Hi, I know there's a sellers' thread, and a buyers' thread, but I am knee deep in trying to do both at the same time and starting to feel like my head might explode and not sure which thread to visit to beg for someone to send Wine Anyone else?!

We agreed a sale price of 145k. The house has been valued at 130k. The houses that have sold with driveways have sold for 155k and 157k. So 10k more than agreed price or 25k more than valuation.

Sweetpea- I found with viewings it always went much quieter in the school holidays and picked up as soon as the children went back.

We are still waiting to exchange after it didn't happen last week. So frustrating. Move was already postponed from this week to next week, now looks like it will be postponed again. Arggghhhh!

The guy is slightly worried about the private sale aspect in that it gives them no fall back if we pull out, which is fair enough. But you can't really take the contingency out if house buying. DH pointed out that our buyers are pretty much ready to exchange and keen to get going, so if we didn't buy his house we'd have to rent (minimum 6 months there) and we really don't want to do that. So we really aren't likely to pull out. Tbh, we wouldn't have offered if we weren't completely willing to buy the house and at this price.

We're going to make a mortgage appointment ASAP and get that moving. We don't want anything more than a valuation survey because it's a very recent build and our experience of surveys is full of shit. There's a bit of what is obviously settlement (they've clearly not decorated since they bought it new - everything is still developer white) but there's nothing we need a surveyor to look at. We know pretty much exactly what will come up on the searches, and none of it is a problem. The mortgage will be absolutely fine affordability wise and I can't imagine the valuation being an issue. We have lots of equity so we aren't stuck if it comes in at bit low (looking at sold prices and current asking prices, I don't think it will).

So, fingers crossed... The guy said he will instruct a solicitor tomorrow and get them to contact our solicitors. They are hoping to complete within 6-12 weeks, which seems feasible given that our sale has been ticking along nicely and it's really just about the mortgage now. We should be able to sort that within the timeframe. of course, with the English property system you can never be certain

Golden that would make sense and I hope so. Wonder if we should have waited a week before putting it on the market?

Those at the start of the process, don't panic! Holidays always get in the way of viewings, it will pick up again by the end of next week.

I've been on the Market for over a year, more than 30 viewings, 2 sales fallen through, but guess what ........ It's moving day!!!!! Can you tell I'm excited??
Kids slept at GPs house last night so no idea why I've been up since 5.30am! DH has buggered off to the gym and to open our shop so I'm pottering around the boxes until he gets back. Feels very odd!

Nice to see some good news!

On the one hand, I'm sorry we rushed to put on market, to get a non-existent Easter rush, and agreed to advertise at the top price suggested by the over-optimistic agent. At least they are on the ball, much more than other times we have done this, must be more lean and mean after the 2008 crash.

On the other, there's no way of predicting the future is there, even for a few days ahead, and now our price is about right I think to at least get some offers, maybe when school hols are over - another VERY long week ahead for us. One said they would offer this price but their chain had just fallen through, so maybe they will come back.

Meanwhile the house we offered on is still ours unless someone comes along with a better offer, two so far have been rejected.

tickle, congratulations. Enjoy your new home. We had two viewings on our house yesterday and one was a cash buyer and that was within 24hours of it being on the market so we will see if there is any feedback today.

Au 79- I wouldn't worry about putting it on the market in the holidays as people will still be searching on the internet. They could be looking at your house details whilst still on holiday but just not able to view.

Will today be the day we finally exchange?! This has been so hard just to get to this point. We are on the middle of 3 properties. with the people buying ours staying with family and the house we are buying empty. I can't imagine what it would be like with a big chain.

Au: I agree that the timing isn't necessarily so important. People will book viewings when they're back.

Something came on the market here last week and we were going to look at it next week after we'd seen this leafleted house (even though it is absolutely not what we want because you can't get any kind of table in the kitchen). I'm sure several other people have it on their to view list for next week though (and they probably don't care about the small kitchen like I do).

So the house we have been looking at for over a month accepted another offer. I'm a bit sad but I refused to go any higher, it just wasn't worth it.

So on the look out again as our flat is going through the motions of selling. Worried we will struggle to find something

We have had two offers on our house of the asking price - one from someone who hasn't sold hers so can't proceed and one from a cash buyer who is in rented. We have asked for proof of funds for the cash buyer and if she is good to go, then we will accept.

The vendor of property we like will only takes hers off the market once we have a confirmed offer which is fair enough. If this all goes to plan, how long roughly will it take to go through if there is a cash buyer at the bottom, then us for our property? I was thinking it would be good if the DC could finish school for the academic year where we are which isn't that much over 12 weeks so seems feasible but DH thinks we will be in much quicker than that.

Well, she was a little cagey about that so we need to clarify that as I am not prepared to go into rented accommodation. She initially said she would put her stuff in storage and move in with friends as she is relocating but when DH spoke to her she said once our offer is confirmed then she will go and start looking in new location!

Jeremy - any viewings yet? We have one. I'm a bit gutted, I genuinely thought we'd have an initial run of viewings once it went on the market. Hoping that what everyone said is true though and once the schools are back things will pick up again. I can understand why you were panicking about price too. We went with the highest one the estate agent suggested in the thought that we would accept a lower offer but now worrying people will just be put off by the price

Had one yesterday pass, we are not living in the house as renting in another part of the country so I feel really disconnected with what's going on.
Feedback was that the garden is too small.

The agent said that historically the Easter holidays are always slow and expects it to get busier next week.

I too thought that there would be a flurry of viewings, are the people with lots of activity in London?
My house is in Oxford, not in a popular area though.
