It is really higgeldy piggeldy and I bet if you went for a viewing you would find a lot wrong and a lot of substandard or poor quality workmanship. I agree with you about doing your own kitchen though. I've lived with a lovely kitchen that I don't like just because it was an expensive bespoke purchase by the previous owners. I'd have much rather done my own kitchen.

I think the kitchen is fab. Retro and very "in".

The house is lovely but (imho) way, way too big. Too many bedrooms!

At least you wouldn't have a major renovation job on your hands....

Would be easy to make another bathroom or en suite or both upstairs

The large hall on the ground floor could be altered to make another room if required

The second floor could have a bathroom put in one of the bedrooms or part of a bedroom

It's a lovely house and there is a lot of potential there to get it finished off how you want it. It would be good if a lot of the boring expensive jobs are finished so you'd basically be decorating and putting in kitchens/ bathrooms.

How old is your DS?

I think you'd need to consider whether it would hold its value, and whether it would be readily sellable if something happened or if you had to move again unexpectedly.

For a large 6 bedroom house, I'd expect a separate utility room rather than a washing machine plumbed in in the kitchen.

Trains are every 15mins
It's Merseyrail, not fast

I know someone whose flat backs into the line- it's ok
This house is a garden/house/road/front garden away !

Nennyno there is a utility room but it's not operational as is the end suite

Yes, the utility is ready plumbed in the room next to the kitchen.
Definitely have that separate.

So I'd need new kitchen, utility, possibly 2 new bathrooms. New floor downstairs would be nice.
Finish that playroom, finish the summmerhouse.
And a patio in back garden

I think it needs redecorating and the kitchen needs to be changed, but I'm in love with that massive mirror at the bottom of the stairs 🙈

Ah the tunnel room does at least have French doors. I wonder if the summer house has plumbing and electrics?

I'd also have to do something about that extension - it's really done very poorly the original living room has become a dark room.

Tbh just stick a Bowden's kitchen in, something basic that won't date and continue the flooring.

Put in a large shower room downstairs, something modern and you have a down stairs clickroom come extra shower.

Put in a decent en suite to the bedroom

Knock through the main bathroom and WC to make it all one and add a door to the main bedroom so it is a family bathroom and en suite - bit like a jack and Jill bathroom

Lose a bedroom on the second floor and make another bathroom.

You then have 5 bedroomed 4 bathrooms house with two ensuite

Don't do a patio until you have worked out which area of the garden gets the most sun - then lay the patio in that spot

Nice and fab garden but apart from the kitchen there's very little character left which would put me off (if I had that kind of money to spend).

Ooh, that's near me! It's a lovely road. Lots of the houses round here back onto the railway line. It's never bothered me.
