Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

  1. the searches that were complete then weren't complete are now officially complete
  2. the enquiries have been answered 100%
  3. the buyers have their mortgage offer
  4. as far as we are aware there is nothing outstanding from our side

What's next??

I'm paranoid that the buyers solicitors will randomly send out more enquiries Hmm Wine

Oh I spoke too soon.... Just had my buyer on the phone in tears because when the EA rang to suggest the 16th they also informed them that our vendor is going on holiday tomorrow so despite originally agreeing to the 7th she knew full well she wouldn't be able to do it. Our buyer is furious, their tenancy ends on the 11th so they would have prefered not to delay til the 16th, when they suggested other dates as compromise it turns out that she's not going to be here. I'm waiting for EA to call me back as I want to know exactly when she's going away, and if it's going to be possible to exchange while she 's on holiday. I am so fucking cross with this whole wretched business and seriously, I hope it rains on her all week and she has a miserable time.

Apologies - didn't want to upset anyone and certainly have no objection to solicitor or estate agent bashing. I am sure this is a wonderful support thread for those in a chain. My intention was to help explain the process and give tips on knowing when the end is in sight, but I'll just bow out instead.

I'm really surprised. We were told they weren't in a chain and they are!

We told our EA that we need two weeks to sort out a rental and he comes back and says "well the buyers want a week between exchange and completion so tough!"

We are paying him. He works for us not them!

Just have to hope that we can arrange a rental quickly then. I'm so pissed off yet happy it may almost be over. FFS!

By the way - we wanted the 2 weeks as the letting agent said that's how long it'll take to arrange viewings, do credit checks and do tenancy agreement. EA said there is no reason for it to take 2 weeks. Pedantic twat. It doesn't help us at all! Angry

We can't rock up to a letting agent and say "well our EA said it won't take 2 weeks so hurry the fuck up!"

So, a bit of detective work later...... Our buyer has a tenancy which runs out on 11th. They wanted 7th to give them a few days overlap. They have handed in their notice, will be 'homeless' from the 11th, and apparently their LL has a new family moving in on 12th.
Our seller isn't on holiday. But, she can't move until at the absolute earliest the 10th, because STBX cannot move his stuff from the house until then. Why she is unable to put it in a box and move it with her I don't know, but she is not able to do this. It is her solicitor who has suggested the 16th.
Our sellers seller is on holiday. Leaves tomorrow, has instructed house clearance people to go in and clear the property while they are away.
So- tomorrow our buyer is going to set the ball in motion with her solicitor to request an earlier date for completion. They want 9th at the latest. That could take a few days to trickle down the chain and back. Let's see what we come up with eh? Meanwhile, we don't know whether to pack this weekend now- we were waiting to see if we exchanged this week. If we do then we will, but if not its a judgement call because potentially anything we pack is gone til the 16th, but if we don't then exchange on Monday and complete on 9th, I'll have to do it all myself while at home with a 1 yr old.
My ideal solution is to exchange asap, then complete on 16th. Our buyers are going mental because they have arranged things for the 7th, but ultimately you can't force people to be ready, plus, it depends on the solicitors and their position, I'd be happy to know we'd exchanged and then had a few extra days to pack and clean. Let's see what tomorrow brings, I have said I'll ring my solicitor tomorrow and hopefully by then she will have heard from our buyers solicitor.

I think you get packing. It sounds like a really tricky situation that can be sorted fairly easily by one person playing ball!!

I agree with you totally, exchange (so you don't go insane) and complete as soon as everyone can.

Definitely get packing though, I am doing the same this weekend in the hope things get moving. If not I will stick the lot in storage and bugger off on holiday somewhere hot (can you tell I have wine)

The carpets are new and the walls are freshly painted so the house looks lovely as it is. until we take the furniture out

Yes I wonder the same collie and basically the EA has said the same to her. But still, we are where we are. My reluctance to push our vendor too much to move quickly is that ultimately it will be me that bears the brunt of it because she has 10 dogs and I'd quite like her to have a few hours cleaning time before she leaves.
I really don't fully believe that a family with 3 kids would give up a tenancy without an exchange, and also that their LL wouldn't negotiate an extra week or two if they were desperate and homeless.
Oh my. What a busy day. I feel strangely calm about it all though, almost as if in that one phone call I just relinquished all control, and left it in the hands of the gods.

And the buyer has 3 children? She's either going to be completely oblivious to what mess she's in, lied, or she's in a right mess panicking about being homeless.

Yes , our buyers have 3 kids. And yes, our vendor has 10 dogs. Pugs. You can imagine what the bottom 3ft of the house looks and smells like!
Must be mad!

I really don't think they'll be homeless, if we can't complete then we can't complete. I'm sure they will be able to extend their tenancy, unfortunately it will cost them a whole month when they only really need an extra week.

I'm up. I'm too anxious to sleep Blush I keep thinking how annoyed I am that our buyers lied so much, how the EA covered for them and now how we have to push our poor letting agents into moving really fast with credit checks & tenancy agreements so we can move out by completion.

I don't want to keep this house any longer than I have to. I want rid of the whole situation and be snug in our new home.

We have to do what it takes!

bear you're right! They will find a way. They won't be homeless. I think "homeless" is a keyword that some people use to get what they want in these situations.

This thread has helped me so much! Thank you for letting me vent and I hope I don't come across too crazy. Grin

Morning all, sending positive thoughts for today... seems we've all been lied to in one way or other. But like bear says - we are where we are. I'm trying not to get stressed today. But will be chasing everyone again at 9am.

Collie I've spent many a night in the last few months lay awake thinking about every eventuality. It's torture, especially when you're tired and all you want is a break from it! Hope you managed to drift off eventually

I feel strangely calm today- I think because I know it's sort of out of my hands now. Our buyer will be doing all the stressing today, and will either drive everything forward or we'll at least know that it won't happen next week. I 'd love to be ready to exchange by Friday - we really don't mind if it's then next week to suit our buyer, or 16th to suit our seller! I'm hoping her talk of homelessness might get things moving a bit quicker so I'm just going to sit tight and wait and see!

Positive thoughts to all.
After saying the mortgage offer was in last Friday, saying the searches hadn't even been started on Monday. I had a message from my buyer last night saying that the lady (with the shoddy EA & Solicitor) was going into sign her contracts this morning. I believe it when I get it confirmed.
I'm now too cynical to get my hopes up & I don't believe what anyone says.

Hope we all get some good news today - Collie / Bear, I'm struggling to sleep too - work is busy as well, but that is a distraction I guess. On the plus side, I am attending a Stress Buster Workshop today. Talk about good timing. Do you think they'll have wine? Grin

We are good to go, but our Sellers are not ready GRRRRRRRRRRRR!
There solicitor seems incompetent! lol.

Basically waiting on one more search............ So fingers crossed they get it soon, We are ready to go and our Sol has said don't give up hope for 11th,

I think we will be delayed and Exchange on the 11th and Move in the 18th FINGERS CROSSED!!!1
