A 'waiting for viewings and offers' support group?

Not quite ready for the 'in a chain' support group (please please don't let it be too long!), but we have just put our house up for sale and are waiting for viewings. Mostly cleaning and primping and procrastinating, with occasional adrenaline bursts when the phone rings.

Anyone else in the same position wanting to share the angst?

Paw sounds like things are moving in the right direction.

I found out via our estate agent. I'm pretty certain there's some sort of analytics they can pull on how many people are clicking through. Worth asking them anyway!

Thank you everyone. I really need 110k or very close to be able to afford dream house, so I'm a bit worried about listing at 110k and getting offers of 100k or lower.

Still I've had no viewings at 115k so I need to do something Sad

Still waiting to hear back from the sellers on place we want...have feeling this could drag on and on.

Had a thought to give them a time limit but would we shouting ourselves in the foot? Confused

This is the rightmove report for our property. Purple Bricks are good for this (we don't see the graph though) but they say if you have less than 10% click through there is something wrong with the price or pictures.

We have decided we need to sell ours for £515k for our house to be worth selling otherwise we will stay where we are. So after speaking to the two estate agents one said put it on for offers over £500k but the other (Purple Bricks) said to put it on for fixed price of £515k. She said if we put it on for offers over £500 we will get lots of people who can only afford £475k and we won't sell for that so there is no point. Well its worth a go.

Just take the offers over off put it on for £525 and don't accept lower than 515 that way buyers have a little negotiation room as do U x

summerhols I would say give them a time limit. Otherwise you're just going to be waiting and going back and forth forever! It's a real PITA that there's probably one of them that can't afford to buy the other two out of the property but equally does not want to let it go.

We had our offer accepted and starting the legal bits today! After all the stress of the past two days.
Apparently the other interested party approached the vendor directly and made a huge offer, telling him they were in a great position. EA was not happy, as obviously the vendor is in a contract with them to sell it, and discovered that the other party had lied and are in a complicated chain/bad situation. Also quite bad on the part of the other party as they seem to have played on the fact that he's an old man selling a house that he's owned for 50 years and raised his family in, in the EAs words: whispering in his ear.

Vendor was not happy to hear that he had been lied to and had to make the logical decision to sell to us. EA then had a 'very stern' chat with the other party.

But we have our dream house!!! Let's hope it all goes through quickly and with little stress!

The house is worth at least £515k so we are going to try that. We decided to stay if we can't get it.

You're right about setting timescales on our offer. Haven't heard anything else in 48 hours from EA which
Is frustrating but we need the sellers to know we are serious about not messing around.

However we are going away half term and am determined this will be sorted by then. Might give EA a deadline of then - does that sound reasonable?

Can I ask for some advice please?? Our house is being marketed as 4 beds. We have 3 double beds (none of them huge - it is a 1930s pebbledashed semi with a loft conversion if that helps imagine it!) The box room is too small for a single bed due to the loft conversion stairs taking some of the space that was there. We have it set up as a nursery for DS. On the top floor, there are 2 rooms with an interconnecting door. The smaller one with sloped ceilings is set up as a study, but we never go in there. The larger one is set up as a bedroom for DD1 but she currently shares with DD2 (by choice) so that is not really being used either, although it is furnished. Do you think that if we moved into the loft bedroom and turned the adjoining study into a walk-in wardrobe/dressing room that it would be more appealing?? It would then be a clear 'master' bedroom with plenty of storage, plus 2 decent sized kids' bedrooms and a study/nursery. At the moment I think the layout feels squashed and we might be better off marketing it as a 3 bed with a 'bonus' than a 4 bed that people are then disappointed with.

We have been up since 23rd December. We had 4 viewers in the early weeks and since then one viewer has booked and cancelled. No real feedback from the agents. My brain hurts. Help me.

Hooray lamp!

We have the surveyor for the place we are buying going round on Friday, valuer for our BtL mortgage booked, our own house is nearlynearlynearly ready to go on the market. Cleaner comes on a Weds so I am going to try and book in for photos next Thurs. I'm just snagging the tidying in most of the rooms and following DH round with a long stick to beat him into removing his junk, and the DCs round with a box to tidy up their mess.

Has anyone had successful open houses? Not sure whether to ask if they do them or not bother.

Here is my house. Any constructive criticism welcome... I think it needs some decorative attention but neither DH nor I have any style/creativity/imagination. I would gladly pay someone to do it all and make it gorgeous so it sells like a hot cake - has anyone used a service like that? There seem to be a few around but no idea how busy/successful they are.

emsyj lovely house, get agent to add stunning views to RM description. Attached is my nit picking Critique
Take down Xmas tree
Clear mantle piece
Take down photos, arrange 2-3 things on shelves
Arrange sofa cushions evenly.
In kitchen remove microwave, toaster, knife block, utensils (just for photos)
Change loft conversion to the master, most people like that I personally prefer to be on same floor as dd, but my dh loves the idea that an upper.floor is our sanctuary. Could you get quotes to see how much it would be to make connecting room a dreasingroom/ensuite?).
Do you have a throw that would compliment the curtains for the bed in master. Adds a touch of luxury.
In the nursery clear the hooks and clothes away, again just for pictures.
I am nit picking because you asked, all in all its a lovely house

Ok we are on with two agents here and online agents.

Any thoughts? If we don't get the price we want we are staying so won't spend money re-decorating (mostly been re-decorated recently anyway).

Emsy your house looks lovely but agree the Xmas tree dates it.

hallelouja your house is really quirky and I love it. The online agents pics of the garden are amazing, but in other pics I would have said to take wash baskets out! Sorry, I'm picky! Their pic of your bathroom is better imo, but your lounge pics with the first agent is amazing. Smile

contractor we were going to move for secondary schools into St Albans. But looks like they are going to build in time subject to planning so we just thought we would consider our options. We have found a lovely house in our village that we would love to move to so are going to try and get it... We love it round here.

Silly question but why would you say its quirky? Its got lovely big rooms (on the whole). Just trying to understand what might be putting people off.

Hello all just checking in - well done to those who've sold and commiserations to those who are still waiting like me.

I am wondering if our house is too expensive.. we had 2 agents value it and both said they would hope to comfortably achieve the asking price and it's at the very bottom end of the range that the most optimistic valuer gave it.

However when I've done a RM search in our area including properties for up to £15k below our asking price, I can't see that there's much to distinguish ours from theirs, apart from our big garden. But that might not be an attraction over a normal-sized garden anyway Sad.

We aren't desperate to move but it would be a big financial step forward if we could downsize. But I was only swayed into agreeing to put the house on the market by the fact that 2 separate agents were so confident about the price - for a lower sale figure then the case is far from compelling. It's so annoying!!

Also our pictures look shit. Does anyone know please, can we do our own photos and just make the agent replace them in our RM listing, or are we stuck with the ones they've already taken?

Emsy and Halle both your houses are lovely.

Halle - I don't think your house is quirky but perhaps offers more character that the exterior suggests. I really like your taste.

Emsy - we didn't use a 'stylist' for our house but did get a photographer in as we weren't happy with the images our agent had taken. As part of the job he moved items round and asked me if I had a few things he added in to the shot. I'm much much happier as we have a true reflection of the house now. Imagine doing this is cheaper than the stylist route.

Blackfell - sorry to hear that. This could well be us shortly. In a race to sell our house before the other interested parties do.
