A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

So the man did make an offer this morning as soon as the estate agent opened. I am feeling smug as I guessed the exact amount he was going to offer yesterday, DH was out by 10k.

It's under consideration and the estate agent is seeing if she can persuade a little more out of him. It's 15k under asking and if he will come up by a couple of k more that would probably be fine. The house we liked is still desperate to sell, so they might accept a lower offer too.

We have viewed a lot of houses over the last few days and booked in one last one for this evening.

Well done v jealous! We had viewing this morn they really liked it but it's the first house they have looked at so obviously they have others to see not holding my breath and desperate to go and view one but holding off don't want to fall in love with it more than I have on rightmove and it go !! X

I think we might have sold! And we had an offer accepted! Obviously it's only the beginning and anything can happen but we viewed a house we loved and decided to take the lower offer. The buyer stuck to their original price, no increase and we have accepted it because we can still afford the house we want.

Our buyer is in rented and eager to move and the house we have just had an offer accepted on is chain free too so hopefully will be quite quick.

We have done some furniture rearranging this week in the hope it makes our house look better to prospective buyers Hmm Have two viewings booked for this weekend. We will see. I'm pessimistic about it myself!

Thanks so much littlemiss and cathster, hopefully it's the start of a trend for this thread, we will all be sold in January!

Funnily enough the buyer said he saw the house on RM when it went up with the first agents, but didn't see that it had parking and initially dismissed it, so it was worth changing the agent and having the picture order changed on RM.

Welcome Halle! Have you had many viewings so far? Are you viewing houses as well?

It's a really friendly and helpful group here, I have had so much excellent advice on dressing the house for pictures and lots of support whilst waiting. I'm going to be moving to the 'in a chain' thread soon (my brain hasn't quite accepted we have sold yet), hopefully see you there very soon!

Had an estate agent knock on the door today, wondering if we wanted to sign up. Had great pleasure in informing him that we were sold. Also had a financial check from the buyers estate agent, which we passed so looks like full steam ahead.

Well done for selling wandering and thanks for the welcome. We had one viewing before Xmas and one booked for Saturday.

We are considering moving to a high street estate agent as we have found a house we like. Just need to sell ours.

DH gave our estate agent a talking to this week when the feedback from last weekends viewing was one couple weren't even on the market and the other didn't want to move to our area! Complete time wasters! I think we've had in the region of 20-30 viewings now so we have told the agent to vet their viewings better as reckon only about 10 of those have been proceedable.

Given them to the end of the month to sell then we will decide what to do, we have been on the market since September now.

Three viewings booked tomorrow and a second viewing next week, also had another viewing yesterday so things are definitely picking up but still no blooming offers!!

Wow that's miles better than us good luck! We had viewing this mon and I know they looking at 2 more in same village tomorrow so fingers crossed they may compare and want ours although not holding my breath ! Good for your dh telling the EA they take the p**s

hi wandering and everyone, glad there's been some movement and well done on selling!

i've not been on in a few weeks but i have been reading the thread .... the last couple of weekends in dec/jan were getting a bit depressing with work/ferrying kids/chasing out tails to tidy and clean places where investigating eyes would look etc!

we have sold again - lets hope this chain is solid! got asking price so very happy esp as we think we might have under priced it to keep it at a bracket on rightmove.

cathster, if we had not sold this weekend, we were seriously thinking about telling our agent only to allow sold people look at our house despite him telling us anyone should look. sure, a lot more interested people can look and put themselves on the market if they like your house but the bottom line is you cant do anything until they are procedable anyway! you can always widen the net again if keeping it to sstc doesnt work after a few weeks? its worth having a think about and deciding wjat's best for your household.

littlemiss, your house was the oldy cottage house which i loved, i think? good luck, you've got a little gem them there.

pony out ours on for sale saturday and had first viewing tuesday - lucky for my dh can nip out of work for a couple of hours as long as he makes up in the evening

We had three viewings at the weekend, Two were SSTC one of those really liked it but wants to see some more properties first.... The other two haven't got back to us.

The high street estate agent don't seem to be that efficient compared to Purple Bricks and we are still waiting for the advert to be finalised. Hopefully we will get some more viewings.

Me and Dh are looking at renting for the first time. We have a viewing on a house I have fallen in love with on Thursday. I'm panicking. Do we take money to the viewing? I don't want someone else to get there first! The first day of viewings is Thursday and we are 11am, there's time for someone before us, right? I have no clue how these things work as you can probably tell! I love this house from the pictures I have seen and in my head I'm already living there.

I not completely sure but I THINK if u can go in to estate agents before hand and get the paperwork filled out and have references and give this all to the EA after your viewing if u still want it it will put u in a good position! X
