So if the EA has exhausted their database with no offers, and you've only had one viewing from rightmove, then it suggests that you're over priced. The person that has offered thinks it's worth no more than £340k, irrespective of what other properties in the street have sold for.

So hurray - we accepted an offer on our house on Tuesday. But...now there's nothing in our budget that I want to buy! I've sat for 5 months watching cool realistically priced houses come and go, and now there's nothing 😢
Saw a place today that was nice and would do - but it's really expensive as it's on a really popular road, and really quite small - would ultimately need to extend and it's top of budget. Offered but they didn't accept, and not really tempted to go higher. Boo!!

Chalky, I'm sure I'll be the same when we sell, we are downsizing so all the houses in our price range get snapped up quickly. My friend bought a house she had dismissed from right move so try viewing as many as you can. Good luck!

1 viewer in the last 3 weeks.
I almost think the agent sent/suggested the first few viewers rather than people finding the house on righmove.
Still it's good to hear some success stories. Never again will I buy a less than average house, and don't believe the "Escape to the Country" myth either. When they do an Escape back to the town series I'm on it!!!

Still waiting for the viewer from last week to decide (as apparently they are still viewing other things), and nothing else on the horizon. We're on holiday for the next 2 weeks but the cleaner is coming in.

After that I think maybe we should email some other EAs for valuations while we are away and then book photos as soon as we get back before we move all our stuff out. 3 viewings in a month is not really what we'd expect.

We finally had a viewing!

The EA said it went well and they're chasing for a second viewing. 1 viewing in three weeks isn't great though. Must stay positive, it's not about quantity but offers.

Do you think that with Brexit now triggered the market will pick up a bit?

My parents have agreed a sale on their house - a cash buyer offered the full asking price today, so now we just need to sell ours. I ended up doing the second viewing we had yesterday as the EA couldn't make it. It was a first time buyer who brought his parents, but we haven't had any feedback from them and I'm getting antsy. I really want ours to sell soon!

Has anyone thought about part ex for a newbuild instead of selling?

Feeling really shit about it today. 12 viewings, no seconds, no offers, 2 agents and still no closer. Something has to be wrong with it. We have no constructive feedback to act upon and things are feeling really desperate now Sad

Oh blackfell! Sad all it takes is one person to walk in and know. (I keep trying to tell myself this)! I'm away for the weekend and just so thankful this is the only week we've not had a viewing. Now the better weather is coming out it makes the house look nice, so hoping others see that too. I'm not really sure on the part x ing as don't have any experience, sorry. Hope things pick up for you soon tho. All this selling business is definitely stressful. I'd much rather go thro labour 100 times than sell a house again! 😂

It's awful isn't it. It's most frustrating as it's getting to crunch time as we have an open plan downstairs, a crawling baby and two german shepherds.
I'm really desperate to find somewhere with a separate room downstairs or conservatory so the dogs aren't confined to the garden while the baby is awake.

It's also coming to summer and because the dogs are in the garden the baby can't play outside so we were really hoping to have moved by spring but never mind.

Viewed a new build today and it was nice but isn't in the area I would have chosen. It feels like the only option left now though!

We thought about the part ex thing but the small print was something to watch.

Here they say they have two years to sell your property and if it doesn't or goes for less you owe them. So it's more a house loan using your house as security ...

Part ex won't help us, it would be too expensive as purchase has to be 30% above the value of what you're selling. Also once again they only want standard houses not really rural ones like ours.
I've looked at all options to get out of here. Honestly never been this unhappy with a move.

Honey1975 where do I start? No shops at all for 20 mins either direction, no mains sewers, no hills or hedges by the sides of the roads.
The country as such is ok and the peace and darkness at night with no light pollution is amazing. Plus you can get so much for your money here. But I miss suburbia.

Need your help! We viewed a house that was guide price £x - £y. We offered £x (difference of £25k between the 2 prices) and asked if we could exchange s soon as then complete later when convenient for them (they haven't found anywhere yet and say they want to move out July earliest). This would mean we would know for sure this would be our latest completion date. They had said about moving into rented 'if price was right' but they only seem to mean from this date??

Anyway, they've turned down our offer 'as they were hoping for nearer the top end of the guide price'. WTF?? You offer guide price and they turn it down? Our buyers are cash buyers in rented so end of chain so we are in a good position.

What do we do? I feel not very minded to offer more, are they trying it on or are they likely to walk away??

House on market 2 weeks. 5 viewings but no offers yet. My problem is I think the estate agents photos make the house look better and bigger than it us so people turn up and don't like it! Only feedback has been that kitchen is small (which it is) but not really sure what we can do about that!!
