A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

New to this thread but house on the market and everything really slow :(.

Can I ask, do you also get emailed the full names of viewers when they come round? I don't think this is in the spirit of data protection, but wanted to check it wasn't standard practice.

Many thanks to those who have looked at my details and given positive suggestions. I have just heard that a house on a nearby street that was up for the same price as ours is now under offer after just 3 days. It is a similar size to ours but with a private drive (ours is shared, which is an issue for a lot of people Sad) We have a viewing booked in for Monday but in the expectation that it will go nowhere I am fairly fixed that I am going to take our house off the market and do some refreshing decorative work - move the master bed to the loft conversion, turn the study into a dressing room, decorate that room and the current master bedroom and make them 'luxurious' and then decorate the front living room in lighter colours and replace the rug. I think it will make a difference. I hope so!!

hello we used to. And then I would casually look them up on Facebook Blush it was then that I realised my sons friend from schools mum was looking at our house the next day! I took all traces of my sons pics down etc so I was pleased!

flown we have already half filled a storage unit.

Can you be specific with what we need to move for photos, and what for viewings? We'd struggle to get rid of, or put away, some of our daily stuff for viewings though some more could go to storage, but obviously loads can be shifted around for photos without too much bother.

drspouse your fireplace looks really nice, is there anyway you could turn your sofa around to face it so it acts as a feature. I was told to take pics of children and family down and just leave a couple to show its lived in. Smile

Becky that's a good idea - the focus of the room is really the carpet as it's a play space but no harm in switching it, and moving the carpet too. We also have another living room set up as you're suggesting.

Good tip about the photos. We have family photos on other shelves around the house too.

I hope you survey results are good drs. I don't know if this is at all helpful, but when we put stuff into storage and re-hugged the house, I made a space in lots of cupboards etc, which I now use to hide the things we use all the time, but which look like clutter, when we have viewings. It's making it super-quick to tidy up and means I still have access to the things I really need.

We just get a title, initial and surname of the people viewing here.

We have two or three (one hadn't confirmed when I last spoke to the EA) second viewings here and are off to second view two properties, ourselves, today. We thought we had decided where we wanted to go, but looked at a couple more places yesterday and found something else we liked, so going to looking at them one after another today.

Hello, I am back. Two failed sales now. The first one, the buyers buyer pulled out. The second one, we offered a reduction to chainfree buyers for a quick painless sale. They pulled out on the day of exchange - Trump, Brexit freak out. So, so depressed. Now buyers may think there is something wrong with it and there isn't!!! Any advice, tips, hand holding?

Thanks. We have been on this rollercoaster since the beginning of Sept. Paying for a rental flat in Scotland where we moved to take up a job offer, plus mortgage on English house. So broke and fed up.

We've just put my London flat on the market in a bid to buy a large family home up North. I don't have the stress of needing to keep things tidy as the flat will be vacant in a few weeks. However, I will have to carry on paying the mortgage so hope it sells quickly!

I also had a buyer pull out on the day of exchange. It's horrible as you are so close and you suddenly have to change your whole way of thinking.

I was despairing, but we have now had an offer again, but in the back of my mind I worry it will happen again.

Hello... I'm dipping my toe...

We're moving to be closer to my family and friends but only 10 miles. Going back to my childhood town so I'm fussy - only a handful of streets I'd consider and I want a S/W facing back which halves my options. Would be nice to be sorted by mid year/ Sept. Drop dead date is primary school admissions for Sept 2018 DS starts then. So a year.

Had 4 valuations on current house ranging from 160-185... Went for the agent we got the best feeling towards who came out with 175k so pretty much right in the middle. They have a good sold record in the area based on their syays amd our own personal observations. We've gone on the market at 176,950 to test the water. Went 'live' at lunchtime yesterday and have 5 viewing booked in. That's looking positive but not getting over excited. Someone actually came last night and was here for 45 mins (It's not a big house-1930s 3 bed semi). Asked so many questions, really thorough, up in the loft measuring for loft conversion. He was so positive about the house. But we aren't holding our breath as he told us he'd viewed 25 houses in the area and was looking for 'the one'.... Smile good luck to him! Half hoping he doesn't offer as got rhe vibe he'd be a nightmare. Was trying to verbally negotiate us leaving kitchen appliances on first look around...

We're viewing 3 houses this afternoon. The only 3 currently on the market which we're interested in. House 1 is huge. 220k. 3 months on the market. Has loft conversion. Big back garden. 2nd from the end of the street and has views over Morcambe bay. Looks structurally sound but needs updating/modernisation. Of we like it amd subject to 2nd viewings etc, depending how much work needs doing I'd be willing to offer 190-200k and retaining 25k of our equity to do up. My preference atm. House 2 is a mini version of house 1. About same size as current home. 160k on for 4 months. Think it needs a lot of work doing to it. DH's preference atm. House 3 is on the wrong side of the street (NE facing back). Up for OIRO 190k. Looks immaculate. Doesn't seem to need much doing to it. Halfway between 1 and 2 size wise. It's the wild card to see what we could get in theory with no work required, of I'm willing to compromise my SW facing back garden. No off street parking and an alleyway way down the side too. Hmm.

Family photos off to storage now, we've already stored everything we don't need for 6 weeks or so, no magic microwave sized spaces left in cupboards unfortunately!

We went to look at 1 this morn Jesus the pictures don't half look different to the house that's all I'll say lol! Got another 2 viewings next week which we are feeling positive about and one is no forward chain so here's hoping we getting somewhere ! X
