Garden front and back need some tlc and planting. I'd get rid of the sheds and store whatever you have in them somewhere else. Maybe paint fence and present an outdoor seating area in a more pronounced way (maybe adding a coffee table, cushions and candle lantern? - something to make it look modern)

That said my friend had a version of this house as her first home and it a really nice little house. You just need to get someone to see that too.

Photos are bad. Kitchen for example simply highlights your old style extractor and dated cupboards.
Also price. Either do a make over with contemporary greys, (you could chalk paint your units?) colour schemes, etc or drop to £199k. Youll sell easily coming in under the £200 mark as people set their limits on right move and youll hit a bigger market. At £210 youre competing with the up to £250 market, so either fab finishes or more traditional 30's semis. Good luck!

I agree, it's mainly the tiles in the living room. Practically it would be great and I'd love to clean with a floor like that but on first look it doesn't look very comay or homely for a living room, quite sterile and cold.

Is moving the shed possible?

Hi OP, it's a little beige. I would add a colourful rug to your living space, and a picture/print/mirror over the fireplace. Cushions too.
Also, I would remove the storage cupboard from your bathroom sink, the room will look better.
Could you put a new colourful duvet, on your bed, maybe.
I really like your house, just constructive criticism, that's all. 😄

I'll be honest don't shoot me

Tiles in lounge are to me a 100% turn off.

Kitchen tiles are very dated. I would look at changing them

Love the bathroom very modern

Bedrooms need a splash of colour

And garden sorry but I don't like the different levels

Sorry it's just my opinion really sorry

The kitchen and bathroom put me off, especially the tiles.
Also the jars on top of the kitchen cabinet. It makes me think there isn't enough storage.

...sorry post should have read 3 bed semis. Anyone looking at affording 2 beds, quite possible will ceiling their search at £200k. They can buy a 3 bed, same area for another £20k.

I think that it could be that there is a couple of 3 bedders that appear bigger.

Also I think I would be totting up the bill for updating. (tiles in living room, tiles in bathroom, kitchen, and a general spruce). It does look a bit 90s.

Tiled floor in lounge would be a big no for me and I'd imagine it would be a lot of work to remove it, so that would put me off.

Kitchen needs modernising. Could you paint the tiles? Paint the units? Put in a stainless steel extractor? Some bright accessories?

The raised patio bit in the garden looks a bit out of place and a bit of a trip hazard.

No photo of the off-street parking. I'd want to see it!

Overpriced..you price to sell.both times I sold a house it sold the same day it went on the market...i price it to sell..neither did I faff about making changes either.

Where's the bean acre? There a house on for sake tgere that is cheaper, bigger and more modern. Is there a reason yours is more? Is it a nicer area?

Apart from that, I agree with all the other comments. There seems to be a lot if clutter down the side of the loo. Can that be moved for new photos?

From what I can see the 3 beds which are more spacious on your street are valued at around £250k. Yours is a lot smaller with 2 beds so could be over priced.

Why don't you market it at offers over £200k. I think you're expecting too much if you want an almost £50k profit on this property. 30k would be good enough!!
