A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

How do I choose which ahmgent to go with? Met agent 1 today, very charming, said all the right things, showed us all the facts and figures why they were the best. However when he left, I did some digging and all is not what it seems, it looks like he told me some lies in order to get me to sign with him.
Met agent 2, lovely lady, didn't put down the other agencies in the area, seems very confident they can sell the house. Lovely conversation, she's a mum of 2 and understands my anxiety about needing to sell yesterday!
Meeting agent 3 tomorrow.
Agent 1 is a well known brand in the area, photos are a little rubbish online, but they seem to sell quick. Agent 2 isn't known for sales (or lettings...Think removal company) but was lovely. Agent 3 comes highly recommended but agent 1 was very quick to put down agent 3 and to completely dismiss agent 2 as a real agent because "I'm paid to sell houses, I know what I'm talking about"
At the time I was completely taken in by agent 1, but now I'm thinking he may turn out to be like existing agent? Gah. Why is this so hard?

Does agent 1 tend to undervalue houses though? This could be a reason why they get so many sales.

I think I would wait until you have spoken to agent 3 and then make your decision, but tbh none of those are screaming out to me.

I tend to agree with House freak. None of the above are fab. And thanks to everyone who sent their good wishes. It's been 6 months now - we would REALLY like to move on!

I think agent 1 is out, the more I think about it the more I find him slimy.
I really liked agent 2, but I'm not sure they have the market share to be able to sell quickly, although she seemed to think they had!
Will wait till we've met agent 3...They don't have a lot for sale on our estate, but do come highly recommended?

Just as a bit of advice - I would go for the person who cites the middle price, not the highest. Its a recognised EA trick to price too high to get your business

Just found this thread, can I join you all? We put our house on the market on Thursday, DP made a quick decision on Wednesday, completely out of the blue! What started as a valuation and resting the waters had him signing the papers to get it one the market 😲 it's his house, so his decision, but we were planning to do so in the spring anyway.
So went on right move on Friday, had 2 viewings Friday, 5 on Saturday, 2 yesterday and 2 more booked in for tomorrow!
Have viewed all of the options in our area (only 5 at the moment) abs the first one we looked at was perfect!
EA has some 2 identical houses to ours (on our road) very quickly over the past few weeks, so they are confident ours will go (I really hope so!) now just sitting nervously hoping our perfect house doesn't sell! It's up with our agent and we've made our interest clear, but obviously they want to sell asap, so not going to wait for us.
We have our aip meeting tomorrow, so fingers crossed for that. Current house is in DPs name only, this new one will be joint - never had a mortgage before so I'm nervous about that!
It's only been a few days and I'm a nervous wreck already!

Well our surveyor has just been and we have 2 houses to view on sat that look promising here's hoping we are getting abit closer x

We are also changing EA this weekend so hopefully that brings some in!

I went to view a house yesterday, loved it, exactly what we are looking for, but think we are really going to struggle to sell mine so I think I'm going to have to let it go, I'm gutted. I know it's my own fault and I shouldn't look but we brought this house cos we were rushed and I'm terrified of the same happening again.
I think I need to take a break from rightmove.

You never know house, it may still be there when yours sells! Our perfect house has been on the market since 2013! I need to seek this house so we can buy it!

The owners went to new Zealand before they sold it, decided to rent it out whilst selling and the tennants weren't happy about allowing access to potential buyers (despite knowing the house was going to be sold when they started the lease!) Then Japanese knotweed was found in the garden and it took a while for the owners to agree to pay for the treatment plan (it's £0000's!) And while it's under treatment it's hard to get a mortgage and insurance on a property.
The garden is also....Interesting and needs around 5-10k spent on it to make it decent, but this can't happen till after the treatment has taken place. And finally it's very much a family home (3 bigger than double bedrooms) but not in a great family location, the schools aren't great and secondary schools are dire!
All that doesn't phase us though! It's beautiful and I can't wait to live there Grin

We should finally be online today - it seems to have taken a while as photos were done on Thursday. Bloody place is messy again now!

The house we liked had been taken off by mistake so still available.

For those of you who are getting frustrated by potential buyers, can I just say that certain things that might put me off would be our 'compromise' if the house is perfect in other ways. So one house we love, the garden is smaller than we would like and is in a different village, the other has a smaller kitchen and is on a busier road than we would like. We are thinking of offering on either when we have some interest here. Sometimes its worth people having a look because if they love most of it, they might compromise on the rest.

Right. I'm in. We signed the contract with estate agent yesterday, photos were taken and we're up on Rightmove. We have a viewing tonight from someone who looked at another house on our road and thought it was too much work.

I keep thinking anyone driving by the house is having a nose. I'm wondering if it is too cheeky to tidy up the neighbour's front garden (god, that sounds rude) but think that might be illegal in some way Blush.

Thanks Becky. Had a nerve wracking morning sorting out AIP this morning. Had credit issues in the past due to idiot Exh, so have been stressed about it for ages as DP has a great record and didn't want to put a black mark on his.
Thank god it was all ok and we've got our AIP now with Nationwide! I did cry when the certificate came up on the screen as accepted!

I'd love to go along our street and tidy up all the front gardens Kondo! There are 4 houses up our end that are nice and tidy then as you go further down the road they get messier. It's so frustrating! Luckily you drive in round the back, so unless they explore further down the path it's not that obvious at first.

Unfortunately the tidying of my neighbour's garden would have to be a bit more intense than clandestine poo picking - (which I would totally do, after dark, dressed like a ninja) but my stealth tidy up would have to include fixing a gate which is trickier.

The viewing went well by the sounds of it, my Dh did the viewing and I took the kids out so they don't point out all the places I've hidden stuff around the house (I put the bin in the shed, that type of thing, that's normal right?)

Anyway he said he would speak to the agents to put in an offer tomorrow, so we will see if that's going to be a serious offer or a cheeky punt.

Totally normal Kondo! We have a Hoover, ironing board, mop, kitchen storage unit and lots of other things that go from house to shed on a regular basis now! People must wonder how I keep the house so clean with such a lack of equipment!

That's disappointing blackfell. Our first viewers turned up and didn't come in as they didn't like the area! Could it have been that?
