Would anyone like an 'in a chain' support thread? We're selling and buying and it's so stressful!! We've found our 'dream house' and had an offer accepted, had an offer on ours within a week which was subsequently retracted. Wondered if anyone else was finding this whole process ridiculously stressful?

Thank you everyone, I will get it disconnected and eat out I think. That's if it ever happens - just been told that our purchaser doesn't have a mortgage in place yet (we accepted their offer on August 24th) plus our chain free vendor now seems to have a related purchase Angry I've rang both estate agents, so will wait for their responses.
I might clean my oven too - whilst drinking something random Wink

Anna that's so weird, I struggle to see how people get so hung up on something like an oven. Our buyers are obsessed with the boiler. I've answered endless questions about it. What reason have your buyers given for not having a mortgage in place?

Northumberland what have your conflicting reports been about?

We're going ahead with our purchase now the new price has been agreed. It also turns out the house hasn't got any problems, that was just a bad case of Chinese whispers. All very odd! 😱😂🙈

After a fortnight of nothing much happening, 1 of the 3 remaining issues has been resolved in our chain. The wheels are so slow. I need to get really pushy with the EA now, as there's no-one else for me to push (solicitor is waiting like us as we've been ready for weeks and weeks).

I don't think this is an actual milestone but we have just signed the contracts and DH has just posted them through our solicitors office letterbox. We live quite close and I'm quite pleased to skip the Royal Mail on this occasion.

I guess we sit tight and wait for news tomorrow now. Confused I'm a bit lost as to where we are in the process. I guess everyone is still aiming to exchange on the 1st. not convinced

I'll be honest. Am pissed on Khalua or some such from the back of the cabinet. Were due to move on Monday 31st, our buyer hasn't signed contracts and her lawyer was ignoring our lawyer. Then today the owners of the house we were buying put their (our Sad ) house back on the market because clearly they are under pressure. ( I can't blame them, I would do the same ). So, in frustration, our lawyer advised DH to doorstep our buyer and ask if she was aware of the reason for the hold up in signing contracts. She was mortified but said she had realised her solicitor was 'shit' weeks ago when they answered voicemails with ' we will get back to you within 48 hours ' then didn't. (Can I name them? Oh how I want to). She is packed and ready to go. We are simply at the mercy of shit solicitors. I repeat, am on Khalua. It's very good. But it wont be tomorrow.

apples I have rang our EA and told them I want an answer today on the mortgage for our buyers. I think it's really odd on the oven, but that's the least of our worries today I think. I'm also waiting on the other EA for the sudden related purchase.

Not sure of my serenity will still be in place this evening. Have a good day all, let's hope there's some good news

We're expecting an update from the EA today- she tried to get a progress report from our vendors solicitor yesterday but they had gone home by 3.30! So today I am pushing for updates.
We have decided that provided we can exchange any day next week, we are happy to/prepared to complete any day the following week, although thurs and Friday wouldn't be ideal. Hopefully EA will report back today that all our questions have been answered and we are able to exchange next week
I'm considering a little knock on our vendors door myself tbh to give her the nudge she seems to need although I think our delays are a combination of slow, part time conveyancer and not so speedy vendor. It's not all her. But still, you would think she would be ready to move now. She's very well known in our area as she is a beautician and lives in a very distinctive house which will soon be mine, mwah ha ha haaah so I keep telling people she is very slow hoping the message 'filters down'
Have a good day everyone. My mission today is to try and colour match my play room wall colour as I've filled all the holes left by our fixtures and then discovered that it is discontinued, so there is now white dots of filler all over the wall. Don't b&q have one of those matching set ups where they do like a million colours? Bet mine's the only one the don't do......!

Apples - we were told by EA of my buyers (if that makes sense) that a copy of the mortgage offer had been received by email and that it had been forwarded to her solicitor who was completing all paper work and would be sent off as soon as the hard copy arrived.

I passed this info onto my solicitor who emailed to say this is incorrect, that there is still no sign of the mortgage offer by email or otherwise as she has checked with solicitors down the chain! Why are people bloody lying? I'm feeling very anxious about all of this.

I know my buyers so contacted them. They are gobsmacked that their EA has lied again & for what reason? Anyway, they are going into EA this morning to try and get some answers.

Apparently there is verbal confirmation from their EA that the mortgage offer has been approved, but can I trust them?

Hope you aren't feeling too rough Perfumed !

We had also been lied to by the EA, buyers and conveyancers regarding mortgage offer. And a few other crucial things.

