I personally wouldn't worry about the cavity wall insulation having lived in a house with it. But they should have certificate for its installation

I thought this would all be over once we'd completed, but it's not. Seeing as we only completed just before 5pm on Friday, only one other property above us in the chain managed to complete. The top of the chain all had to move in 'on licence' and officially completed yesterday. This caused extra expense for those people, and they're demanding the money back from us. But we were only late because our buyers solicitors took so many hours to get the money to ours, so our solicitor is saying they should be the ones to pay.

Problem is, the seller's solicitor won't release our transfer deed until they get the money, and without the transfer deed the house can't be legally registered to us. I really hope we don't end up having to pay, I don't want to be £1000 out of pocket because of someone else's rubbish solicitor!

Well 6 weeks in since their offer (& 5 weeks since he gave his solicitor details) our "buyer" has decided he's actually just going to go buy another house instead.

My solicitor called the buyers solicitor this morning, to see if they were satisfied & ready to exchange, & was told they haven't looked at the file yet (since returning from their holiday).
However, my vendors solicitor claims to have spoken to my buyers solicitor and been told they are ready for exchange (making it look like I'm causing delays!).
Fuckheads.

sorry to hear that Badgercat, you must be gutted, hope you find a more reputable buyer straightaway. At 6 weeks in our buyer has decided they want a second survey, not quite sure what that's about....

3 of us in the chain and 2 now on holiday. Where's my fucking holiday? I'm the one left in the middle trying to fight for it all to be ready when everyone returns and can swan in and complete thinking it's all been stress free.
(We had a 3 week holiday in April so I'm not that hard done by but we did it before we put the house on the market!)

Nobody can get hold of the vendor. I feel like this says it all. I'm trying to live in hope but I can't believe he's done this to us. Sad

badgercat - I'm so sorry, that's horrible. I can't imagine doing that to someone! I hope karma bites him where it hurts.....

Saw our solicitor today and signed contracts, exchange is planned for Friday. Gotta go and transfer a scary amount to my solicitor's bank account in a few minutes. Can't decide whether I'm excited or terrified about it all.

Solicitor strongly recommended we view the property immediately before exchange, so we're going Thursday night. Already have a mammoth list of things I want to look at (e.g. can't remember what colour the ensuite is painted) and measure. Going to finally let the kids know we are definitely buying this place (haven't dared in case it all fell apart) and let them fight over who gets which room Grin.

Falling apart a bit this evening. Feel like I'm doing everything possible, nothing is progressing, & the pressure from our vendors & their EA is getting me down. The vendors even called my solicitor to rant about the delay.
Oh, & our buyer's solicitor is STILL reading the file.

Can i join.....We are first time buyers, have put an offer in on house and instructed solictors etc! Just waiting on mortgage being approved so totally on edge still! The full mortgage app has been with them nearly 2 weeks, valuation and everything has been done, we heard from them today querying Wether solar panels are owned or leased?!? Just waiting to hear back from vendor and then hoping and praying we get our mortgage offer in writing!

I'm guessing it appears just a stressful after we have it in writing with waiting to complete and exchange etc?

The mortgage bit was easy for us the wait for the searches and for our solicitor to read the bloody file and send enquiries is painfully slow!

The removal man came tonight and brought us boxes etc then said "we're moving your seller too and they are moving in with in laws" - told us they were renting but lack of care over dates made me suspect they had some flexibility. Why lie?
Then he added "and you've got a confirmed date too so that's good."
Er we're not at exchange yet so no date is set. Apparently vendor's confirmed with removal men the date we're moving. I guess we can aim for that but a heads up through normal channels rather than chance would have been good.

Solicitor and Ea both saying completion on 4th August is very unlikely. Buyer is just awaiting their solicitor's report next week then can sign their contract and on the sales side we're awaiting searches before enquiries are made (do they normally wait?) but it should be straight forward and they're expected any day so surely 4th is doable? EA mentioned September and I went slightly crazy saying we need to be moved by end of August or seller loses newbuild plot and we'll be too out of pocket to move elsewhere. Plus dc are so unsettled I'm not having that in September too. There's no reason 12 weeks isn't enough time and solicitor needs to speed up get all enquiries ready from the contract pack so searches enquiries can just be added. Apparently this isn't how they work 😡
It's 2 properties ffs!

Mother do you know how long your council take with searches? I am at a similar stage (previous buyers pulled out 3 weeks ago, new buyers already had survey done & their solicitor had contract pack last week). For them to raise enquiries, submit them the the solicitor, the solicitor to answer I would have thought at least a month. Has your Solicitor said it could be sooner? I would like to know if there's any way you can chivvy them along? Maybe just keek calling constantly!

2-3 weeks and Monday will be week 3. Ea says solicitors are all a nightmare so I'll chase Friday, he'll chase Monday and basically we'll alternate from there. He's told me to keep hassling. Feels so unnatural and if they just got on then we wouldn't call and they'd have less interruptions!
Neighbouring council is taking 12 weeks for searches! So glad we didn't choose the house just over the boarder!

I'm still waiting for my mortgage to be approved (even though it was approved in principal ages ok). Its been with the underwriters for weeks now and i'm getting a bit fed up

Emaboo have they said why? Ours was delayed a little as they had requested info from my partners work but the email from the lender was mistaken as spam!

Ours came through 2 days after valuation so I would chase your mortgage company and find out the issue.

Honestly, do not trust anyone is doing what they should unless you check!

Have you had it done with Nationwide? My financial advisor told me that they are backlogged and everything is being sluggish. We managed to get it thro quite quick but we had someone chasing EVERYDAY!

Searches are back and enquiries are in. Really hope they reply quickly! Just found out solicitor isn't on the mortgage lenders panel. They told me it was fine when I told them who our lender was but it turns out it is fine so long as we pay an extra £150. I know it's not much but still grrrrr.

Searches also state it's in an area at risk of coastal flooding. It's 45 minutes to the sea from here! House is also elevated so I'm sorry to bring the news to everyone that we must assume the end of the world is coming if they think the new property will flood 😂
