Right, any thoughts (apart from brexit uncertainty) as to why no one wants to buy this house?

We had a buyer back in March but that fell through and since then we've lowered the price by over 10k, had a few viewings in May when it went back on the market but nothing since Sad

It's a two bed end terrace with great transport links and two private parking spaces, loads of loft space and double glazing. It's smallish, but cosy and pleasant and an ideal first buy for a young couple (that's why we bought it five years ago). Lovely neighbours and a peaceful cul de sac location. Really positive feedback from the viewings we've had, but no new offers so far. It's priced well for the area.

Any glaring issues (fixable Ines! I.e. The kitchen is small but not a lot we can do about that Grin)?

Honest thoughts appreciated...

The tiled floor would put me off but pet owners might like it? A big rug from IKEA would be pretty cheap and would make it look cosier?

I'm not sure but has your red door faded to dark pink? You can repaint that very easily if you want to - a upvc primer (you have to babysit the door while it dries of course) then paint with whatever colour exterior satin you like the weekend after.

The garden looks a bit mismatches as all the fencing and woodwork are different colours. It might unify it all to stain all your fencing the same colour. And red geraniums look great in pots - lovely and colourful. Also there's no photo of the other end of your living room i.e. the non-patio door end. And the kitchen pic doesn't give a good idea of the room either.

And is there a plug in heater in the pic of the nursery? That would say to me that the house is cold if you need additional plug in heating.

I think the photos aren't the best they could be to be honest.

Tiled floor puts me off, but honestly the whole place just looks cold bland and a bit grey to me. I'm somewhere in the country much cheaper so it also seems expensive for what you get, but honestly your photos are pretty awful. Whole place looks cold and dull. A bit of Amanda Lamb needed! A feature wall of wallpaper, some colour, some soft furnishings.

You need new photos taken for a start, they don't show things in their best light.

The cabinet thing under the bathroom sink looks odd as it's too short and yes to a rug in the living room. The kitchen looks a little dated too.

We could potentially paint kitchen cupboard doors to freshen it up a bit, would that help? I'm also thinking of replacing kitchen blind and living room curtains. Will add a few more cushions and throws etc to sofas too - we actually have loads but I tidied them all away as I didn't want it to look cluttered!

Being really critical (and not slagging off your house at all, it's a nice house) but it seems to fall between two stools, being neither chic minimalist or cosy and homely.

For the lounge area, I'd be tempted to put some large pots, nearer the doors to bring the garden more into the inside. Paint the shed, maybe a soft blue. Add a rug with colour, maybe a soft teal, picked up elsewhere, with a vase, then complementary cushions. Is it possible to move the long sofa to the wall where the photo is taken from, so it looks less like a waiting room, and maybe have an armchair, slightly facing into the room, just to make the room less long and narrow looking. I'd also change the pictures on the wall look softer and more inviting.

I'm far from being an interior designer myself (my friends would laugh like a drain at the thought) but it just needs to be a bit cosier.

Seems like the general consensus is a bit MORE 'clutter'? On a normal day we have foam tiles on the floor and a big rainbow rug and crochet throws everywhere - I thought these would put people off Grin

I've always wanted a wood floor - I think the tiles give the wrong impression as 'minimalist chic' is the LAST way I would describe our style, haha! Maybe wood floor would be warmer? I loathe carpets so that's a no go, but might look into replacing floor

It's a little bland/plain but not new iyswim. I'd get a nice big rug in the lounge and some co-ordinating cushions on the sofa.

Similarly if you can do anything to make the garden look like it's a nice place to sit out in an evening. I don't know what because my garden skills are non existent.

Agree that those photos aren't doing you any favours. It's really hard to get a sense of floor space and makes everything feel very cramped and tiny.

I'd also be put off by lack of any dining space - even a fold-out table in the lounge space to show it's possible to use the space that way, I'm not suggesting you need to build an extension or anything! - and by how the garden looks quite dark and uninviting. Bit more colour in there, especially the grass bit at the back, to show how that's a usable space.

Everything looks a bit like a corridor! The sitting room and garden particularly. Can you build in the storage under the stairs so the lines continue down from the ceiling?

It's a lovely little house, but I think it would be worth spending a couple of hundred pounds bringing the decor up to date - the bedding is a little old fashioned so I'd get a new duvet.
Also my friend painted her kitchen units and tiles grey & white herself - totally transformed the kitchen for v little cost.

Try rug in the lounge for a bit more warmth, maybe add some warmth with better light accessory (you can take this with you so not wasted money) and maybe some side lights.

Where do you eat? Is there scope for a dining table if someone wanted one? The lounge definitely needs a rug.

Update the photos, they aren't doing any huge favours in size or looks.

I can't comment on the pricing because I'm not familiar with the area but that's often the issue, especially if your house lacks the curb appeal of other simular houses on at a similar price. I'm already calculating - thanks to those odd close-up pictures of the hob - a replacement kitchen. Because it's also so close up I'm thinking your kitchen must be very small.

And the impression of its small size is compounded because in the first picture you can see your neighbour's overgrown hedge & 4! houses in shot.

I'm calculating the fuss/expense of removing the living room tiles. Carpet or wood is more preferable.

You also have no screen for your shower & what's foregrounded in the main bedroom is a small window.

Only you can know if my first impressions are in any way fair but that's the problem. It's impressions. In essence none of those estate agent pictures are doing your property justice or focusing on its selling points.

I think the kitchen and bathroom look quite tired - very 90s. Look just like the choices of suite/units we had when we buoght our first newbuild in 1997 and looking at this property it is around the same age so I wouldn't think they've ever been changed. Kitchen units are fine - it's the tiles which make them look old fashioned.

Picture 7 of the main bedroom is very bland and boring. Brighter bedding and some artwork or something which isn't BEIGE above the bed would look much better.

No idea about the area as it's not local to me but agree that if it's not selling it's nearly always down to the price.

Kitchen and bathroom both look very tired - maybe look into replacing the kitchen unit doors with something newer?

I'd get a large rug for the living room.

Photos also make the ceilings look quite low; not sure if they are irl.
