A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Apparently they couldn't get here and need to rearrange for a time that someone can bring them Confused

Won't be holding my breath to hear from them but hopefully it's true!

We are supposed to be bringing on another agent today I'm not sure if we are doing the right or wrong thing though.

I'm tapping my toes for our first viewing, DH seems to think the EA is coming too but no sign of them either. I think it's just supposed to be me.

Well that's good to hear that hiding all normal signs of living is usual afromom. My Dh was looking at me wired when I took the contents of the washing basket away with me in the car yesterday - I mean, people might look anywhere right?

Keeping on top of tidying is a nightmare with three kids, I'm going to have to chill out, it's not going to be sustainable if I try and keep it at a constant state of viewing-ness.

No sign. Have rung EA to check what's happening. EPC man is coming at 10.30 so we have to wait in anyway. If they clash it will be viewers' problem I guess.

We had to wait in for the EPC man anyway but the EA has only been able to leave a voice message and hasn't spoken to them yet!

Can the agent do the viewings if they want to rebook, to save you having to wait in..?

I've just had a funny one with our agent... They phoned me yesterday to say they wanted to do a viewing at 12:30 today, which was fine.
I phoned them at 11:30 this morning to double check it was going ahead, and explained that if it was, I wanted to get home to take the dogs out while the viewing was happening. They confirmed it was so I said I was leaving the office now

I got home before 12:15, and dog walker had come early, so the dogs weren't at home, but in case he brought them back mid-viewing, I sat in the car, parked over the road

12:30 comes and goes, the agent walks up the road, pauses outside the house and has a good look at it, and then heads off in the direction of the office. I don't think he saw me sitting in the car...

So either they did the viewing well before 12, or it was cancelled? All a bit odd

Hello - does anyone mind if I jump aboard? We've had a bit of a rollercoaster so far. We sold within 72hrs, put an offer in on another house but were turned down in favour of someone else. Then our buyer pulled out.

I've been to see two properties today - either of which I could live in happily but they are so different. We put an offer in on the first one but since we've not got a buyer yet they may turn us down for someone more proceedable. We've had five viewings so far this week and three of them were interested but not in a position to make an offer. Oh GOD it's so frustrating. Gin to everyone else going through this right now.

After fighting with the estate agent yesterday afternoon and this morning, we are now officially off the market! I've booked new agent to come out next Thursday to take photos and sign contracts and we will be going live again on march 1st. New agent already has people lined up to see us so fingers crossed we will sell quickly with the new agent. 7ish weeks and counting till I'm induced Shock ....With all this stress I wouldn't be surprised if baby came early!!!

If we're going to be in anyway (especially if it's not all of us) I'd rather do the viewing. I have so much to do round the house - some of which is fairly unobtrusive, like Guide paperwork at my desk - I don't want to go out unnecessarily.
We have one on Sat and we'll go out for that.

We have 3 viewings booked! 2 saturday, one monday. Thing is, EA sent me the name of one of the saturday viewers and she is the mum of one of Ds's classmates. What's the etiquette?? I do have her number to text her. She will defo know its our house from photos, etc. Didn't occur to me it might be viewed by someone we know.
Advice please!

Maybe I will. I know where they live and their place doesn't seem to be on the market (not that means much, we looked before we went on the market). She's nice enough though, I'll see if she says something next time I see her.

We also had this mama. We pretended we didn't know and glad the estate agent dealt with it. Turned out they didn't like the house and there was no hard feelings as neither of us brought it up. So glad as I would be devastated if they said our house was horrible to me. The agent kinda said it wasn't for them and had found the house they wanted just up the road. Phew!!

Well the guy who said he would put in an offer didn't bother. But we have a viewing on Monday evening, which just happens to be the first day of my kid's half term. I figure if I make Saturday and Sunday really busy days, I can contain them let them spend Monday on screens while I put the house together.

I have never, until this last week, realised the sheer amount of labour required to get a house from 80% clean and tidy to 100%, the first one taking only an hour and the latter taking the whole of the day. What kind of idiot puts their house on the market the week before half term anyway?

I've got it down to 2 hours kondos, but that's if the house is 80% clean and tidy. If it's at 0% it takes all day!!
I'm sorry he didn't come back to you, have you asked the estate agents to follow up with him? Or are they just waiting for him to call them (they shouldn't be!!)

The estate agent has left messages with the viewer to get feedback but no response yet.

And the house we oogling on Rightmove has been snapped up today. Ah well, there will be more but it's a lot quieter than it was even a few months ago.

Kondo, an hour upstairs (while the kids are downstairs) sorting bedrooms and freshing up bathrooms and an hour downstairs (while the kids sit in the car) straightening up the living room, office and kitchen diner and freshening up toilets and we're done! Add hovering and mopping floors into that though and it takes 4 hours Shock mirrors and windows and dusting and it's all day Hmm
