A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Well spoke to solicitor this morn and she clarified our buyer is happy to proceed ( won't bore you but she was being a pain about something) and sol says expect to be moving in 6 weeks holy shit lots to be cracking on with! X

Oh that's brilliant! 6 weeks is very soon, you will be in before Easter.

The people who offered 430k have upped it to 460k. We feel it's worth more than that, so we are going to say 470k. What do you think? It will make hardly any difference to them- about 50 quid a month on a mortgage I think. It would be the difference between having and not having a new kitchen in the new house to us. We reduced it to get a quck (er) sale so I don't think we are being unreasonable. But there is a part of my that worries we should take it!

Friends sold a very similar house last week ( theirs is smaller room sizes but bigger garden) for 495k so I think even 475 is a bargain.

No viewings for us either. Did you see The Times article yesterday about how to sell your house? It said if your house wasn't 'flawless' you should redecorate - paint, woodwork and carpets, as people expect show home standard. YIkes!

Just had another viewing ( someone knocked on the door yesterday, didn't understand how to book an appointment with my online agent apparently) I didn't get any vibes they liked it.
Another viewing for mon after work. My mum is coming over tomorrow to fill her car with my clutter to eBay/charity shop. Hurray. It won't make the house look any different, but I'll be able to open cupboards again without danger to life.

Our house went on the market on Monday. We had two flaky FTBs look at it today. It's probably going to be a FTB or possibly an investor who buys it. Although in this area I'm not sure if the investment buyers are still about. I think my asking price is a bit "hot" tbh.

So we've had an eventful week! After DP having a meltdown that we would NEVER sell the house on Wednesday (it's only been on for 2 weeks Hmm) he reduced the price. Our dream house had reduced theirs on Monday and he was so worked up worried about it going. On Thursday we had 3 viewings booked in for this weekend. This morning we got a call that the first viewer wanted to make an offer of £1k above asking price! We accepted, raced to the EA to accept and put an offer on our dream house which was also accepted! I can't believe it! I was a bit Hmm that he'd lowered the price so quickly but it seems it worked!

@mamaslats thanks for mentioning the Times article, just looked it up, and am inclined to agree. The 2 bed opposite me was like a showhome and went for £600k. My 5 bed is 475! If anyone would like the link to nose please pm me. I need inspiration for my little bedrooms as they are letting the house down.

Oh crap, do we need to redocorate?

Its not dated or anything but with 3 young kids there's a fair bit of scuffing. DH has gone round with 'magic erasers' which are brilliant and made a massive difference but still. Don't think I can face moving everything to change the carpets either.

Jazz I'll send you a pm with mine as thinking of getting rid of the DC's eyesore cabin beds. The rooms are also very 'themey' and I'm thinking of neutralising them a bit. See what you think and I'll have a look at your little rooms for you Smile
