You can't expect people to wait til April. On average the expected conveyancing period is about 12 weeks. Either you move out or you lose the sale and the house you want. So do as Joystir suggests

I know it's the ppl were moving into there having a new built and there refusing until April. But I feel like they should move coz it's only them 2 but I know we have to just get on with it. Thanks guys

Hope that makes sense lol they only told us last week when we bought in November that there new build won't be ready and now we got to get out next week. Can't their new build get them in rented? Never mind my 2 are under 4 so we're making out its an adventure were going to live with mine for 4 days and mil for 3 days a week until April.

Hi, can I join?! - We accepted an offer on our property today and have an appointment to view some plots on a new build development tomorrow, same town we just want to upsize and have room for my elderly Dad to stay.
We've been in our current property 12 years so haven't moved for a while, just hoping it goes relatively stress free. My biggest worry is mortgage applications are much stricter now, but we're within our borrowing limit on the property we want to buy so it should be ok.
Here's to us all moving into our new homes very soon!

Right. I'm back. We have a buyer. She's very flippant and hasn't even found a solicitor yet. Woohoo!

Not a great start. BUT we are hoping for the best. Our goal is to reach exchange of contracts asap (probably 8-12 weeks, right?) as we're going to rent.

I'm bloody anxious after our previous ordeal

joining in to share frustrations! We accepted an offer from a cash buyer for ours at the end of October and was all hopeful about moving in early Jan - oh how innocent !
Turned out they were in discussions with council about potential planning permission, finally got moving again mid December . But they have the slowest of the slow solicitors ! Searches came back last Tuesday , and they STILL haven't sent any enquiries over to my solicitors! They are using an internet based solicitor service as it was cheaper and should be straightforward but God help us they are so slow! ! I've made it clear all the way through that we are ready to go and want to get exchanged by end Jan at the latest and it looks like there's no way it can happen now . Its sooooo frustrating! I keep coming close to telling our buyers to sod off and we'll find someone else but that's probably not a great idea. So my warning to you is yo check very carefully if your buyers are using internet based solicitors and see if you can get some commitment to dates / speed/ urgency!!! Our estate agent is useless about getting any commitment out of them , I swear he'd do nothing if I wasn't on his case every week . And ..... Breathe ......

We had similar problem with a lack of action. With us it was the people at the bottom of our chain who didn't seem bothered about it at all. We thought we were all set to exchange contracts in early Dec then we found out that they'd gone to America, they came back and decided to apply for a mortgage, after they'd been in the chain 2-3 months - god knows why they left it so long before doing anything. We all had this awful nail biting, teeth gnashing wait over xmas and New Year to see if they'd get their mortgage. We didn't hear until 2weeks ago and exchanged last fri. We move this Monday. It's a horrible situation to be in and so frustrating as you feel so powerless. Our EA was v good and virtually chased things up daily. I kept onto everyone everyday and threatened to walk away. I fantasised during my bouts of stress induced insomnia about what I was going to do like tracking the people down and wringing their necks. Fingers crossed it works out for you

Well i do have an update! There's about 5 million enquiries raised on the property from the information back so far. Contracts are missing clauses-there's uncertainty about an extra small building that belongs to a mystery person, the insurance is inadequate and there is query of ground movement!!! There are 13 points so far to be resolved and this is because it's always been cash buyers previously so no one has looked too closely at these things. So they will either be resolved or they won't and there's the possibility our vendor might cut his losses and look for a cash buyer. There's nothing we can do but wait and see what the vendors solicitor comes back with. Ah the joy of buying an old property!Wine

arsenic blimey oh Riley! You have the right "wait and see" attitude though. I'm jealous of your calmness. That paperwork sounds like a minefield!

OK the "lack of action" stories above are scary. My Estate Agent told us he has a "sales progression" person who'll chase everybody for updates on my behalf. I don't believe him! I simply don't believe him! Haha!

I'm paranoid considering what happened before.

Can I join you all? We accepted an offer on our house. Our chain is FTB- seller in High Wickham- our buyer- us - empty property we are buying. So 5 of us! Massively worried it will collapse. We have only ever been in chains of 2 or 3 before.

Fingers crossed as this is a lifestyle move so a huge change for us!

Oh God I could have used this thread a few montjs ago.

We'very been through hell with our buyer (now completed - thank fuck) who lied, obfuscated, ceased communication, changed solicitor (so cost us double because our solicitor had to do everything twice) and at the end totally disregarded our needs that I lost all remaining respect for them.

This system fucking socks. There MUST be a better way

Welcome shadow it's definitely nice to have safe venting space when dealing with buying/selling a house! I'm just waiting now for the answers to the questions our solicitor has sent out. I hope it gets sorted out as we really want this place. But my house is sold so I can sit tight in rental if I have to!

Can I join please? We accepted a cash offer on Friday from a buyer well know to EA for proceeding promptly. Our onward purchase (dream house) is empty as it is being sold to pay for nursing home fees for the old lady who lived there. We lost a buyer a fortnight ago so thought we had lost our new home. It's been such an emotional rollercoaster just to get to this point. I can't believe we have the perfect chain that I can't help waiting for it all to go belly up. The relief of not having to keep the house pristine and have hoardes of people traipsing through our home is fab though Grin

Welcome red I'll hold your hand. I'm just sitting here waiting for it to go belly up again too. Our buyer has been away and hasn't even instructed a solicitor yet so we're hoping for news today or tomorrow. Once I know she's got a solicitor I promise I shall calm down a notch.

If she doesn't instruct one this week I'll be finding another (our 4th) buyer

Red and Camper, fingers crossed for you that your sales go through smoothly.

Shadowboy - your chain is similar to ours, I think there are 4 in our chain. We're at the top moving into new build.

We're using help to buy, so have submitted the application for that, once we have the authority to proceed our FA can process our mortgage application.
I feel like I've filled in a mountain of paperwork already, have another stack from the solicitor!
Once all the paperwork is filled in I will start on the de-clutter (daunting task).

Early days still, but on the other hand we are going in on Friday to choose the kitchen on our new build - can't help but get excited about that!

Survey has been done on our purchase, mortgage is all approved... and now we play the waiting game...!

My buyer wants all my blinds, curtains, washing machine and chopping boards... but I'm so happy to be moving she can have the lot! Grin

I'm hoping to be in by Easter... that's a pipe dream right?

We're in!! Surrounded by boxes 📦📦📦😱📦 and chaos. We can't get the tv to work - there's an arial man coming to fix it today. Couldn't get the heating on - a friendly neighbour helped.😀 no wifi yet - we have go the the pub to us theirs.

We're here and it's where want to be. After 12 months of searching. We feel we belong here and we never felt that in our other place. Location Location
