A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Trevor sorry missed your post. Would really recommend getting your own images done and asking the agent to use them. I'm sure you didn't see our old photos but the new ones are a vast vast improvement.

OBFace your house looks lovely. The photographer did a great job.

The online agent wasn't actually a professional photographer for ours but did a great job and DH cleared most of the clutter.

Blackfell its crap when that happens. Sad

If its not the photos it must be the price and this one round the corner sold for £515k last year. So DH won't take less than that, well mainly as we want to "up"size so would need the money. The house that sold is a semi and we are end of terrace but ours has a bigger garden and is in a nicer position so reckon we are there or thereabouts.

If you don't mind me asking, how much was a photographer? We aren't anywhere near you and I expect prices vary, but just a ballpark figure would be interesting if you didn't mind sharing.

Not at all. We paid £350 cash which is reduction from his usual rate of £420 plus VAT.

He is a local photographer but also works a lot in London doing events etc. so I'd imagine that's a pretty standard price. Not the cheapest but I hope it does the trick. If not then we know price is definitely an issue.

I'm also wondering if the lack of a proper garden is putting people off given that this is quite a family area. Suits us but others probably feel differently!

Ok some staging advice for our photos too please! These photos are all full of our crap which is all going to be moved obviously but some other things I'm not sure about for photos. Sorry they will have to be in batches.
Our bedroom - I assume the clever photos will have some of these parts in. Clear everything off the bedside tables or leave lamps and radios? Books?
Clothes off shelves? Boxes off top of wardrobes? All bits off chest of drawers or leave some? I think the stuff on the walls won't be on the photo.

Congratulation to everyone who has now got offers.

Blackfell, that must be gutting. Hopefully the sale will either fall through or you will find somewhere else you love just as much.

I'm afraid I don't really have any advice to add to those who have shared images already online. We were very lucky and we found a newish estate agent in our area which uses a professional photographer by default, and includes it in the price (which is comparable to others). He came along with the agent when they did the floor plan and they did everything g eternal them, even moving a few bits of furniture etc. If anyone is in Sussex/ Surrey/ West Kent areas, I'm happy to pass on details.

We have two second viewings booked for Saturday, so keeping everything crossed. Although we think we have found 'the house', we are off to view five others tomorrow, just in case. I think three will be no's, but they are houses we have looked at and considered so many times in RM, we just want to be sure.

Ok living room - mantelpiece - empty for photos or some bits? Toys, a few? None? In boxes only? Bookshelves - tidy obviously - but do we need to clear space on the one that's full?

I bought new white towels for photographs/viewings and have just Aesop handwash/hand cream and a couple of candles in the bathroom.

Master bedroom everything really is out of sight. I've just bought a new bedspread as I think my tastes are probably too minimal than most Grin

Your lounge looks great - I'd probably clear any toys out of sight and maybe declutter slightly.

Thanks! It is a lovely house. Only four bed in the street and 5 mins walk from the station...
I've realised those are the kids colourful towels. I'll swap therm for the adult grey ones!

Ok DCs room! Clear the rail/shelves for photos? Take down the mobile from the light? It would look a bit odd I think without but everything is basically on display.

Kitchen - what should go from the worktops for photos? DH thinks we can keep coffee maker/toaster etc for viewings but I'm not sure about photos. Stuff at the end is just going, but the worktop stuff is needed before we sell.

I would say your DC's room is pretty much there, just a tidy really.

In the kitchen I would clear everything from the floor (stools, baskets etc), pull the blind up, pack away all utensils from sight. I'd also pt away the spice rack. You want any viewers to think there is adequate cupboard space.

Nothing too major - as I said before it is a lovely house.

Oh dear DH suggested taking down the spice rack - is attached - I said no because I want a drawer instead in the new place! I will have to tell him to get out the filler for the holes when he takes it off!

drspouse you need to get rid of most of the stuff in each room, for pics and for viewings

You look like you want to move for more space, and that can't be the impression that you give to buyers. Clear it out.

Hire storage and even use your car if you need to do during viewings to store last minute stuff away. think minimalist.

I have two children and we had to do this. Thank god we sold quickly!