That was last week's panic.

Collie its so infuriating isn't it? Why mislead people (well we know why - to keep us hanging on) I don't think they thought our solicitor would be ready to go so quickly and chasing them for dates.

Bear you are good - I am now panicking about some holes in the hall where the coat rack was.

Let see what today brings - sending luck and fairy dust Smile and Wine for later (not for Perfumed she will be on something else random from the cupboard)

I'm not good exactly, I'm guilty- we had a photo wall (lots of little pictures on the one wall) and when I've taken them down little bits of the plaster have come away, so it now looks awful. They might be planning to redo it anyway but I feel bad leaving a wall with chunks missing from it. I'm hoping a small tester of paint I've just found in the garage will be a good enough match if not the real thing.

Collie - I think it takes a special sort of person to be an estate agent / conveyancer Wink

I am now looking at sofas to cheer myself up, but I can't find any I like within budget so it isn't really helping.

My buyer has just messaged saying he's gone all kick ass on EA, who has shown him proof the docs were sent to solicitor and that she has a read receipt....so looks like her solicitor is slowing it up.

The buyer of their flat is first time buyer, who is renting with a mate - I don't think there is any rush for her and doesn't appreciate the impact on the chain.

DH has just nagged the EA for the 7th time this week. ARGH! We can't even complain about him as he runs the company. I have been swearing much more than usual lately. Grin

Its frustrating we keep chasing our solicitor to then chase our sellers Solicitor another week is wasted.

Why don't people understand the urgency, We are just waiting on some bog standard replies!!!!!!!!!!!!!!

Us too soph. I'm going to ring the EA at 1.30 which should hopefully give time for today's post to arrive, solicitors to have been called, and then still gives her time to get on it this afternoon. We are waiting for just a clarification of an answer the vendor have previously that didn't make sense- 10 days ago!!

Still stop-starting here. Finally agreed moving dates which result in us staying with my brother in the period between us selling our house and the new one going through (not happy but no choice!). I think the stress of this is seriously running me down, I've been off work with a nasty virus the last week when I'm never normally ill at all.

New stress - does anyone know when a buyer's survey normally takes place? Ours has already happened on the property we're moving to (which is going through two weeks later than when we sell our house) to but no word from our buyers. The EA is chasing them up but it'll probably be late next week now. They're due to buy on 18th - does that sound normal? So anxious about the whole thing. I hate having to rely on other people to organise things Sad

Hope everyone's chains are running a bit more smoothly than ours, although on catching up with the thread it seems that there's no such thing as a frustration free chain!

Dolly they might not have any survey except the valuation one. Our buyers didn't.
So I rang the EA who says our vendor doesn't know what enquiries we are asking about- she's answered everything. I've told her what they are, she's going to chase them this afternoon, but I reckon it's vendor's solicitor who is crap slow. I'm waiting for our solicitor to get back from lunch to ask if she has received the answers since we last spoke on Wednesday or if I'm being spun a yarn....
Our vendor is still waiting for the local searches on her purchase!!! They are due on Monday, apparently. So that's further evidence that her solicitor is rubbish, as they should have been ordered weeks ago, surely? Let's hope there's no issues with them. Vendor is signing contracts on Tuesday, so all being well, we could still just about exchange next week. However, completion on 7th November seems a bit unlikely now, so perhaps w/b 14th is more realistic, although I'd still prefer to exchange next week and have longer between ex and comp.

We are back on track with our purchase, she's agreed to go to rented while she carries on with the purchase. The only thing stopping the whole chain now is our purchasers mortgage offer. I've rang the EA and they are chasing her mortgage advisor today.
How stroppy shall I get is the question ????

it annoys me when they say they will chase today, I dont even think our sellers are aware how utterly shite their solicitors are!

Ours can only do so much chasing, i am getting annoyed i thought we would be potentially exchanging today.

I'm sitting here debating whether or not to call my estate agent. Do they not realise they will RUIN my weekend if I don't get some news today? That I will be FORCED to drink more sherry?

I can't see us getting exchanged early next week & moved next Thurs now and I really don't want to exchange & complete on the same day!

North I would ring them, even if just to give you some peace over the weekend - I'm the sane, I like to know what's going on and hate the silences.
Our solicitor has copied me into a few emails to our vendors solicitor and it seems she is putting the squeeze on them now, still suggesting we may exchange next week , and still suggesting completion on the 7th. Which could mean a very quick turnaround from exchange to moving so I really should start packing at least some of the stuff I never use!!
