After alot of time on the phone with estate agents (mine & the 1 buying throught) & solicitors yesterday I can now say it's supposed to be happening on the 7th July. Grin

Fingers crossed for you FeeJee! We've been told we should be exchanging on Friday and completing Monday. We're pushing for Thursday for exchange because we're due to have kitchen delivered Friday and my DD has settling in day at nursery Friday too. Otherwise we'll have to ask the owners (local farmer - house is empty) whether we can have the kitchen delivered into the garage on exchange day as we can't be there Saturday. Our fitter should be starting Sunday fingers crossed. Argh this is way too stressful!

Oh balls, a year ago there was a beautiful house on the market that I fell in love with but there was no way we were in a position to move at the time. It's just been put back up (I believe they rented it for a while). It's still lovely but I think we're too far into buying this one now and it's with the same bloody agent so can even sneak a peak to put our mind at ease. Not meant to be. It's very similar to the one we're buying with slightly better location and a slightly lovelier garden but has a couple of downsides so much of a muchness really. It's a bit prettier outside. Need to step away from Rm.

How far into the process are you?

All the other buyers in our chain have requested their funds etc, we were exchanging tomorrow to move on Monday and the bottom of the chain's solicitor has just decided they're not satisfied and put in further enquiries. They're now saying that they won't discuss dates again as yet because they're not satisfied/ ready.

FFS! Dd starts her new school on Monday 70 miles away. We're having to consider having kitchen delivered before exchange (empty house and covered by our contents insurance) and moving in with in laws. It's still 45 minutes each way to school though. Gah.

mother - I had to completely ban myself from Rightmove, it's downright dangerous!

Jennifaerie - that sounds awful, were they new queries or unanswered ones that had slipped through the net?

Our broker has kindly got us a new mortgage offer (we're borrowing a few grand more as the windows may need replacing), with the bonus of an extended expiry date, so that has reduced the pressure a little.

Our vendors were initially pushing for a very quick exchange but they've gone a bit quiet on us... I'm hoping its a sign of acceptance of the tedious conveyancing process and not a new buyer sniffing around Sad

I'm happy to move as soon as our buyer & their solicitor are finished asking yet more questions Grin

New queries I believe. The trouble is I've heard that our buyer (who is a solicitor herself) is now bombarding the solicitor in questions with an email every 15 minutes. I doubt it will help. If we can exchange and complete next week I will be happy 🤞🤞

That's positive then, @awkwardpaws77 finger crossed they're just waiting for the answers etc.

Our buyers have sent their enquiries - is 16 a lot? I genuinely can't think of 16 things I'd ask about my current house - it's fairly straightforward as properties go.

Our solicitor sent us the seller's pack and I raised a few queries. She's basically said (nicely) that that is her job but she'll send us her questions and we can check we're happy she's not missed anything.

Checked our new life assurance policy and there's a massive error re a monthly payment that they have down as annual! Apparently it's a typo.

I have fallen in love with our house to be - it's been a grower as we nearly didn't look at it but I can imagine living there and have an idea how I'll decorate it - so looking at the other one on rm actually doesn't give me that bit it's a good back up plan if this one goes wrong.

Solicitor expects enquiries to be looked at and sent to us Monday and our enquiries will go out tomorrow to seller's solicitor. Exchange next Friday looks unlikely doesn't it. Is 2 weeks doable?

We received 13 enquiries to start with, m0therofdragons but there were a few subsequent ones too so I reckon we had 16 or so total. I think we asked about 10.

We're still allegedly on track to exchange tomorrow but I'm sceptical - the FTB's searches still aren't back. Apparently they have agreed to go ahead anyway. I raised spickle's point about whether the mortgage company would object and apparently they haven't - but I do wonder if they just don't know yet! I can see this all falling down tomorrow.

We're supposed to be completing a week tomorrow and I really want to get on with booking movers, arranging post redirection and so on but everything is still too uncertain so far. I hope this doesn't go on much longer.

I'd say it could be a bit ambitious to be done next Friday. But it's a bit of a case of how long is a piece of string, how long enquiries take etc etc.
Today the queries for the bottom of our chain have been resolved and the buyer is signing the contract tomorrow to exchange either tomorrow or monday to complete ASAP next week. 🤞🤞🤞 It has to be quick as our buyers have held onto their mortgage funds.

We've received the enquiries this evening from our buyers and so there's a few we need to answer - job for tonight so solicitor will have that tomorrow. All things we can answer so I'm hoping it would go back and forth.

radio silence from our buyers since the survey two weeks ago. and our seller has now started nagging us via estate agents, as not heard from our solicitors. I'm hoping that the buyers' solicitor/bank is the cause of this hold up and not cold feet or a survey related issue.....

m0therofdragons - glad to hear things are rocketing along for you now! Bit envious, though - still waiting for my vendors to come back off their surprise holiday (obviously wasn't a surprise for them, but was definitely a surprise for everyone else involved in this sale!).

We have progress. Solicitor phoned me today saying he should receive answers to enquiries tomorrow then he will arrange for transfer of funds & all being well can complete next Friday. Does this mean exchanging tomorrow?booked next Friday off work & Just provisionally booked removals. Just need to confirm date back with them. £150 3 men & a van from 12.30.

My missing buyer is still awol 😕 they haven't returned the initial pack to their solicitor so 3 1/2 weeks in NOTHING has been actioned for our sale. They're cash buyers so it was supposed to be a quick and easy chain. I'm trying not to push as it could be easily resolved but equally are they buying my house or not ?!

Everyone seems to be whizzing through theirs on here - it's good to read others are progressing at least!

Hello everyone! Just checking in to say we completed on our sale on Mon and received our mortgage offer today (we love Halifax - they were solo quick!) Moving in day now fixed for 14th. The comparison with our English sale and Scottish purchase is jaw dropping. Total time taken to get a sale to go through in England 11 months, despite getting an offer within a week every time. Total time from offer to moving in day in Edinburgh? 4 weeks.

Thanks to all who have been so wonderfully supportive, especially Spickle, Stripy, m0therofdragons and *Camper. It looks like we can finally move on with our lives. Thank fuck for that.

Our English purchase went through in 6 weeks - our Scottish sale was really stressful and cost us a fortune in legal fees. Our neighbour's Scottish sale was awful with the buyers gazundering at the last minute. It's not always a case of English system bad, Scottish system good.

Ours is being fairly smooth but I'm still impatient. If all goes to plan it'll be 12 weeks from house on the market to moving which I know is really good (and hasn't happened yet so it's all speculative) but it's so all consuming. I want my children to get sane mummy back!

I've spent tonight answering the queries and creating a money in/out spreadsheet to stop dh panicking as to whether we can afford it!

In new home my evenings will be spent in the hot tub! (After cleaning it as they have teens so I'm imagining I'd be relaxing in their sperm soup otherwise 🤢)

I'm still awaiting my completion date - also 14th July - having exchanged four weeks ago. I'm so excited but my mind keeps telling me that I've forgotten to arrange something important.

DH keeps having doubts about the house. The drive is fairly small and is something we discussed before but decided that because the property had more bedrooms than we were hoping to get and because we currently only have one car, we would be able to cope. I think it's just buyers remorse. I had it before exchange and he's got it after!

Trying not to combust.

We're still waiting for a quote for the indemnity insurance, I'd much rather have spent that money on a lot of gin a nice take away on moving day.

So after enquiries are satisfied and solicitor receives searches back they write us a report - is this right? Then what? Can this be done within 2 weeks? Everything else is fine.
