Sorry just looked it was £420 so still quite a lot it's called a home buyers I think? I really want to pay for searches tomorrow if I'm waiting on a piece of paper that isn't going to come ....

Things have changed for us. We're pulling our if our purchase as the house is just too neglected and would need thousands of pounds of work on it.

However we are still going ahead with selling our house as we have decided to reserve a house on anew build estate about 1/2 mile from where we are now. The houses are fantastic and in our budget and in the exact area we want. It means that we (me, DH and DD) will need to move in with my dad for about 6-9 months once we complete the sale of our house whilst our new house is being built.

I hope it's not too much of a gamble but this house feels right for us and the house we were going to buy (we went to see it today) felt wrong. We only had our offfer accepted last week so things haven't progressed much for them.

I've come to join you all. I accepted an offer from a cash buyer about 4 weeks ago. Found a place we love and had our offer accepted 2 weeks ago. The bank have been awful and forgot to ask for paperwork so the mortgage application took much longer than it need to! We've been approved to borrow the money, just waiting for the valuation survey to be done. Fingers crossed it comes back at the right amount, the vendors a have already said they won't drop the price!
I was going to drop all the paperwork to the advocate today and pay for searches, but I think i'd be better to wait for the valuation first wouldn't I? I only did this 4 years ago but I've forgotten how stressful the whole process is!

Bluebell9 if it comes back under what you've agreed to pay they would have too hopefully that won't happen though as stuff like that usually causes bad blood

I cannot wait for this process to be over I feel stressed to my eyeballs just which we weren't in such a chain constantly worrying if everything is running smoothly !! X

littlemissM92 the sellers wouldn't have to do anything, it would be a useful negotiating tool but they are entitled to ask whatever asking price they like, just as Bluebell9 is entitled to offer whatever price she likes.

I mean obviously you wouldn't pay more than it was valued at or uncertainty wouldn't and lenders may not lend on those terms so would have to negotiate or walk away but they would have this problem with the next buyer hence why they would be likely to drop price but like we both say hopefully that won't happen Smile

Different mortgage lenders use different surveying companies so, and there are always cash buyers so an under-valuation wouldn't necessarily affect all buyers. Although no one wants to pay more than a house is worth, of course!

Things are very much happening at our end; solicitors are starting the searches and we have instructed a surveyor to carry out our homebuyers survey
Fingers crossed it all goes through ok and no problems are identified.

Thanks for the tip about daftdrop.com - just checked our recent purchase and found that it was originally advertised with a different agent for significantly more than we paid for it.

I find daftdrop REALLY useful. Satisfies my nosiness no end. I just wish it had the function to search for individual properties rather than general areas.

Does anyone else feel guilty pestering the solicitor so much ?! I don't know whether guilty is the right word I don't want to piss him off but at the end of the day he's getting paid plenty and I am that annoying client that wants to be kept very much in the loop
Can't wait for this to be over !

I started off being polite but now I'm definitely coming across arsey but I expect to be emailed back by the next day ?! Surely they are checking emails amongst other things obviously all day long. I just want a exchange date then we are all tied in and no one can piss about

The way I see it is that you are paying for their services, and that they work for you. They might not like it, but they are being paid to do a job and if they aren't doing it then they should expect a kick up the bum.

I feel your pain too, our solicitor has been amazing so far, and we are hoping to exchange soon and she has effectively disappeared and stopped replying to emails. Very odd.

You should definitely expect that and you shouldn't be worrying about pissing the solicitor off! They are going to get paid a load of money when your transaction completes and they should be responsive!

Our conveyancers are brilliant and even if they are too busy to respond (eg the other week when they had loads of completions on one day) they still took the time to give a holding response ie I've received your email and will respond tomorrow.

Spent a stressful weekend thinking that the chain was going to collapse. No one had been able to speak to the person at the top of the chain and the EA had been told they'd cancelled their onward purchase. Today get told that they don't need to purchase so the chain is definitely complete (until they decide to purchase after all I expect).

Mortgage valuations have been booked in for the property I'm buying and the one I'm selling so feeling happy today but after just two weeks in the process I feel like I have whiplash so I won't be expecting the good news to keep coming!

Ocelot, I'm scared too. What if the bank say its worth less? My purchase would be scuppered. Wish the whole process was much quicker so you didn't have time to dwell on things like this.

I have to agree about the stress! We are still in limbo with regards the probate situation. Aside from that all is ok. Mind you our home buyers survey did throw up that there are signs of wood worm in the garage of the house we are buying so we put that to the solicitor to look into - hoping the vendors will either sort it or at least drop the price accordingly. My husband happens to work for a company who deals with that kind of thing so we could get it sorted very easily but would rather the vendors did so it is one less thing for us - they are leaving us nothing, not even a curtain rail, so we already have enough to sort............... Well we haven't received fixtures and fittings list but the tenants seemed to take everything with them

I'm just back from the bank and I am still shaking after paying our deposit so that we can exchange this week. I was so worried about conveyancing scams/putting in the wrong number etc etc but it is done now phew. I don't think I've ever transferred such a big amount before, it is terrifying!

The amounts of money involved are so scary I agree! I had a total panic when I was filling the forms in thinking OMG I don't have enough money to pay our deposit what shall I do? Obv the conveyancer talked me down pretty quickly explaining that my deposit will come from my buyer's deposit! I had totally forgotten how it would work for about an hour Shock
