A 'waiting for viewings and offers' support group?

TheWanderingUterus · 17/11/2016 13:24

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Ours was also 16 weeks with the old agent.

Notanotherpawpatrol · 23/02/2017 11:23

Good to know that's standard. Our last one was 2 weeks!

lia66 · 23/02/2017 11:25

We had our first viewing yesterday. EA did the viewing and the people were here an hour. The chap was in the garden for ages EA said and they are very keen ( EA says ). This morning the potential buyer has been on the council looking at the boundary for a portion of shared drive that we have with a barn conversion so it looks promising but I won't get my hopes up.

Good job they didn't come today, we've just lost at least 6/8 tiles from our roof in this storm Shock

I'm going to look at a house in an hour or so. I wonder if you'd mind giving it a look over for me please and tell me if you see anything I need to think about.

I am only tied in for 6 weeks. I could pretty much choose....

Notanotherpawpatrol · 23/02/2017 11:32

The configuration looks a little quirky, I can't quite figure it out (even after looking at the floorplan!) Make sure that you could make it work for you and your family. Do you want what is essentially 2 kitchens, or do you plan to rip one out, think about the time and cost that's going be. And then decoration, add it up as you go around, honestly how many rooms could you live with and how many rooms need doing immediately? (That bathroom is not one I could live with!! 😂)

Overall though, that's a gorgeous house!

KondosSecretJunkRoom · 23/02/2017 11:32

Oh wow Lia, that kitchen, wow.

Sorry, no help with actual questions.

Notanotherpawpatrol · 23/02/2017 11:33

That's so funny kondo, it just shows you that different houses are for different people. That kitchen is not for me!!

lia66 · 23/02/2017 11:36

We'd definitely need to do a lot of work but the price reflects that so doable. I'm interested to see it in rl, I think you need to see a house rather than just pics to get a feel for it don't you?

drspouse · 23/02/2017 11:37

Ours is 4 weeks.

Erm... unusual taste lia66!
I'd ask about curtains/carpets (can they TAKE THEM AWAY please!), only joking.

KondosSecretJunkRoom · 23/02/2017 11:38

I know pawpatrol Grin

Actually, on second thoughts Lia, after looking at Google maps at the double garage at the end of the garden and the quiet access road, I'd worry a little about security. I think I'd ask them if they or any of their neighbours have had any problems with thieves.

littlemissM92 · 23/02/2017 12:29

Wow lia66 that's beautiful and SO much potential !

user1484830599 · 23/02/2017 12:50

Lovely house. Far, far too much furniture, but lots of potential (once its been cleared of all the clutter!) Grin

Only quibble is that there is only one bathroom, for 5 bedrooms? I'd have expected at least one ensuite.

Beckyb1 · 23/02/2017 12:56

Lovely house. Not keen on bathroom decor, even the toilet seat is a bit.... Different!
Beautiful tho, I really like it! Let us know what it's like in rl!!

Notanotherpawpatrol · 23/02/2017 12:59

That's a good point, 5 bedrooms means a potential 8-9 people living in the house and only one toilet?! How big is your family? Will 1 toilet be enough, will one shower be enough? Are you thinking long term effects babies becoming teens and only having one shower!

mamaslatts · 23/02/2017 13:16

Good to hear some offers have been made!

We don't have a contract with our EA, despite them doing 4 viewings already. I asked and was told they wait to see if clients like the way they work before they ask for signing of contracts. Is this usual?? EA is well known and established in area. We bought the house off them and thought they seemed reasonable.

KondosSecretJunkRoom · 23/02/2017 13:36

Well we've had an offer at the asking price, so I'm over the moon. Just need to keep my fingers crossed that everything runs smoothly.

The area we want to move into doesn't have many properties on at the moment but hopefully things will pick up.

mamaslatts · 23/02/2017 13:57

Kondo - congratulations! You have given me hope!

Notanotherpawpatrol · 23/02/2017 14:02

Congratulations kondo!!! 🎉🎉

whereareyousleep · 23/02/2017 14:05

Congratulations kondo.

Out contract is 12 weeks which seems standard around us.

Beckyb1 · 23/02/2017 14:40

Congratulations kondo!

KondosSecretJunkRoom · 23/02/2017 14:53

Thank you Flowers I just might hang around here for a while until it's more definite. All those last minute buyer pull out stories have given me the heebie-jeebies.

That's very trusting of your estate agent Mama. Our contract was signed before the photos were taken!

lia66 · 23/02/2017 16:55

Congratulations kondos there's hope for us yet.

Well the house is big, odd layout but I identified areas that 2 ensuites could be added. Hadn't thought of a downstairs loo Blush . It does need a lot of updating but the kitchen is a great size and could be made a better shape. It's a solid house.

We have 5 dc living at home so definitely need a family bathroom and at least 2 en suites.

Their EA said they'd had a lot of interest so if it's meant to be it shall be.

littlemissM92 · 23/02/2017 17:11

Our offer was accepted Smile

drspouse · 23/02/2017 17:16

You know how you're supposed to have your house smell of baking or coffee during viewings?
Ours smells of Waitrose Bottom Butter.

Beckyb1 · 23/02/2017 17:34

Oh wow littlemiss. How amazing!!
