Little update, our contract is with buyers solicitors, both houses have been surveyed and although both have picked up things like ridge tiles, extra insulation in the loft required and some new doors/windows required ( our new house) we spoke to our buyers/vendors and agreed that we are both happy at current offers. Yeah for sensible, approachable, friendly buyer/vendor, we had the conversation direct with them not through ea or solicitor.

Up next is our mortgage valuation on Tuesday. Fingers crossed.

zandersmom the lack of the cert shows it was either a diy job or a non accredited installer. I think you are being more than reasonable paying for it yourself, I would have played hardball and made them do it!

emma8t4 - trust me, I'd love to play hardball and insist they get it sorted, however if i do that we can definitely kiss goodbye to their 6-week exchange, and if they lose their house then of course we'll lose ours. So we're trying to at least show willing.

Now all we need is for them to come back from their lovely holiday so we can actually discuss this with them (their EA had better not spin the 'they're a lovely couple but very young and really don't have a spare penny to spend on anything' line again; if they can afford a 10-day holiday, they can afford to chip in with things that are their responsibility anyway. We're not having a holiday at all this year because we're trying to buy their house and can't afford both a house and a holiday. Grrr.....

Hi everyone. Long time no speak! We've answered enquiries that were asked and just waiting to see if there are any more enquiries. The house we are buying (and want a quick sale) have been onholiday for 2 and a half weeks with out telling anyone and turned their phones off. Our solicitor and their estate agent were very annoyed at them but things are starting to roll again. Have asked for completion to be before the end of July as have no childcare in 6 weeks holiday... Please let it work it!!

We're supposed to be exchanging on Friday, but the searches aren't back on the property at the bottom of the chain. (It's a long chain, seven properties, we're third from bottom.) The estate agents are pressuring the first time buyer at the bottom to get an indemnity and proceed to exchange without having the search results. I'm not sure what to think about this! I do want to exchange on the planned date, but if I was that FTB, I wouldn't be very happy, I'd rather wait for the searches.

Is this usual? Do you think the agents are being a bit harsh in pressuring them to go ahead to keep the chain dates in place for the rest of us, or is it a normal occurrence?

I've just found out my buyer hasnt even instructed her solicitor - 3 weeks in ! looks like the dream is over :(

donkey sorry to say that the EA is talking rubbish. If the FTB has a mortgage, the mortgage lender will insist on the search results, as further enquiries may be made if anything onerous is shown up.

Urgh...so our buyers lender has asked for a more in depth report for the mines, which is a good thing as it will show all mines are capped and safe and we should know by Friday about their decision. Bad news is our seller has got twitchy and has asked for the house to go back on the market. The EA says not to panic because it's a unique house (and fairly expensive for the area) so it's unlikely to sell quickly and the vendor will take it off again when we know for sure our buyers lender will definitely lend. I really can't take much more Sad

Thanks spickle. Although it's frustrating as we'll probably miss Friday now, it does seem better to do things properly, so I'm not surprised to hear the bank will insist on it. I just wish Hackney Council would hurry up! Apparently they have a reputation for being slow at searches.

emma ours was with nationwide and was really quick. Think within 48 hours if I remember rightly.

Our mortgage got approved within 4 days I think, and then the surveyor did a valuation to confirm the purchase price a day or so later - so maybe 7 days from submitting the papers to getting the written offer?

badgercat, don't panic - it might be ok. Our buyers refused to get the bulk of the conveyancing work underway (bar searches) until they had their mortgage offer and survey results back. Once they did, they were ready to exchange in just over three weeks and that was with a leasehold property.

So it might still be ok - you just need to find out why they haven't instructed the solicitor yet.

We got our EA to chivvy as we were concerned about timescales - maybe consider doing the same?

Our mortgage with nationwide also took 4 days after valuation I think.

I've messaged her on fb and shes read it but no reply,

They are cash buyers - her dad is paying using savings but shes down as the buyer so they perhaps need to arrange transferring the money, I dont understand why they would give a solicitors name and address yet they havent instructed him ?

I've got onto Purplebricks who rang the solicitor and found out they hadnt received instruction yet, they also called the buyer but didnt get an answer

Our buyer has had the draft contract for almost two weeks now but there's no enquiries yet. Is that normal? We now have our seller's contract pack so I've replied with my questions. Nothing major.

Our survey was completed on the 13th - full structural, and we still don't have the report yet despite chasing. How long did all yours take to come back?

We got our homebuyers report in 48 hours and mortgage was confirmed the same day. Full structural probably takes longer but I'd imagine a week tops.

m0therofdragons the draft contract is actually a pack of documents which includes the draft contract. There is usually quite a lot of information for the solicitor to read through before he can make enquiries, so yes two weeks is considered a perfectly normal timeframe before enquiries are raised.

Im back and feeling more positive this time (although no celebrating until we've exchanged contracts). We found a semi-detached house which knocked spots off the detached house we were in the process of buying (survey threw up a lot of issues, down-valued and no building regs for anything). Its got a lovely garden for my little boy to grow up in and a great den building area at the bottom. Close to an excellent primary school too (though my son will have to do the nursery year in our current village as the other school is over subscribed but should be ok for reception year). The vendors have found a house within a week which has no chain. So it's just the 2 of us to sort out.

The only drawback we have is that we sold a fortnight ago and have moved into a rental property...which we are tied in to for 6 months. So it looks likely we will be paying rent and mortgage for a few months, but on the positive it means we can get on and renovate/redecorate before we move in. I really hope this one works out.

We received our mortgage offer this morning from valuation done last friday so 3 days including weekend! (Bank of Ireland)
