Mother sorry forgot to add. For teens more than one bathroom will be really handy. My elder sister has an en-suite, a family bathroom and a downstairs cloak. When her 3 were all in their teens she said it was a life-saver to have more than one loo available - it stopped arguments and reduced pressure in the mornings when everyone is scrambling to get ready and get out of the house. It was also useful for that point when they suddenly stopped ignoring the shower and started spending their lives in it Grin

Haha, yes house has 2 bathrooms and a cloakroom (current house also has these as we planned to stay here for baby and teen years but 2nd of was twins 😂. Need an extra bedroom and want a garage and nice garden.

Garden is the clincher for us.we are on viewing 17 and 18 today! But even if do sell in similar position with limited houses to move to.

Our fantasy house that we've expressed interest in has: 5 beds, a dressing room, an ensuite, main bathroom with corner bath and seperate shower, massive under stairs loo, entirely seperate cloakroom with built in drawers for shoes, massive utility with Sheila's maid, full size chest freezer AND airing cupboard....

Honestly, it's the house of my dreams. There's no way we'd ever get all that elsewhere.

Oh and the garage! It's on TWO levels, with electric and a sink AND it's got a ceiling height wood store built into the concrete walls. For the wood burning stove, doncha know.

Besides the family room there's two other reception rooms, one a big office and one just a random huge sitting room.

Oh and a sun room.

I'll be absolutely gutted if it goes to someone else. Sad But I must prepare myself. We realised yesterday that there's a house in the same road on at 475. Not much bigger or better. Which means if you want to live in that area you're gonna prefer the cheaper one.... aaaah I'm seriously making myself crazy. I have to let it go!!!!!

Oh Elspeth it sounds gorgeous. It's so hard watching and waiting and praying that someone comes along and buys yours so that you can proceed! Ours literally needed nothing doing to it - not even the paint or the flooring. Whilst we're both quite capable of taking on a project, the idea of only having to unpack held a massive appeal.

But what sold it for me was the gorgeous kitchen, which had a full length wraparound conservatory (with aircon and UF heating so you could use it year round), with two sets of double doors and a gorgeous SE facing garden which was completely secure, private and not overlooked with no danger of any new development (already there) to change it. The street was a tiny little lane with only a couple of other houses on it, so very quiet and peaceful. I know there will be other houses but it was really hard to watch this one slip through our fingers Sad

The one positive though is that when he saw and wanted the dream house, DH - who was resolute in sticking to the budget - suddenly threw caution to the wind and decided he was OK with us spending an extra £70K. Grin

Now that the dream house has gone, DH has decided that the budget now has the new ceiling so it's extended our buying options somewhat!

At last we've got some viewings booked, one tomorrow and one Wednesday, hope it's picked up for everyone else too! I was fully expecting a dead week with half term next week.

Me being me, I'm so impatient. After viewing the house yesterday the more I think about it the more I can see us there. The other one we can't view for another week is in a slightly nicer location but is smaller and it's not like house 1 is in a bad location.

If dh said let's make an offer I would but he's super sensible so I know he'll want to look at the other one.

We have accepted an offer today! Lovely family, we said to ourselves when they first came round that in an ideal world we would like to sell to them.
We have had a year of knock backs so don't really dare to dream too much. Fingers crossed.

Pleased you've got some viewings booked in badger, we're having our busiest week so far with 5 viewings - typically all on different days! A couple of them have come back with positive feedback as well so hopefully after the long weekend we might have an offer...

Just called an EA to see if we could arrange to see a house. "Oh, they just accepted an offer on it. But you're better placed than the current buyers (no chain, mortgage in place) so if you want to go look, they'd definitely accept an offer from you".

OK, so this might not be illegal but it definitely doesn't feel right. What about that other family who think they have found their dream home? Hmm

From a sellers point of view xandersmom2 i'd accept an offer of the right money but if they arent ready to proceed it would only be showing interest in my books so would continue to show others round.

Just be careful the estate agent isnt trying a tactic of ensuring you (should you like it) feel rushed into making a higher than asking price offer to secure a property you love!

I'm curious, has anyone advertised their property on fb selling groups ? I posted mine on a couple in the region and since then have 2 viewings and one further possible. Feels a tad desperate though ?

If those buyers aren't proceedable though, then the house remains on the market.

If it remains on the market then it's open to offers.

Tbh the buyers don't sound actually ready to buy?

I guess I was assuming the other family is in a chain and so as we could complete 'faster' then the buyers would be willing to jump ship and dump them. Which felt bad. But I hadn't considered that they might be in a chain but not able to proceed, so that's a good point....

drspouse - it could still happen - I know I'm not in your area, but I'm calling EAs today to arrange viewings for Monday, so....

Funny, though, that several EAs have said we can only go if the vendor will do the viewing, as they themselves are not doing viewings on a bank holiday. Seems to me that holiday weekends are prime house-viewing time - I mean, we struggle as I work all week and DH works all weekend, so Monday is a perfect time for us and I'm sure we're not the only ones. I understand EAs need holidays too (no, really) but it seems short-sighted of them not to be pushing the boat out to accommodate buyers.

Xanders I'd be checking with the EA to check whether they mean the house is still being marketed because the buyers aren't yet proceedable. If that's the case then yes, by all means make an offer because you are in a position to proceed.

Really positive viewing yesterday but no feedback as yet, a viewing I thought would be a waste of time today and they made an offer straight away !

It's low unfortunately - well it's the bottom end of our guide price. We've found a dream home and the lower end of our guide price means we can't afford it so now we have to hope we can drive them up and the vendors down. Still a step closer than we were yesterday!

How many would you be happy with in a chain?
We have ftb, then us, house we want to buy, house they want to buy, etc feels like it's going on with no end in sight. 😔 sigh

I think a chain is almost inevitable unless you're selling a small property/flat. The moment you move on to a house it's usually people who have something to sell already, that will want to buy from you - unless you are selling to an investor. Between the two I'd prefer the chain, because the buyers have more to lose I think. Investors seem to have a nasty habit of pulling the rug out at the last minute - or trying to gazunder.

I'd be wary of getting involved in a long chain, but it's not necessarily a deal-breaker.
