A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Thank you! We are moving about a mile to be near the DCs school and have a bit more room. Eight years of battling the one way system don't really appeal and the other house is a very rare opportunity.

Our sale is currently progressing (despite our bloody conveyancer being on holiday until next week Angry) but I do keep checking back over this thread and sending you all positive sale vibes!

pawpatrol really hope you can find a competent EA. You've really been messed around by them!

sparechange we did exactly what you did- saw the dream house so rushed to sell. I really hope that you have a quick sale and get the house you want. We were so incredibly lucky to have a sale agreed and to get the house, so it does happen!! Sending tons of luck your way!

Congratulations to everyone who has a sale agreed. We've got no more viewings lined up at the mo but I just keep telling myself , we bought it someone else will want it too. Hopefully.

Misty Do you know if your estate agent is proactive with contacting registered buyers and drumming up viewings, or do they purely sit and wait for the viewing requests to come to them?

For me, that was the advantage of a traditional EA, and to be fair to ours, they had several viewings lined up before the photos were done, just by contacting everyone who had seen similar places.

That said, a week after the photos being done, we still don't have the house up on Rightmove or their website, so they are about to get a rocket under them... Wish me luck!

The worst house viewing I went to was when the agent was a friend of the owners.
I mentioned to dh that we would need to put a fence around something as it didn't feel safe for the little ones and she came straight back with "well the current owners managed to raise 4 kids without needing a fence. It's fine as it is" then literally everything I said I wasn't sure about like the living room being too small was met with distain as she told me off for even wanting to change the property in any way. (including the master bedroom decoration - it was only done 12 months ago, I can't see the problem...There wasn't one, it just wasn't my taste!)
So my advice would be to detach yourself, don't take comments as criticism and let them look and figure what they would need to change to make it livable for them.
The second thing is, you love your DS, but other people don't. Try and keep him on a hip or detained ion one room while the viewers look round. Having a hold follow you round asking questions, whinging or crying is really distractive and they won't be able to look past it, all they will remember is he annoying child.
Put any dogs away and make sure windows have been closed for at least 30 minutes before the viewers are due to come (they may turn up early and open windows suggest a house is stuffy, musty or in need of hiding smells)

Surprise surprise I've not received a confirmation via call or email that the agency have received our notice Hmm we have 2 agents lined up to come and see us and one tomorrow too.
We now know (after being forwarded reports on right move) that to date this year our agents have sold 13 houses, while most others in the area have sold 40+ not impressed at all.

Agree with keeping DC quiet/occupied. Very difficult view with distracting children. Your advantage as the owner is your local knowledge of actually living there. Be prepared to Talk about the schools etc if they have dc; restaurants, public transport etc. As well as the obvious things about the house. Sell the lifestyle!

When we looked around and we had the seller show us. I was asking the "Why are you moving? What are the neighbours like? What is the parking like? Is there big dogs next door?" questions. I asked about whether there was boarding in the loft and I found it off putting having them linger around. We had a child following us around which was fine until he started having a temper tantrum about us leaving.

I showed our buyers around twice so really I sold the house to blow my own trumpet I literally left them to it I just said I'm going to leave u to it I'll be in the lounge feel free to be as long as u like and look in wherever u like the keys to outside

I second that about leaving them to it for a bit. We had no EA viewings on ours. We just showed the people round to explain where things were and then just told them to have a proper look round unaccompanied so they could have a proper honest chat together about it.

It seemed to work. Good luck with yours!
Ooh also make sure you ask them what their situation is and tell them yours if it's advantageous (no chain etc).

trevor when we have had viewings through the online agency I have done as you have. Shown them round and then told them to have a look around and let me know if they have any queries....

Good ideas to let them look around on their own and also keep DS occupied. I was planning to let him play on the iPad but I may start off by making coffee (nice smell) and him a hot chocolate.
I hadn't really thought about the windows - it's Feb in the North of England so we're unlikely to have them open!

Good luck sparechange! Hope they sort it soon. Yes I wonder if our EA is doing enough to drum up interest. They claim they are but I do wonder if we'd be better off with a more established agent from that point of view.

My viewers have just left, they said my house is lovely but too small, they asked what sizes the rooms were when they were upstairs. Sad
