We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Gah! Our vendors didn't get the house they wanted, now they're the ones who aren't ready to proceed. It's not their fault, obviously, but we're pissed off because we only found out when the EA let slip to DH after he called them about the PRC cert Angry We were planning to instruct the solicitors and get our mortgage application in today, so glad we didn't.

And there's still nothing else suitable on the market so we'll be keeping our offer in but obsessively checking Right Move looking at other options if they should arise while we wait for them to find something else.

No harm in getting your solicitor and mortgage application set up if it isn't going to cost anything at this stage (some mortgage applications cost when they go through but I don't think when you actually apply).

Then if your vendors really want to sell to you they might be persuaded to move into rented, eventually.

The solicitors want payment for searches with the instruction, and we will have to pay to upgrade the mortgage valuation to a Home Buyers Report. Also, we could end up with an unused mortgage application showing on our credit records.

I'm instructing the solicitor to proceed with our sale tomorrow morning. Our priority is keeping our buyers so we will move into rented if necessary.

DH is going to ask the EA if the vendors will consider moving into rented if they don't find somewhere in a certain period, not sure what period would be reasonable though Confused We don't want this to drag into extra months.

Well DH gave our EA notice and asked about paying for our photos too.

Oh that's annoying Anne - just when you thought it was getting easier. I'd ask if they'd move into rented, I bet they'll be v v keen not to lose you as a buyer.

DrSpouse Hopefully it'll be a positive move for you - the cynic in me suggests you shouldn't pay them for the photos until the end of the notice period, our agent found us an offer within 5 days of giving notice.

Our offer was accepted today, our chain is closed and we're sorted. Chain-free buyer and seller so hopefully there are no significant issues.

First offer was rejected. Have gone back with a higher offer and asked what they would accept...now waiting but just found out gran in law is on pallatative care so house stuff is taking a bit of a back seat right now.

You all seem a bit more experienced in this so asking for your thoughts.. we've been on the market for a month. We've now got an offer of 155, 10k under what we asked. Our dream house is on for 425, after we got our offer we offered 410. They've now said they'd take 415 but with a condition that the price won't be negotiated after the survey. do you lot think this is potentially a bit weird? They've also said there's two other parties interested. One couple viewing today and another one has said they'll offer as soon as they sell. They've said if we can commit to 415 they won't even show the new people around. We've only viewed it once though and it was raining so didn't have a thorough look around the land etc. I don't want to be rushed into committing but then thinking am I being too careful. Don't want to loose it either.

Ffs our EA ( so the one selling our house for us, remembering we accepted an offer within 8 days and it's only a week on) suggested we progress the sale and then rent back our house till we find somewhere. It took all my effort not to tell him to fuck off! We looked at 10 houses this week and have offered on 2! Not like we aren't trying

Another frustrating tale here.

The vendor I'm dealing with won't accept less than 99% of the asking price, which is 5% over the local EA valuation.

We offered 95% of asking (99% of local valuations) and they said no.

Greedy twats. It's really put me off them.

They have no viewings booked in either but I'm walking away as I'm not being pushed up any further as it's simply not worth it.

Dragon our second offer was also refused and they won't indicate what they want. We have put in a third offer and we will be requesting information on the structure and then we will walk away. No one else has put an offer in yet... but it has only been up a week.

Hi all.
Slight panic. Advice needed.
Our detailed homebuyers report for the house we're buying has just come in. It's valued at £840k (what we're paying) but they have estimated a 'reinstatement' cost of £330k.
Main risks were damp (which vendors had told us about previously) but also radiator, wall and ceiling issues!!
Is £330k / 40% of purchase price unusually high?! And given the newly discovered issues, is it unreasonable to ask for a slight reduction in money paid?
Really don't want to break the chain as we're so close to exchange! Aarrrghhh Confused

Our final offer was the third so that's it for me. Ours has only been up since Friday so possibly giving them a false sense of security.

I want the house for a specific reason, which wouldn't be applicable to many others,plus we go away for 2 weeks this weekend. They've only had one other viewing and nothing else booked in (online EA - book online feature is handy!) as far as I can see.

DH is convinced they will come back to us at some point and wants to reduce the offer purely because they are twats!

Gizlot, Dragon that sounds so frustrating. I can't understand how in the currently market people are turning down offers. Things do change though - our vendors accepted our offer but rejected one for the same amount, buyers in same position just 2 weeks ago. People are strange.

I think viewing as many potential alternatives as possible is very sensible Gizlot, particularly since you've also got potential concerns with the structure.

Mama Off the top of my head I think my current house we bought for 300 with reinstatement costs of 100, but I'd expect the reinstatement costs to decrease as a proportion of purchase cost as the price increases, unless you're buying a mansion in a cheap area!

Our final offer is 98% of asking price! With no other offers I guess they aren't in a hurry to sell. DH is taking over for the distraction factor. I will book the other house viewing and keep looking. Feels wrong potentially putting in offers on two places but if they haven't been accepted I guess it is ok.

We've had an offer accepted on our dream house on the condition we sell our current home. It went on the market a week ago, 5 viewers, no offers. We have agreed a strategy with estate agents and will drop the price when schools return if we don't have an offer by then. We need this to sell quickly but don't want to give it away either. Feeling very anxious at the moment.

Hi can I join please, we've just put our house on the market last Thursday and have only had 2 viewings which I'm a bit disappointed in. The house is priced to sell and is the cheapest in its category.

There are not a lot of new homes coming on in the area so there's nothing even in our budget/location for us to view. I feel a bit lost already! There is one house that's been on the market for a while but it's over our budget so just going to watch what happens to that. I was pretty relaxed before our house went on the market and now I'm panicking that it won't sell and if it does we won't find somewhere in our budget!

Hi guys! Just checking in to see how your all doing?! Keep going you will get there, don't be too worried about not much coming, it's the summer holidays and after having all three home for just over a week I would never be able to put my house on the market for the mess! Grin
Been told we may actually exchange today, although time is creeping on and I think it will be another day gone.
Hope you all manage to get offers/viewings and offers accepted soon, it's been a Ballache with solicitors here, one tip tho before you instruct any, don't get online conveyancers and do research. Iv had to chase ours everyday for over 3 months. Hmm and the reviews I wish id read first, absolutely shocking!!
Got my fingers crossed for you all!! I keep checking in to see how your all doing!! Smile

Aah they accepted our third offer but the first house we offered on ( and got out bid on) has just fallen through and gone back on the market!!! So torn
